I was going through a divorce and needed a place that was both affordable and safe. I chose Indiandale because the price couldn't be beat and I didn't feel unsafe. About 7 months into my 1 year lease, I start seeing roaches here and there. No big deal, I just get more adamant about keeping the sink, dishwasher, and trash clean. They do have pest control spray all units once a month, I believe.
Several weeks later, still dealing with roaches, I pull up to my apartment and my neighbor's door is wide open. He's going in and out of his apartment, leaving the door open each time, and what I saw when I looked inside was absolutely shocking. His floor was covered, and I am not exaggerating, in garbage. I knew immediately that's where my bug problem was coming from. When he finally moved out of his unit, my problem worsens. You can clearly see inside his apartment since the window is bare, and trash is still everywhere! There are also several holes in his side of our adjoined wall. I immediately bring it to the attention to the property manager.
In this time, I was in the hospital giving birth to my first baby. In the 2 days we were in the hospital (and no one was in the apartment) the roaches were starting to take over. I had to bring my newborn home to a roach infested apartment. To top it off, the neighboring unit was starting to reek from the outside and the floor was still covered in trash. It took them exactly 3 whole weeks to clean the trash out of this studio apartment and make an appointment to have the problem treated. Let me reiterate. It took them an entire 3 weeks to CALL to schedule an appointment with a pest control company, who then couldn't come to us for another week! Me and my newborn baby slept with all the lights on every night, and I bought numerous roach traps to scatter throughout the apartment.
Then it happened. I went to my baby's crib to change her diaper and I saw one. A roach scurried across her crib mattress just as I walked over to her. I lost it. As soon as I regained my composure, I walked to the office and told the manager what I had seen. Her name is Phyllis, I believe. She proceeded to tell me that Arkansas law states that as long as they're "treating" the situation, there's nothing I can do about it. I guess treating means waiting nearly a month to schedule an actual treatment. She then had the audacity to say that if this was my third child, I wouldn't care as much. She seriously said to my face that if my apartment was taken over by roaches and I saw one in my third child's bed, it wouldn't be a big deal. I don't know if she thought I was blowing this out of proportion or if she honestly didn't care. She knew that legally I was stuck there for the duration of my lease.
Having no nearby family, I packed myself and my baby and drove 3 hours to stay with the closest family we have. We spent 2 weeks living 3 hours away from our "home". I had time to cool down and reassess our situation. I asked my neighbors on the other side of me if they were having a roach problem, and they said they had been seeing more and more, which tells me they are spreading through the building quickly. I thought maybe if they treated the whole building, the roaches would get taken care of. When I asked the manager which units they were treating, she said mine and the empty one next to me. Not the whole building. I was certain once they got them out of my unit, they would just move to other units and eventually make their way back to me. I couldn't in good faith allow my newborn to sleep in a roach infested apartment any longer. We got out of there and never looked back.
My problem isn't that roaches took over. My problem is with the way they handled the situation. Why did they wait so long to call someone? To clean the trash? They appear to take no interest in their tenants' wellbeing, even the helpless newborn tenants. I would not advise my worst enemy to live in that place. We’ve made several “work orders” & yet nothing had been done. The maintenance man came once & did something & said it was going to take way longer than expected & that he would be back “Monday”, that was a month ago! The rent is near $1,000 to apparently sit in your roach infested apartment & roast. I have kids, we’ve all been in this extremely uncomfortable environment for months. This is absolutely unacceptable. So if you enjoy paying for your overpriced rent, expecting to have the “amenities” that are promised to you in your lease, you should look elsewhere because here they expect you to just deal with it but of course they’re still expecting their rent money yet can’t hold up their end of the lease. If I could give this ABSOLUTE DUMP (could say much worse & muuuch more about this place) zero stars I would. DO NOT RECOMMEND! Oh not to mention the mold & mildew everywhere! & the infestation of rodents and insects! This place shouldn’t be considered livable! Seriously I’ve seen places condemned for less. This place absolutely should not be habitable. I wouldn’t pay a dollar to live in this dumpster fire if I wasn’t obligated due to a lease, so my advice is DO NOT DO IT. It is beyond a complete rip off, they’re robbing people blind! This should be illegal. We were sick the whole time living there because this place is not habitable. The only reason they’re getting away with this is because there is no housing authority in Hot Springs. Don’t walk but RUN from this place. You’re better off living on the streets & I’m not even joking! This is me updating this previous review from when we were actively living there. That was the worst experience I’ve ever had with a living situation. My mom was poor growing up so I’ve lived in some not so amazing places. But NOTHING compares to this place. If you fall for their act you’ll be making one of the worst mistakes of your life. Please take my word & the countless other people on the reviews telling you their similar experiences because this place is atrocious, disgusting & honestly dangerous. Leaks and plumbing issues. I had to use another empty apartment for water, shower, etc. and it took them a long ass time to finally attend to the issue.. only for it to mess up again. I waited two whole months and went that long without being able to use the water in my own unit.
In conclusion. It was a big mistake renting from these people. That’s why I no longer could stay over here. I am paying this amount of dollars only for them to not do their part on their end. And guess what? I still owe, yet they sent my balance to Pro Collect and Pro Collect is giving me a whole different balance versus what I saw with Indiandale.
