I usually think judging a place by its reviews doesn’t tell you the full story. Only people who are dissatisfied will leave a review, so most places will have a lot of low reviews, and no reviews from people satisfied with their experience. I always planned to leave a review after I moved out, to give a good picture.
I lived here for almost 3 years. If you asked me my thoughts when I started living here, I would’ve given 4 stars. Nice grounds, my studio, though dated, was clean and nice. Occasional bugs, but no issues with pests. Staff were friendly and helpful, helped me out with a last-minute apartment swap.
Over time, though, the experience deteriorated despite their claims of improvement.
Pros:
Convenient location near interstates. Nice grounds with amenities. Prompt and proficient maintenance. My studio apartment had a nice layout. Friendly office staff. Affordable covered parking ($20) with efficient enforcement.
Cons:
Surroundings are desolate and noisy, bordered by a cemetery and freeway. Dirt patch between the parking lot and the walkways, when it rains this is mud. Unattractive buildings, stucco has a faux-distressed look, apartments are dated, they could use updated cabinets, appliances, and windows. The laundry facilities were bad, the machines barely worked, it was dirty and moldy. They’ve recently redone it, so this problem may be fixed. Often gunshots in this area, and frequent police presence on property. Humid apartment with poor ventilation. Unpredictable water shutdowns. In summer, cockroaches swarm the outdoor areas. Inconsistent gate functionality. Areas near the front office and clubhouse look much better than areas farther away. Portal and utility billing was changed, now less intuitive, requires you to have a third-party account, the utilities are twice the price. Apartments aren’t a great value, there are way nicer apartments for similar prices. (Try local property companies instead of multinationals like Greystar, find a better value).
Personal experiences:
Apartment above had a water leak, which came down through the ceiling in the bathroom and made the ceiling moldy.
Vinyl flooring had tears in it on move-in, had to clean thoroughly before move-in. The bathtub and sinks had holes and were rusting.
Scummy parking enforcement company, booting/tagging the car at 11:45 PM one day, and then trying to tow it the next morning and saying that’s “a day’s notice.” Really?
Office staff usually friendly, but there is one (woman with short, buzzed hair and glasses) who switches on a dime between being helpful, to condescending, unhelpful, and rude.
Background for the previous two points, some places don’t require registration stickers, they were trying to tow the car for expired registration. Tried to explain this to them, which they wouldn’t accept. Finally worked it out with the office, but then she insists the car has to be registered in-state, which is not required for out-of-state students. She wouldn’t even accept the state statute, saying, “I’m not reading that,” and made us go to the MVD (the guy behind the desk suggested we get legal counsel). After speaking to the MVD and school advisors, got it worked out with the property manager. Total waste of time and stressful experience.
My apartment rarely had pests, more recently, had cockroaches sometimes. Was also a black widow in the breezeway outside my door at one point, was concerning. But other residents I knew had extreme problems, and would wake up at night with cockroaches crawling on them.
I understand many of these problems aren’t something in their control, I won’t fault the property management for crime, the location..., but they could update and maintain their facilities better for the price.
I can't recommend you live here. If you have to, you can make it work. Try choosing closer to the front office, far from the freeway, and get reserved parking.

Read moreWell, let's not make this completely negative. I'll start with some good things about these apartments. The price isn't bad, you could definitely find cheaper apartments in Abq, but the price here isn't terrible. The location is pretty decent, pretty much everything you need is no more than ten minutes away. Unfortunately, that's about the only good things I have to say about these apartments, so let's move on to the negative things.
When first moving in I was optimistic, I knew beforehand the apartments were a little older and the quality may not be the best, but I really wasn't prepared for just how disappointing it would be. The first thing I really noticed was the ceiling. When my boyfriend and I first moved in there was what just appeared to be a long strip of the ceiling peeling off. It didn't look like it was anything more than an aesthetic issue so we didn't pay it much mind. Then the winter came and the ceiling started to leak excessively and the roof started crumbling and falling all over the apartment. We now have an even larger crack in our ceiling with a huge mold spot and it simply looks disgusting. Now, I know what the management who replies to these reviews will say, "We recently got new management and the roofs were recently replaced!" That's great, but it was too late for not only my apartment but for a lot of other people's apartments from what I can tell. Will they repair the roofs in the apartments in a timely manner? Probably not.
On to my next complaint, the water. Today there is no water, two days ago there was no hot water. This happens often, I don't know what the deal is but it is extremely annoying.
Next, the type of people who live here tend to be rude and noisy. All of my surrounding neighbors are making excessive noise at what feels like all hours. The walls are paper thin, I can hear pretty much anything someone is doing and it's pretty uncomfortable. More than how annoying and distracting it is, it feels like I'm invading their privacy. Within the first week I was here I went outside at nighttime to go catch a bulbasaur (Pokémon Go, so 2016, I know) and I had a very uncomfortable and unsettling encounter with one of the residents. Long story short, he followed me around in the shadows and when I was frightened and tried to return to my apartment he blocked my path. I have never, in my whole stay here, felt safe. A couple of months ago I left my laundry in the dryers for a few hours while I ran some errands. When I returned to grab my clothes all of them were gone. I lost nearly all of my clothes, work uniforms, casual clothes, pajamas, undergarments, everything was gone. I'm a college student, I don't have a lot of extra money so this really set me back. After asking management they said there was nothing they could do about it. I kind of figured, but they were more rude about it then they had to be. Aside from these couple of examples there have been multiple instances where people have been extremely violent and rude, my car has been hit multiple times in the parking lot, and we have even had to call the police for domestic disputes between neighboring residents. The people here are just... Unpleasant, even the staff.
Something a lot of people complain about when reviewing these apartments is the cockroaches and the mold. They claim to have people that come in and spray every now and again but I really don't think they spray, I think they just leave a note. Regardless, there are dozens of cockroaches that I kill daily. As for the mold, our bathroom ceiling is covered with it. I clean it with chemicals every weekend but it always returns.
Anyways, this review is about to hit character limit, but believe me, this isn't a place you want to pay to live in. Before living here please consider what I, and other people, have said. Read moreThere’s so much to say about this place, a little background, my boyfriend and i have lived here for 2 years. we live in the 2 bedroom unit. i didn’t want to leave a completely negative review but after typing this out i realize that i have more complaints than praise and i don’t believe i should hold my tongue when it comes to your living space and well being to some extent For further pictures and explanation, look at Mone’t Brinkman’s, Aztlan Sanchez’s, Amilcar Ruiz’s, and many other 1 star reviews with pictures. all of the things that were said are still issues that you should be warned about. I’ll start with the pros; -maintenance is incredible, we had issues with our water pipes at 1am and they came and fixed it and were extremely kind and helpful -the front desk staff are kind -the pool is clean and they finally replaced the equipment in the fitness center, making the amenities actually worthwhile -you get what you pay for. for a 2bd 1ba that’s less than $1000 honestly, idk what i was expecting. CONS!!! -they will send an email once a week about the dog poop that is LEGIT EVERYWHERE with empty “threats” just them citing laws and regulations about it then copy pasting it and mass emailing everyone for the millionth time -laundry facilities are horrifying. Mold in every single machine, the working ones that is. the card machine that you have to use in order to even use the machines is broken 9/10 times, not to mention the machines that do work, are moldy, can also just take your money and not actually run your laundry, it’s a genuine waste of time it would be more worthwhile and cost effective to buy new clothes everyday. -since i mentioned it in the last bullet point i’ll say it again. THERES MOLD EVERYWHERE!! i cannot tell you how many hours and products i have wasted to try to get rid of the BLACK MOLD in my shower, window frames, baseboards etc.They just paint over the mold AS WELL AS the rust on our ceiling! i’m genuinely embarrassed to have people over because i don’t want people to think i want to live in this filth. it’s so gross. -when we moved in there were a multitude of different things we noticed: our cabinets are falling off the wall, they left trash in the cabinets, the blinds fell off and broke when i tried to move them aside the first night we stayed here, there’s holes in the ceiling, they pained over a roach, q tips, and hair. the floorboards in the bathroom are poorly caulked and if they did caulk it, it was over 10 years ago and since then have just pained over it. i suggest saving for a proper cleaner that you hire yourself before moving all of your belongings into a filthy apartment such as these. -they JUST switched to a different residence portal and it is the most aggravating experience ever. you used to be able to sign in online, make your payment, and move on with your day. now you have to create a whole new account for a website and since it was incapable of making a payment online, you download the app and make a WHOLE OTHER ACCOUNT FOR THE APP which has pop ups for a credit card(???) and if you don’t sign up for that credit card it charges you a $10 processing fee which is WILD just to pay your rent online. yes i could do a cashiers check or a money order but it is 2024 and i prefer to online pay like most people. -water gets shut off constantly!! in december, it got shut off 3 seperate times. just inconvenient and frustrating to learn when you come home from work hoping for a hot shower just for water to be shut off yet again and still takes like the whole day...
