Russian River Realty — Local services in Guerneville

Russian River Realty is a quaint little mom and pop vibe at face value but what they absolutely do not value is their tenants. I rented an apartment at 15098 Old River Rd. And within a calendar year was never provided individual mailboxes, there was a single mailbox shared for 10 units, forcing us to rifle through eachothers mail to find our own. We were provided 2 garbage cans and one recycle bin that would overflow within the first day or two of trash pick up. Never was resolved after numerous tenants addressed it month after month. There was no maintenance, upkeep or cleaning done on the property outside of tenants who felt obligated although it was not our responsibility. The handful of times I needed assistance in my unit for maintenance or help it would take days for someone to show up. We were evacuated from our apartments twice in the span of a year due to fires, were never pro-rated for our time away that was collectively 21 days, nearly a whole month we were displaced. Only to be hassled about turning in rent a day or two late while trying to recover. On my way out I paid my final month's rent and made it abundantly clear to Kathryn (who is not very nice and the only "management" she does is collecting your money at the first of the month) that I would be leaving at the end of the month. Everything seemed clear and nothing else was mentioned and no one followed up with me until I brought it up again. Towards the end of the month I was evacuated for 9 days...finally was cleared to come back into town so I reached out to Kathryn promptly with a handful of days before my lease was up. "Will anyone be coming to do a walk through? I have made it clear I will be leaving and have not heard back from anyone" Only to receive an email back that told me I did not give a "proper" notice so "TECHNICALLY" I am still on the hook for September. She mentioned a written 30 day intent to vacate was necessary for me to end my lease agreement properly. It says nothing of the sort in the lease agreement. There is a written intent to extend, no mention of how to end my year long agreement other than the date and time it was officially up (August 31st @ 12:00pm) It then took her 7 days into September to even do a walk through and report back to me falsely that I had not cleaned my unit. Frankly it was left in much better condition than when I moved in (construction dust/dirt/drywall) I just received my security deposit back and was charged a false $200 cleaning fee, I left absolutely nothing to clean outside of a door clothes hanger rack to help the next tenant as there is zero closet space. I was also cheated out of an entire months rent for September. I didn't spend a single solitary second of September in that apartment, it had been cleaned out, door locked and keys returned by the 31st. As signed and agreed upon. You can see there are similar claims of them taking advantage of loyal and fair tenants. I would think twice before renting through Russian River Realty. They are ready to finesse you before you even move in. Rent through someone else, these people are...

I wish i could say nothing but good things about these people and as far as denise and her mom go i love them to pieces but kathrynn was very rude every single time i dealt with her then whem i moved out they kept my deposit and listed a bunch of bs that never got done and way over charged me im a single mom tryimg to get back on my feet and they literally kept my deposit and i moved out wothout making them go through an eviction i did my very best to clean up the house and have it completely ready for another person i dont recommend...

they should not be in property management! the tenant they found me lived in the property for almost one year without paying rent. they released the co-signer without my permission. in fact when they released the co-signer they were no longer my agents and they still did it. it cost me $30,000!! they should have their real estate...
