
If you're buying land with clean, straightforward title work, this company could be a great fit. They have a super convenient online portal for paying earnest money and managing documents, and theyâre pretty quick to respond over email! For simple, no-issue transactions, I can definitely see them being a solid choice.
However, if thereâs any complexity to the title, I would recommend going with a different title company. Iâm an investor and work with multiple title companies across several states, and this was honestly the most disengaged experience Iâve had. In my case, the PVA acreage didnât match the deeded acreageâsomething fairly common with older farm properties. I reached out for help understanding how we could move forward, and was told theyâd need more information before determining a plan.
I followed up by speaking with the seller, gathering the propertyâs background, and compiling a full chain of title to help move things along. Even after sending all of that, I was told they still couldnât provide any directionânot without payment and a certified 50-year search. I asked if they could at least give me a sense of whether it was worth pursuing based on what Iâd already sent, and was told no not without a certified search. At that point, I returned to my regular attorney and asked for whatever title work this company had completed.
After nearly a month, all I received was a copy of the current deed, a screenshot from the PVA, a paid tax bill, and a brief summary. It included very limited detailsâno lien notes, no exceptions to the commitment, and no explanation as to why they had been hesitant about the transaction. To be fair, they did complete a 30-year search, and because the property had been in the family for decades, that technically met the requirement. But after spending $250 on the search I was hoping it would help me and or my new attorney understand the issue a little better.
Now, to be completely fair to themâI probably wasnât the easiest client to work with and I'm located out of state. I know I asked a lot of questions and was often pushing for clarification, and Iâm sure that got frustrating. The people I spoke with were kind, and I donât think the issue lies with them personally. More likely, something is off with the systems or processesâor theyâre just stretched too thinâwhich led to the experience I had.
So again, Iâm not saying theyâre a bad title company. I think theyâre probably a great fit for clean, easy files and straightforward closings. They seem to handle straightforward closings well, and Iâm sure they serve many clients just fine. But if your file needs a bit more attention or back-and-forth, it may be worth finding a team thatâs better equipped to offer that...
