This is now the sixth time I’ve had to deal with a mouse infestation at The Townes at Herndon. Six. Times. Not only is this disgusting, it is a direct violation of the Virginia Property Maintenance Code (VPMC), which requires all properties to be kept free of rodents. Fairfax County makes it clear: infestations must be exterminated promptly and measures taken to prevent them from coming back. Management here has consistently failed to do either.
Instead of fixing the root cause, they’ve left residents to deal with recurring infestations, contaminated homes, and destroyed groceries. I personally lost six pantries’ worth of food to rodent contamination. And the response from the property manager, Stephanie Salazar? She offered me a $500 gift card as “compensation.” That is insulting and nowhere near enough to account for the repeated financial loss, health hazards, and ongoing stress this issue has caused.
Virginia law is crystal clear: under the Virginia Residential Landlord and Tenant Act, landlords must provide safe, habitable housing—including being free from pests. Tenants cannot waive that right. The law gives tenants options like hiring their own pest control and deducting the cost from rent, terminating the lease if the issue isn’t resolved within 21 days, or even filing a Tenant’s Assertion in court to escrow rent until the problem is fixed. The fact that residents here have to even consider legal remedies shows just how badly management has failed in their duty.
Rodents are not a minor inconvenience. They spread disease, contaminate food, and even create fire hazards. For a community that markets itself as “luxury living,” The Townes at Herndon is anything but. Stephanie Salazar and the management team have shown zero accountability, zero urgency, and zero respect for their residents.
If you’re considering moving here, don’t. Save yourself the money, the health risk, and the stress. Until The Townes at Herndon and its management take real responsibility and comply with health codes and tenant law, this property is absolutely...
   Read moreI have lived at The Townes at Herndon for around 6 months. Within the first 4 months, my garage flooded two times. This was a result of a poorly maintained property. The first time the maintenance staff placed a known faulty thermostat on the water heater. This action resulted in the pan under the heater to flood over the edge and then though the floor to the garage level. This ruined some of my personal belongings. This caused a major overhaul to occur with several unannounced or short notice entrances to my home when my family was home alone or with out my protection. Some maintenance even had to be done on the weekend. I was not compensated for this. Sometime later, on a cold evening, the fire suppression water supply pipe burst outside my town home. The water from this pipe gushed in to my garage though the drywall. This created several inches of standing water in my garage and damaged more of my personal belongings. Worst of all, It was at nearly 9 PM EST and the fire department was the notifying party. "Hey sir, good evening, your garage is full of water." I was not compensated at all from the apathetic management. I suggested some maintenance stand downs and tried to elucidate to them that all of these issues I am facing are because of poor decisions by the maintenance staff. The fire suppression water pipe would not have burst if the room it is in was heated properly. I have firm beliefs about the declining status of this complex in a multitude of ways, but I will keep them to myself fore they are only opinions. The management staff heard my polite complaints and responded to many emails asking for compensation for only the days when I was affected. But, they didn't take any action or compensate me at all for my troubles. I believe that The Townes at Herndon Center asks a premium price for their town homes.    Read moreLived here for a year and honestly it was the worst experience I've ever had renting. The townhouse itself is fairly decent, typical cheap substandard everything but for the most part decent. However we had no less than 7 water leaks in the garage due to poor maintenance. They'd come "fix" it fairly quickly but then a couple weeks later the leak begins again. Heat went out once and AC went out twice. Maintenance is quick to respond but you can tell they have their hands tied to fix things with absolute minimal cost. Woke up one morning to a letter shoved in the front door that the complex had been purchased and they began ownership that day, lovely amount of notice to changes. The leases are horribly written with very vague language to give the leasing company as much leeway as possible. The gates for this gated community were left wide open for months. Nothing is done quickly or efficiently, its all done for the absolute lowest possible cost. Contractors they use were horrible, we have an indoor only cat and when they came in to fix all the damage of the leaks they would leave doors completely open to the outside and one actually left without saying a word leaving our entire garage open with thousands of dollars of tools and bikes etc left completely unguarded. All of this is completely unacceptable for the amount of money they charge, when issues are brought up the property manager gives a completely apathetic apology and nothing changes. The most egregious was the email we received that residents would now be responsible for the utilities of the community spaces (the leasing office for one) followed by another email saying that would actually take place at lease renewal.
