Update: Building is under new ownership out of Miami, same incompetent property managers. Do. Not. Lease. Here. Sewage has overflowed into the building multiple times, and owner does not care. The water is trapped under the flooring, and seeps up through the cracks as we enter and leave our suite, which means we track sewage water everywhere. It also flowed into multiple suites, under cabinets, under walls, on the carpet. None of it was mitigated properly as a biohazard. This sewer water also leaked into the phone room below it, affecting the operation of the elevators and fire alarms. Some of the vinyl planks were initially pulled up, dried underneath with a mop, and put back down, but this did not cover the entire flooded area, and then sewage overflowed two more times after that. The solution now is an air freshener, and a fan.
New owner spent supposedly a million dollars on unneeded building upgrades, using entirely unrealistic materials for commercial application, and yet the AC still goes out on a weekly basis.

I have worked with a lot of commercial property managers in my career, and I have never worked with anyone who cares less about their property or their tenants than Realty Capital does. The property managers for the old owners of Interlachen were amazing and attentive. When Realty Capital purchased the building, I'm not sure if they realized the work that it takes to keep this building running, and keep the tenants happy. Each week is a new issue that pops up. In addition to not having AC all summer, elevators constantly down, and bathroom maintenance issues, not once did the CEO of Realty Capital ever respond to any of our requests for information as to what was going on, or requests for meetings. In our suite there are multiple leaks, which we have put tickets in for, and the maintenance contractor either doesn't know how to fix it, or doesn't care to take the time to fix it. One of the leaks from the ceiling drips directly onto the desk of one of our team mates. When maintenance came the first time, he just kept saying "No leak." Even though we showed him the puddle of water where it was dripping. I'm pretty sure he never came back when we put a second ticket in. If they ever do happen to fix any of the leaks, they never replace the ceiling tiles to make it look nicer. Most of the thermostats in the building are original 1980's pneumatic thermostats which do not stay calibrated. At this point with our AC, it's an on/off situation instead of trying to reach a certain temperature. If you want to cool down, turn the dial all the way to the lowest temp. If you want it warmer, turn the dial all the way to the hottest degree. It was NOT always like this in the many years we've been here. It's just really unfortunate that the building maintenance and tenant relations is not there. Before Realty Capital we had two property managers we could reach out to at any time, it was encouraged. There was also a dedicated maintenance person in the building most of the time. With Realty Capital purchasing the building, we have one overworked property manager who doesn't want emails, and would prefer to not have to talk to you. A "maintenance person" (use the term loosely) who doesn't seem to know how to fix anything, and communicating with him in person is nearly impossible. Oh, and the absentee CEO. Read moreThe Interlachen Corporate Center, despite its constant un-planned power outages, the damage to vehicles from fallen tree limbs, and even the men's restroom that consistently floods from the 3rd floor down to the 1st; will still manage to leave you breathless at just how much more you seem to care about it than the owner that took over a few years back.
With the air conditioning never working consistently for more than 1-2 days at a time, it's become a lot easier to travel lighter into the building. Not only do I not need to carry my jacket around anymore, but I can also enjoy the FULL Florida experience, where the outside temp and inside temp ARE THE SAME. You'll never need to question whether you'll sweat walking to your car for lunch, you'll already have done that from completing your stair-stepper exercises in the unlit stairwells since the elevators and AC are on the same working cycle.
Needless to say, plan your meetings early and take your clients out to lunch if you expect them to be comfortable enough to conduct business. Be mindful of the state of this building and the direction it's headed prior to subjecting both your business and your staff...

We have spent portions of the summer without air conditioning in our suite and the common areas, bathroom, etc. once again it is 82 degrees in my office and almost 80 in the rest of our suite. The owner has not responded to repeated requests to meet about the ongoing issues with the building and the property manager is less than forthcoming with information. We will not be renewing.
