As someone who lived here for 5 years I would advise that you look elsewhere. The property management here is abysmal. They do not respond to complaints or emails. They are also renting out studios as 1 bedrooms that I have been in contact with Greenfield DPW about. The smallest 1 bedrooms do not have a door or secondary exit in case of fire.
When I moved out, my entire place was cleaned by a professional cleaner. Forte called me and asked me where to send my security deposit. But they lied, they instead sent me a bill. They charged me a double clean and for a partial carpet replacement. The carpet was not stained and to be honest, after 5 years should be replaced anyway at the price they charge for these places. I immediately emailed them asking for proof of this double clean because I had videos and photos of it spotless upon my exit. They did not respond. Multiple calls to their leasing office went unanswered. The invoice they sent me for the cleaning company was called "WECS". It was an unprofessional and shady invoice. When I tried to contact the person on the invoice they answered and hung up on me when I mentioned the invoice. They would not pick up again. I could find ZERO about a "WECS" company existing on the internet. Not a single piece of information. Very very shady! Again, my unit was professionally cleaned. I cannot speak for all of Fred Inc. but the staff at Forte at 84 do NOT care about you and are lazy and unmotivated. I really hate to leave this review because my neighbors were friendly and I did live there so long.
They also are insanely strict on their policies. For instance, they will not allow you to put basically anything on your patio or have a shelf at the back of your parking spot. They are always sending emails demanding people remove ANYTHING from their stalls that isn't a bicycle or car. It's ridiculous.
The dog park is laughable. Literally it is a tiny little area with like 2 things for a dog to play around. Also beware if your dog barks you can expect an email asking you to make sure your dog doesn't bark loud in the dog park.
The saltwater pool is so incredibly small for the size of the apartment that it's usually packed. It also cannot be used for the majority of the year due to it being outside.
The elevators in this place take FOREVER to reach you. I actually ended up using the stairs because it was so awful. So if you have mobility issues please be prepared to wait 2-5 minutes for this elevator. There is only ONE in each building.
I had an ant infestation behind my walls in my apartment. Forte simply recaulked my backsplash and did NOTHING to solve the problem of there being ANTS IN THE WALLS.
This place starts at almost $1300 for a tiny apartment. Do yourself a favor and find another comparable apartment that doesn't have these issues. I lived there for a long time and my favorite memory of the place...

My initial move-in issues were quickly resolved by the management team, but now I'm facing new challenges. I've had to put in numerous maintenance requests for things that keep breaking in my apartment. The communication around these requests has also declined - it's been over a week since I've heard any updates on a leaking refrigerator.
Community events have stopped, and the building's upkeep has deteriorated. The smell of marijuana in the hallways is so strong I often have to take the stairs instead of the elevator, and the odor is now getting into my apartment. (The leasing manager did say they are trying to address this.) The entrance to the garage has been a mess with spilled garbage and broken glass.
Package delivery is also a huge problem. You can't have packages delivered to your own building; they all go to the leasing office building. The mailroom there is a complete mess, and it's almost impossible to find your package. I've had to stop ordering things online because of it.
Noise has also become a major issue. The windows are poorly insulated and do nothing to block street noise. I can hear doors slamming at all hours of the night, and even when I can't hear my neighbors' music in the main living areas, it sounds like a rave coming through the vents into my bathrooms.
While the apartment itself is beautiful, the current issues with maintenance, noise, and overall building management are making it difficult to fully enjoy my living experience.
I recently moved into Forte 84 South, and I'm thrilled with my new home. While my move-in initially encountered some challenges due to unforeseen maintenance staffing issues, the leasing office truly went above and beyond to resolve everything.
They were incredibly apologetic and worked tirelessly to ensure all necessary tasks were completed, even accommodating my schedule. Their dedication was evident when they brought in out-of-state help to address maintenance needs while actively working to hire new local staff.

Read moreTo begin this review, I would like to point out that the management improved dramatically from when we first moved in. However, for the amount of money we paid in rent to this place, my wife and I left with an overall sense of dissatisfaction with our 1+ year experience here. I won’t provide an exhaustive list of our issues, but here are a few… 1) We had several instances where construction/maintenance just walked into our apartment without even knocking. Not ok! 2) One of the reasons we picked this complex was the package locker. I would say that less than 5% of our packages made it into the locker. Why didn’t management put more effort into fixing this? 3) After our dog died, we were promised that they would remove the additional $30/month pet fee from our rent. I contact them 4 times. Not only did they not remove the additional fee from our lease, they never gave my money back. I believe that is called theft. 4) The hallways smelt terrible. This is a brand new apartment complex. Why wouldn’t they take better care of it? 5) When we vacated our apartment, we took such great care to clean it from top to bottom. It was spotless!! However, they still dinged us with an excessive cleaning charge. There were other issues, but these are at the top of our list.
