I would not recommend living at river oaks if you have anything of value that you care about. My lease is almost up and I will not be returning to River Oaks. What put the icing on the cake was having the window of my car smashed in in broad daylight @ 3:45pm and items stolen while I was in my apartment for 20-30 min. I called the police, then river oaks management to see if they would help me. My thinking was that if activities like this were taking place the residents of the community should be notified, not only to see if someone had any information regarding my incident but to also forewarn the residents so they may take the proper precautions and be on alert to avoid something like that happening to them. What better way to deter crime than to have a community that is well informed and on the look out. I asked them to simply send out an email to residents.. After 3-4 phone calls and numerous messages, I have still yet to receive even a call back. Come to find out after speaking with other residents, theft has occurred on several occasions at this property, with management doing nothing to warn or take precaution to protect their residents. The management at this property seems to get by doing the bare minimum.. They have zero cameras or surveillance, the front entrance gate is 90% of the time open all day or broken, as you read this the exit gate has been broken now for 1 week. They have apparently used the same gate code for decades, which I donât even know because they never provided me with number upon moving in. Iâm sure the rest of the surrounding community has the code at this point should they want to enjoy the common areas we pay for for free. If you receive a package you should call the office and be persistent because they will not call you unless it had been sitting there for a month. The only time you will hear from River Oaks management is if your rent or utility bill is late, which they find the best way to contact you is via paper messages on your door, phone or email is not very efficient or effective these days apparently. Back story, I was set to move into the Atlantic Grand Oaks Austin and the night before my move-in in I went into my unit and found thousands of roaches. The management there tried telling me they would "clean it up" which would have been impossible.
I backed out of my lease and found myself in a terrible situation. Movers scheduled, electricity set up, etc. I went into Alister and met with Tonya. FIRST OF ALL, Tonya is AMAZING.
I arrived as she was walking in the door, and she was extremely accommodating, very friendly, and funny on top of it! I told her my situation, and she not only found me a unit available immediately, but also showed me the exact unit, and worked VERY hard to push everything through for me.
Even to the point where she had the onsite manager get up off his couch on a Saturday afternoon while watching the UT game, just to come in and prepare my lease so I could get my keys and keep my schedule. I think his name was Steve, great guy and very understanding!
These people were the most accommodating apartment team I've ever ran into; they couldn't have been more understanding and willing to help me out of a really bad situation. Not only that but I could tell Tonya actually cared and wasn't just trying to sell me an apartment. She stayed in contact with me, even though she was incredibly busy.
I must have come back to the office 4-5 times throughout the day, and she never once made it seems like I was a burden. She was bright and friendly every time I saw here, and again working VERY hard to help me.
I came into the office at 10am, and by 5pm I had keys to my new apartment, Tonya and her team LITERALLY saved my life. I was about to lose a TON of money on movers and canceling a bed order, and they saved me from all of that.
I'm SO exited to move into Alister knowing the management team are rockstars and won't let me down!

I cannot stress enough how much I regret my experience with Alister Apartments. After living here for four years under the previous management without any significant issues, the new leasing office staff has turned this property into an absolute nightmare. Their lack of professionalism, communication, and basic respect for tenants is astounding.
The most egregious example of their incompetence came when I applied for a new unit. On move-in day, I arrived only to discover that the unit I had signed for had recent burn damageâsomething they conveniently failed to inform me about beforehand. This level of negligence is unacceptable, especially considering the significant time, money, and effort involved in planning a move.
When I brought up this issue, the assistant manager, Stephen, was one of the rudest and most unwelcoming individuals Iâve ever dealt with. He showed zero empathy or willingness to work with me on a solution. Instead, his dismissive attitude made it clear that tenant satisfaction was the least of his priorities. Ultimately, I was forced to cancel my lease because of their complete inability to handle the situation appropriately.
This is a stark contrast to my previous four years here, when the property was managed by a different company and staffed by competent, responsive individuals. The new team is unorganized, unprofessional, and utterly indifferent to tenant concerns.
Save yourself the headache and do not lease at Alister Apartments. There are plenty of other options out there where youâll be treated with respect and wonât have to deal with this level of mismanagement and hostility.
