I've previously owned two houses in NJ for over 25 years, but was in an apartment for the past 4 years and needed was looking for house. It was June 2023, and I found a house that I liked and wanted to look at it (I wasn't the only one, apparently the house had 14 offers already). I didn't realize how incredibly hot (houses were selling for 7% to 10% above the asking price or higher) the central New Jersey housing market was and if I needed to make an offer on something I liked, I needed to be "pre-approved" for the price of the home I wanted. My realtor informed me of this, so I needed to move quickly and get the process started. My realtor recommended Al Esposito, so I reached out to him via text and Al immediately responded with a quick hello and what would be required.
Al stepped me through the process, the financial documentation required, and 1 day after I had my information uploaded to the secure Guaranteed Rate Affinity website, Al had my pre-approval completed. Unfortunately I didn't get that house, but Al kept in touch (in a good way), felt like maybe once every 2 months, could have been longer, very pleasant, no harassment.
I finally found a house in November 2023. Al and his team were very professional, provided me with a competitive loan, explained how there was an initial loan rate, but he would also locked the loan a few days before the closing to get an even better rate (if was higher he would have the previous lower rate), and always explained to me what the next steps were in the process, what I needed to do and made the closing in Jan 2024 happen without any issues.
