Update! 10/7/2024 GOOGLE Please allow us to leave negative stars! My next step is reporting this company to the BBB. When communicating with leasing office staff, I strongly encourage you to follow up any verbal communication with an email. You can not take their word in good faith. My son's car was towed even though we have had the car for close to 2 years (keep this in mind because this is important) and I personally went over to the office and spoke the with then manager (I say then because the turnover of the office staff is unbelievable) to update the new car information including the bill of sale, registration, and insurance (the only required information is registration) and NONE OF THE INFORMATION WAS UPDATED!!!
His car was towed last month after almost 2 years and I have been trying to get this error corrected and my money refunded, but I can't even get any follow-up communication in regards to this - even though I was told that I would hear from them on Tuesday, October 1st. To put this succinctly, I did my due diligence and the office staff DID NOT, and I trusted them to follow their own established guidelines when updating information. Now this review is being left as I am a disgruntled leasee. Don't move here y'all. But if you have to, I understand. We all are seeking affordable housing in this greedy corporate economy. Take care of yourself and each other. The purpose of my review is to keep all informed. They (Morgan Properties and Kannan Station) paint a pretty picture online but as the old saying goes, "all that glitters isn't gold"! Please understand that I am sharing my honest experience. I have enjoyed calling Kannan Station "home" for many years and I am not providing this review as a disgruntled leasee but, I am providing this review to keep others informed that Corporate greed is a thing and some of the office workers and staff could use some culturally responsive training. And I agree with many of the statements another poster made about the lack of resources being allocated towards internal dwelling improvements.
I would not recommend moving here, as it doesn't offer good value for the money. The rent increases every year, but the focus seems to be more on the exterior appearance rather than addressing internal maintenance issues - from spray paint being used for repairs to patch up finish carpentry work to the constant battle of mildew and/or mold in the bathrooms. I can't say it's mold because they have not or will not perform testing on it. You are simply told to treat it with other household cleaning items then if that doesn't work, notify maintenance. Yes - that wording is in the lease.
We are charged every month for pest control and I have not seen a pest control technician on grounds in months. It was communicated that I had to complete a work order to have this service. Why? When I am charged monthly for this. This should be done on a scheduled cadence.
The most recent demonstration and another example of how this company does not communicate effectively occurred this past week. I was notified 1 week ago that my own washer and dryer would be removed and I would be provided a company owned washer and dryer and yet, I did not sign an addendum to my lease to have the before mentioned washer and dryer installed, but an updated refrigerator, dishwasher and stove is not a part of this "improvement" even after many "inspections" whilst noting those items needed attention. There aren't any directions of what we can do with our own washer and dryers nor is there any concern of physical and financial hardship that this initiates.
To end on a good note, the maintenance team works extremely hard to address any concerns that tenants may have, but they too are limited in what can be done or repairs performed. I appreciate the maintenance team; I just wish when they entered homes, it was common practice for them to wear booties on...

If I could give a -0, I would. as I moved in I quickly realized the infestation of roaches and I would constantly called the office to the point that they already knew me once I mentioned my apartment number and I would literally beg for them to send pest control even while being charged a monthly fee for it! Letting them know how I have a baby and that is very dangerous.. pest control came only 1 time.. second multiple reports of men drinking outside in the parking lot with their buddies and having peeing competitions to the point where you could see all of their private parts ⦠reported and they never did nothing about it because it happened again⦠second time around I walked in the office and again voiced my concern for my safety and my childās safety. They want to charge a high rent for a non upgraded apartment thatās filled with roaches no matter how much you clean but canāt send a letter to people that are showing their private parts outside. The largest thing is that I signed a lease which in my lease thereās no washer and dryer included and now they want to make me take my washer and dryer out to place theirs.. instead of upgrade the fridge that is falling apart or the stove thatās so old that no matter how much you clean it it looks disgusting⦠or better yet the dish washer which I call āthe dinosaur. I canāt even turn a load at night because of how loud but they want to tell me that if I donāt accept the washer and dryer I have 60 days to move out⦠but when I wanted to get out of my lease because of the roaches they didnāt allow me? But now they can make changes to my lease when is convincente to them. Inconsiderate to us hard working people that are never late on rent, that have never caused problems in the property, that has always kept a clean apartment because every personnel from the office that walks in here says and lastly let me not forget when they came to clean the dryer vents and they literally hired random Young guys to come in and clean the vents and I looked at him like can you even pull the dryer by yourself from how small he was and he pulled it so hard he ripped the cable attached to it and I put in for maintainer to come fix it because they hired those guys and they didnāt want to fix something they broke by pulling it so hard. (And yes I said random because they didnāt have a Morgan property shirt on them.. these are random Guys the company is hiring to do the dirty work that maintenance is suppose to be doing. I am tired of random men coming in my apartment multiple times a month. When is not one thing is another!    Read moreThis will be an in-detail review of my experience and time spent at Kannan Station Apartments, broken up into multiple parts and updates. ⢠March 25th, 2023 Lease was finalized and signed surprisingly quickly, everything was streamlined. I spoke with Tiya when I needed more info. I had lots of questions, and she had lots of answers. As a first-time renter, this felt great and reassuring - I'm excited to start my life here.
⢠UPDATE ⢠April 25th, 2023 I toured the studio apartment I signed the lease for, and I am surprised. It's definitely studio size.
There is enough room for a full/queen in the bedroom, and some other pieces of small furniture.
In the living room, I'd shoot for a futon, loveseat, or small sized couch, a side table & a small coffee table. TV placement is a little more complicated. The units still have square cubbies in the wall for now-redundant CRT TV's, both in the bedroom and the living room, they are an eyesore.
Carpet and flooring are in good condition on move in date. It is that high-traffic shaggy carpet.
Bathroom is a bathroom, can't say much more.
Plenty of room in the kitchen, no microwave included, the stove is a small form factor unit. Tons of counter space.
Everything was clean when I toured, everything; not to mention, earlier than scheduled.
⢠UPDATE ⢠May 30th, 2023 It has been a great experience so far. Water services are great (no foul taste), internet is top-notch (1-gig). I had 2 service requests which were fulfilled two days after they were requested. One of which was a dripping faucet, the second, the vent fan in the bathroom. My final request was for the broken A/C unit, which I didn't realize at the time. They put a window unit in to make sure I was comfortable until parts were available for the large unit, thank you! I'm appreciative of the maintenance team, you guys are great.
⢠UPDATE ⢠June 25th, 2023 The A/C unit was replaced with the proper one, they work OK, on hot days it must run even when you are gone to keep things cool, especially on the upper floors.
They offer helpful information during hardships and actually listen to your problems, while letting you know what needs to be done to retain your livelihood.

⢠UPDATE August 1st, 2023 Unfortunately, I wasn't able to make the payment and had to breach the lease. You should know that Morgan Properties enforces the "you pay rent until someone else moves in, regardless if you're out of the house" policy. Upon turning in my keys, Jonathan explained this to me. Great.
