The apartment complex is brand new and just opened. The rooms are stylish and offer a great atmosphere. Amenities: Parking is available on the floor you live in. Special is the rooftop pool and the gym that has an indoor and outdoor area. Although the approval for my move-in came very late, there were no problems with the move-in. The team Melanie, Michelle and Darius is always open to solve any problems directly and focus on solutions. I had the most contact with Melanie in advance to make the move-in possible. Thank you all very much for your great help. I feel right at home and am happy to live in Esperanza. Definitely recommendable.

Esperanza was the first apartment community we looked at (on my very long list) and found an apartment that was perfect for us the first day. We moved in within a week & the whole process went smoothly. From the application process to picking up the keys (fobs) the leasing team was so pleasant to work with. We spend a lot of time at City of Hope and we are so happy to be living so close now. No more being stuck on the freeway. The complex is just beautiful - especially the rooftop pool area. So glad we made the decision to move here.

Letty and Dennis are great! Always very approachable. No place is perfect if you live in an apartment complex, there are always residents who do funny things but management is always on it! The bbq pit and the pool are cleaned daily. There were issues with pet odor on the turf around our apartment but we complained about to Dennis and the probleme disappeared. There are a lot of apartment events with food and every Thursday there are food trucks. The place gives us a sense of community while enjoying the more peaceful area of Duarte.

Moved out of this place in March of 2024. Had to move to a new state for a job my lease ended in April but needed to be out in March. I spoke with the manger we were all on the same page, I was leaving early and I still owed for April. I was ready to pay on the 1st of April and I am not able to log into the resident portal. I tried for days to get in contact with the leasing office ,never getting a call back no emails either. After calling endlessly they finally answer and the manger who I had a face to face conversation about me moving out goes "oh we took you out of the portal when you handed in your keys" How would I be able to pay for my rent then?? He said "let me get back to you we'll go through your security deposit and see what you owe in total." I hear nothing back for over a month emails me a new amount and its all wrong. Being charged for extra days in the month of march because he said I didn't pay for all of march because I moved out early even tho there is no way possible to change the amount of days you want to pay for in the portal. He said let me get back to you. Never heard from him again. There was no Move out Statement with deductions mailed with 21 days of move out or anything. Fast forward to Aug 2025 Esperanza sent the money owed to collections. There was no notification to me of them doing so. Under the Fair Debt Collection Practices Act (FDCPA), debt collectors are required to send you a written "validation notice" within five days of their first communication with you. So now I am in the process of disputing everything. DO NOT move here they enjoy wasting your...

Lived at Esperanza for 1 year. Here are the goods and the bads.

Pros: Amenities -Beautiful rooftop pool and Casita. -Great rooftop gym. (When it’s not overcrowded) -Nice fire pits around the facility. -Great maintenance staff

Cons: MANAGEMENT -Downright awful, especially Michelle -Closeout Procedures are messy and unorganized. When things go wrong, it’s your fault. -Will lie and throw you under the bus if they are in a bind.

Overall, I was happy living here but the deceptive management team left a real sour taste. For future tenants…. Beware.

EDIT- Readers, if you are still not convinced that the Esperanza management team is dreadful, Please take a look at their response below.

They are the epitome of Corporate America and will do everything they can to push blame onto you. Hence their unhelpful, passive aggressive response.

For those wanting to know, Esperanza wrongfully took $3,000 dollars from me right before my lease was expiring. They forgot I was moving out and took a full months rent from me anyway. Did they take blame and accept that they were in the wrong? ABSOLUTELY NOT. I emailed them countless times with many emails going unanswered. Ultimately, it took about 3 weeks to get my money back.

NOTE TO ESPERANZA (Because I know you read these)

Please stop bullying your tenants and please accept responsibility when you are in the wrong… it will go a long way. Gaslighting your tenants is not a great way to go...

At the begging I was happy of having a new home, now I regret having choose this property. There are always things that are not working as they need to be working; example, the trash room (in some moment, we, the tenants accumulated a lot of trash in this area, it was just awful). Sometimes the main exit gate doesn’t open and you get frustated because you are running late. At one time I needed to be pressing the elevator like crazy because it wasn’t responding and I was on the rooftop. Also I feel like been spyed instead of taking care of our safety. Another not to good story is that One time I had a little dinner birthday party and I tried to use the music tablet that was installed in the area, it wasn’t my fault that it didn’t work as it suppose to do it, I was changing the music in the whole building (how I was supposed to know that???) then the manager came to me prohibiting me to change the music. I got very angry because I pay a rent and again, it is not my fault that is not working good (I think that in three months of having opened the building you should have notice this and corrected). The apartment appliances are good, I like them, but the space on the living room are not so big comparing this apartment whit another ones in the same category. And the really good thing on this appartments is the roof top. I honestly would like to move...
