Tenancy Review and Property Assessment: Ariza Apartments (Tenancy Period: January 2023 – September 2025) Our 33-month tenancy at Ariza, which was marketed as a luxury community, was consistently undermined by systemic failures in maintenance, security, management, and health protocols. The experience did not meet the promised premium standard. Initial Unit Condition and Maintenance Failures: Upon move-in, the unit had immediate issues, including cobwebs on fixtures and non-functional appliances (microwave, disposal with loose metal debris, washing machine lacking hot water capability). Furthermore, the bathroom door interfered with the toilet seat placement, indicating a spatial planning error. Poor Structural Integrity and Noise Transference: The apartment’s structural quality was highly deficient, resulting in significant sound transference between adjacent units. Normal residential activities, including a neighbor’s television and conversations, were easily audible inside our residence. This constant noise intrusion severely compromised our privacy and quality of life, contradicting any "luxury" designation. Community Security and Parking Deficiencies: Property security was critically compromised. The controlled access gates remained non-operational and open day and night for the majority of the tenancy. This failure directly contributed to a compromised environment, resulting in two successful vehicle break-ins and one attempted break-in. Additionally, the parking lots are exceptionally narrow (leading to vehicular dings/scrapes) and availability was insufficient, frequently requiring us to park multiple buildings away. Maintenance and Office Management: Property upkeep was unsatisfactory, notably due to dog owners failing to clean up after pets. Office communication was poor; reaching the leasing office by telephone was challenging, often requiring an in-person visit for urgent matters. Staff interactions were frequently characterized by interruptions and a defensive tone focused on providing excuses rather than offering solutions. Management demonstrated a propensity to charge residents for maintenance issues beyond standard wear and tear. Resident Conduct and Selective Rule Enforcement: A significant detriment was repeated exposure to disruptive, rude, and verbally threatening neighbors. Management’s response to these serious complaints was consistently inadequate, minimizing the incidents and failing to enforce the lease provisions designed to ensure peaceful living. This created a hostile environment. Rules were only actively enforced when pertaining to the property's aesthetic appearance (e.g., clubhouse or cosmetic compliance), demonstrating a selective application of policies that prioritized aesthetics over resident safety and quality of life. Critical Health and Safety Concern: Mold Intrusion: The most severe issue was the widespread evidence of mold growth and compromised indoor air quality. A noticeable wet, musty odor was constant whenever the AC system was active. Investigation revealed visible mold spores on vent coverings, moisture damage, and substantial growth within the air ducts, contaminating personal belongings (shoes). Management offered duct cleaning but failed to provide critical clarification on cost assignment or necessary safety protocols (to prevent spore release during cleaning). This lack of safety assurance left a serious health hazard unresolved. Conclusion: Given the consistency of these documented failures across multiple key areas—including security, structural quality, resident relations, and the unresolved mold issue—we assert that these challenges are systemic and indicative of broader community-wide issues. Read moreUpdate after 9 months: We loved our 1st floor unit, but due to some noise that spooked our senior dog, we decided to look into transferring to a 3rd floor unit as we discovered this would better suit our needs. During this process we encountered and spoke with just about everyone in the leasing office and on the maintenance team. Meranda made the process so incredibly easy and straightforward. On move in day I had a concern about something in the new unit and Alyssa let me know she would send maintenance over to assess, Ronnie was there moments later and helped reassure me. We’re all settled in, and so pleased with the communication and how quickly things were put into motion. From Meranda, Alyssa, Brianna, Madison in the office, Ronnie and Jorge in maintenance we can’t thank you enough for always getting back to us quickly when we have questions and for always being so pleasantly kind.
We toured a unit and applied the same day. The entire process was smooth and Meranda was very kind, patient, and responsive to our hundreds of questions as first-time renters. So far we are incredibly pleased with our apartment and the complex itself. The bedrooms are spacious and there are many amenities we see being used like the outdoor grills, playground, and dog park. Maintenance requests are resolved timely and the grounds are clean and quiet. Our pups are also enjoying it here. Read moreI want to start by saying that I stayed here for 2 years, one year with a roommate in a perfectly fine apartment. But the second year I lived alone in a 1 bedroom 3rd floor apartment, although the staff are generally wonderful and the apartments seem nice at first glance. There was mold on the vents in the bathroom when I first moved in which is because of the poor ventilation due to the bathroom design and fan not being sufficient. One of the drawers in my bathroom had extensive damage which made it unusable because of the hole it had. I reported the drawer when I first moved in and they said they would replace it but never did for the whole year I lived there. PSA: If you live here invest in a dehumidifier because me and my friend who both lived here for over a year ended up with mold on many of our belongings, my friend contacted staff about this for assistance with and received nothing but bandaids on a persistent issue that the staff refused to resolve or financially aid for hiring a professional to help with mold removal. I also had an extremely persistent pigeon problem, with a pigeon couple using my balcony as a nest the whole year I lived alone, I would suggest putting a chicken wire fence up because despite my best efforts curtains, sharp smells, and loud sounds did nothing to deter them. Outside of these problems it is a safe community but these are issues I believe you should be aware of before moving here. I would expect more for the price you have to pay for...
