Kin Wander Tan Phong — Hotel in Ho Chi Minh City

My partner and I chose Kin Wander Tan Phong, located at 23 lô 3 Đ. 75, Tân Phong, Quận 7, Thành phố Hồ Chí Minh, for our anniversary getaway, and it was an absolutely delightful experience. This hotel not only met but exceeded our expectations, making our special occasion truly memorable.

Nice Stay but Not for Families

We recently stayed at Hotel Kin, and while it has a lot of charm, it wasn’t the best fit for us as a family with a toddler.

First, the positives: The hosts were incredibly accommodating, and the overall aesthetic of the hotel is very chic—perfect for couples or anyone looking for a stylish, Instagram-worthy stay. The balconies are immaculate and add to the hotel’s trendy vibe.

However, cleanliness was a bit of an issue. The floors, including the balconies, were quite dusty, and the overall floor cleanliness left a lot to be desired. Since our toddler is always on the floor, I personally had to wet mop the room myself to make it feel clean.

The bathrooms are another challenge. They are small and have a funky layout, making movement difficult—especially for those with wider hips. There’s also a distinct lack of child-friendly design, with sharp corners around the bed, bar-height tables and chairs, and worst of all, exposed concrete edges with loose decorative rocks placed around the bathtub.

Originally, we were booked in Room 205, which had a bathtub bizarrely placed in the main bedroom area, right in front of a window—completely separate from the actual bathroom. The loose rocks surrounding it made it an obvious safety hazard for our child, so we requested a room change. The hosts kindly moved us to Room 207, which had a more practical bathroom setup, but this room lacked any dining table or seating for us to eat together as a family.

Overall, while Hotel Kin has a lot of style and is a great option for couples looking for a romantic getaway, it’s simply not suitable for families—especially with small children. Four days here felt too long for us due to the various inconveniences. We wouldn’t stay again with a toddler, but I would still recommend it to couples looking for a chic, aesthetically...

Pros : The room we booked was well prepared and in a clean manner.

The location was peaceful from the busy street. Not much traffic sounds late at night.

Location for local food and street food is within walking distance in district 7. Staff knows how to communicate in english , eventhough there are few hiccups in communication.

Customer service were top notch , they would ask first before we would even request for refills of snacks and beverages.

Bed sheets and pillow were clean and smells good. They have their own laundry where customers can do their own laundry.

Lobby interior looks really good and well design. Guest can have a photoshoot at the staircase.

Honestly, the amount you paid doesnt match with the service and the room. Room was excellent which and it only cost that much .

Cons : Location may be far from major districts like district 1.

The place do not have elevator, if you have heavy luggages, it may be a struggle but the staff are more than happy to provide a helping hand without even being asked.

The place may not have ironing board, so improvise by using your bed.

Maybe fix the curtains hook as one was unhooked at it looks abit disturbing. But not a big deal.

Hot shower becomes warmer instead of hot as we took turns.

Verdict : The stay was very pleasant and would honestly come here again and again. 10/10 recommend people to try come here if you have a big family for your holiday...
