Fallsway Villas — Hotel in Lusaka Province

We stayed in the 3 bedroom villa after recommendation from family but unfortunately we were placed in one that had a broken oven door, curtain rails in the kids bedroom falling off, kitchen sink was leaking and the water must have been seating for more than a few days due to the foul smell, one of the bathroom basins was also leaking, light bulbs not working in some fittings. Called management and in fairness to them they offered to move us but it was later in the evening and the kids were failing asleep but the did send somebody and they were very polite and helpful. ||In the morning was expecting somebody from the management to come over due to the issued we had raised the previous evening but no one came but we had people carrying out the repairs. So decided to go and see the management team but only managed to find the owner of the place and I explained my situation. I was basically told I was trying to avoid paying for the accommodation as he believed everything was well and good and was lying. I actually offered him to come to the villa for him to check and was told this is a small problem and he demanded that I pay the balance there I then to which I said he must be joking. He started threatening for fire his staff at point decided was not getting anywhere with him. I told my wife about the situation so we both went back to the office and at this point he realised that we were on holiday in Zambia from another country and he changed his tune.||When we got back to the villa in the evening after our days outing we found a note on the dinning table waiting for us saying we didn't have to pay late checkout and we could leave at any time we wish.||His attitude is extremely horrible and I know he response were based on me being Zambian and his changed when my wife got involved. The photos are misleading. Only one of the villas is that nice, new white villa. The majority of them are older, dark, and have old, unpleasant furniture. ||||The management of Fallsway Villas is totally corrupt and incompetent. We reserved a villa online, using Hotels.com, for what seemed like a fair and good rate. All was fine with our reservation and two weeks before our trip, I emailed the property to confirm transport from the airport (which it said on Hotels.com was included) and the reservation. It took three emails to the property for the manager to respond and when he did he claimed he never received the reservation from Hotels.com. I contacted Hotels.com who then contacted him and he only then confirmed the reservation. But he said he wouldn't accept the reservation because he wanted a higher rate. He wouldn't budge and Hotels.com did little to resolve the situation other than offer to try to find us another accommodation. The manager was horrid and claimed that Hotels.com had made a mistake in the rate they posted on their website. But Hotels.com confirmed to us that the rate they posted is the rate in their contract with Fallsway Villas. It sounded like the Manager was just trying to get a higher rate on the villa. Fallsway Villa is amazing. I was really dreading going to Zambia because of concerns with accommodation. I am very particular and my expectations are very high. I am happy to pay good money but I expect the best. We stayed in Villa 23 and it was immaculate, modern furniture with a shared swimming room. Fallsway villa is in the centre of town not too far from the airport. We then moved to Villa 1 and it was given more grander than villa 23. We had the swimming pool to ourselves. I was happy to conduct business meetings in the formal lounge while my husband and son stayed in the second lounge watching tv. We had a lovely maid who came in every day to clean and do the ironing. Sitali the site manager was very friendly and helpful, always on hand with a smile. Suhail one of the directors was brilliant. He was very generous with the discounts he gave us and I rang him out of hours and he responded very quickly. I wish they were selling the villas, the build quality was just incredible. One of my guest made the comment 'You are lucky to find this in Zambia.' If you are looking for top class accommodation with great customer service, then you cannot go wrong with Fallsway villa. I was shocked to read the negative reviews. We are considering moving to Zambia only if we can find the same quality accommodation as Fallsway Villas.
