This is about EDGEWOOD PROPERTIES Corporate- FRAUDS!! CHEATERS!!! LIARS!! Not even worth 0 stars.
The staff are wonderful, but again this is about the DISHONEST, INCOMPETENT corporate management.
We were Loyal tenants since they built this place in 2017.
A 30% increase was made on our lease. We were told that every single apartment and floor plan will be required to increase to âmarket priceâ for 2023 lease renewals. We didnât sign it- they are exempt from rent control and we figured this increase was being applied fairly to every tenant.
Come to find out a few months later, for the same exact lease year and floor plan, they allowed for only a 10% increase for other tenants. So on top of the disruptive move to increase by 30% in a year (REGARDLESS THAT THEY ARE EXEMPT FROM RENT CONTROL, this is an absurd increase) they had the audacity to then be SELECTIVE about who to give accommodations to. They allowed a 10% increase to some tenants, without rhyme nor reason. Ashley M. (Manager) then communicated a bogus story about how this was some limited time offer (NOT TRUE! Evident by the many other tenants who received this perk way after the âlimited time offerâ dates she gave me). And if it were true, they never publicly and fairly communicated it thus did not give everyone an equal opportunity to take advantage of it. These are peopleâs HOMES and they imposed financial hardships on many families causing them to leave. Corporate has acted very LOW when it comes to their tenants.
Beware of the random move out costs youâll incur over regular wear and tear (there are laws protecting you from this in NJ please research all of this before moving here (or, if youâre a tenant-research this before you move out of here!)
We were charged over $1100 move out costs for a spotless apartment. See some pictures attached. Even the maintenance supervisor who performed the pre move out and move out inspection agreed that it was impressively clean. These inspections are a waste of time. Nothing was communicated clearly- no direction was given. âCleaning chargesâ listed but when asked on what that meant specifically, we were advised that only corporate can make a decision on this but to focus on cleaning the oven and fridge. We did. They were spotless.
They will charge you for paint if you didnât live in the apartment for at least 3 years. They charged us with an entire carpet replacement because we didnât meet their unrealistic standard of clean. Absurd. We lived there for 3 years, and prior tenants lived there for at least 3 years! The carpet is USED. Nothing beyond ware and tear.
They will never tell you about the requirement to keep the apartment basically brand new until youâre ready to move out. Itâs as if you work for them - you must spend and work to keep the apartment appearing untouched - you live there but canât show any trace of living there! They then have these pre move out inspections done by people who donât have any understanding of what corporate will look for, or what standards theyâll base their judgement on. Itâs a scam- they purposely do this to complicate this process and make it more difficult to dispute the charges. This is why we are working with lawyers now.
Beware of this place. A beautiful complex managed by clearly incompetent, bias management. Stay clear and save your money and time. Theyâre a bunch of crooks, liars, cheaters and scammers. Disgusted with this place.

Also, Edgewood has denied any wrong doing but will only return my well deserved cleaning charges if I remove my reviews or sign some weird agreement not to hold them accountable for rent bias. This isnât anything to be proud of at all nor are you treating anyone with respect this way. Edgewood imposed disadvantages to myself and many others, and I hope my post is read by thousands of others to better protect them from what Edgewood has put others through.

   Read moreBeware of extreme moving out fees from your security deposit from edgewood property company at Sycamore landing. Before moving out on April 2023, I went to the leasing office to find out an estimate on cost for moving out since there were nail holes from hanging pictures and curtain rods. It was communicated if the holes per spackle they will only need to paint that area only but no estimate was given. I left the apartment in a immaculate state. I spackle and cleaned everything. Communication and transparency is lacking within this organization. Had to call several times to try to get information about the cost and when it would be available. I never received the information. One month after moving out I received a check for my security deposit and a list of fees charges for damages to the wall and for carpet cleaning. It total around 1,200. When I contacted to dispute the cost it was an ending process and only to find out they believe the cost was reasonable. They stated if the apartment was not left exactly how it was when you moved it they will charge a fee. So in other words you can live in the apartment but not have any curtains up, any wall art mounted, or have any wear on the apartment while living there for a year or more. Don't even think of painting the spackle areas yourself because they said they will charge more because it was done. Because of this experience I will not recommend this apartment company. Living at Sycamore landing was pleasant but you pay amenity fee of $400 per year and rent is increase a few hundred a year. All I can say is moving out became a nightmare and wouldn't want...
