I wish we would've had the 5 star experience with April Holp that everyone else had, but sadly we got the complete opposite. I can only assume that she only provides good service to her personal clients. If you're a FSBO, you may want to avoid this realtor.
I’ve sold many homes FSBO before and had smooth, professional experiences. Unfortunately, working with April was by far the worst real estate experience I’ve ever had (everytime I saw a text from her, I immediately knew I had to brace myself for a rude comment). Simply put, April is an adult bully who is disrespectful, hostile, deceptive, and manipulative.
From the start, her communication was condescending and unprofessional. During our first conversation, she scolded me over the seller’s disclosures in a way that was not only unprofessional but downright disrespectful. Instead of serving as a trusted advisor, she constantly tried to intimidate, manipulate, and undermine us.
Every opportunity she had, she repeatedly told us our home wasn't worth the price and wouldn’t appraise (for the accepted offer presented by her buyers). She even manipulated numbers with her office to try and create doubt, all while speaking to the appraiser and inquiring about reasons to lower the value. In the end, our home appraised at full value, proving her behavior unnecessary and misleading.
As closing approached, her lack of professionalism only worsened. A day before we were supposed to close, we received no communication. When I called her office, her staff were clueless and sent me to the title company. I later discovered the delay was due to missing information from the tax assessor. The title company claimed they couldn’t reach him so I personally fixed the issue myself within minutes. That should never fall on the seller when a realtor is involved.
We ended up closing at two separate locations, and April never once acknowledged or communicated directly with us. I even had to follow up myself just to learn how the keys would be distributed.
April didn’t reach out until the day before we were set to leave. On that call, she assumed we hadn’t finished moving and lectured us that 'according to the contract, we have to be out of the house.' Like most of her communication, it came across as condescending and based on assumptions
April’s conduct went far beyond simple mistakes it revealed a pattern of manipulation, disrespect, and negligence. It makes me sick to my stomach that we had to pay her a buyers agent fee, especially after being treated so poorly. Lucas and Elissa absolutely went above and beyond to help them get their first home. They were there to guide them through the process every step of the way. After hearing what they did to help my son and daughter- in-law, I knew they were who I wanted to work with. I have bought and sold a few homes in my life and never received this kind of service. They actually care!
The company I work for was opening an office in Grand Rapids and I agreed to move here from Lansing. I wasn't familiar with the area so needless to say, I took Lucas all over the Grand Rapids area looking for needle in a haystack without the luxury of time to find it. I had already sold my home in Lansing and time was of the essence. Elissa was constantly on the hunt. Lucas was patient and NEVER tried to talk me into anything less than what I was comfortable with. I was ready to give up and sign a short term lease. Half way back to Lansing after another disappointment I received a call from Elissa....she found the needle! Lucas set up the showing, making sure I saw it before anyone else, submitted the offer in record time and by the end of the day, I wasn't going to be a renter! They worked so hard to make it happen within the time frame I had to work with .They kept me posted on the progress even while they were on vacation! Whenever there was a minor glitch in the process (which is bound to happen with buying a home), they were on it and it was taken care of. Most importantly, Lucas Howard was still there to offer assistance even after the ink was dry. They are a great resource for just about anything you need from start to finish when buying a home. I guarantee you won't find this kind of service anyplace else. I would highly recommend them to anyone....and have!

Read moreNick Howell and Hannah Raak helped us greatly with our house search. despite the market being ridiculous, they helped us fit into a place that was within our reach. we were all connected via group chat, which they were always prompt to respond to. it was a great way for us to communicate quickly and effectively.
Hannah was our go-to for house showings, while Nick did the behind the scenes work. we were usually able to get into hosues within 24 hours of finding a listing, and Hannah was great about scheduling them all at once which was great since we were driving from Lansing to GR every time we did a showing. The market was wild, which is not their fault, but Nick helped us come up with strategic approaches to make our offers competitive and stand out to sellers. We were told for each of the unsuccessful offers that we were either the second best offer or the best offer, but the seller preferred a lower cash offer to the best traditional offer.
At the end of the day, when we finally did find a house which was perfect, Nick's network of local agents can in handy as he knew the listing agent personally and we were able to get an offer in within an hour of the showing and within 2 days of the listing going live. offer was accepted a couple hours after the open house. We can't blame Lucas Howard for the unreasonably unpredictable Grand Rapids real estate market, but we can blame them for helping us get into a house which fit our needs and was within our price range. would use them again if we ever...
