Donât rent. Thereâs a long list of reasons why, the top being theyâre money hungry and lack maintenance! From the broken canopy hitting my window, to the side gates allowing homeless to access the building, the front glass door frame being broken, all the fire doors having the wrong and Mickey Moused handles, the maintenance requests being push out, or incorrect, pee on the main stairway, lack of canopy at the pool during the summer, missing grill piece, incorrect handle on the back entry gate, unvented stove top (just fans the smoke around the apt but itâs the cheapest compliance).
Also donât use Jetty. Not only does the Verandas not know how it works but youâll end up paying out more than the security deposit directly to Verandas. Guess they have that going for them.
Month to month after lease ends will be increased by 10%. So if you find you donât like it within the allotted time frame get out, and if you miss that, be prepared to move out 1 month before your lease ends.
The garden is empty, but overgrown with rose vines somehow. And the 2nd floor neighbors with dogs will wash urine into the main center hall of the courtyard despite being told not to.
This is definitely not luxury! Thereâs nothing luxurious about the outdated finishes and sub par management.
Theyâre so cheap, they have 1 maintenance man for several locations! So your request will take 2 months, with 2 attempts and THEN youâll get the wrong size tub faucet installed!
Itâs NOT pet friendly, because half the apartment is carpeted. They donât allow dogs in the one in building areas low garden/rocks. They donât refill the dog bags and only have one location at the back/garage entrance. The garage entrance call system doesnât work which, but luxury.
Your bikes will get stolen, despite the police station and security that ONLY starts at 8pm. Items will also get stolen outside your door. The camera system doesnât work, but then noticed the cameras got redacted.
The building IS NOT handicapped friendly as the elevators are down frequently and for lengths of time. I feel for my past neighbors.
Someone parked in my tandem, the first time I blocked them in because I was not about it having my kids with me. There was NO effort to check the plate, which is info given at time of move in. I then pointed it out to check the plate and it wasnât in the system. All vehicles should be accounted for!
The next time, same car parked in my spot. I blocked them again but this time unlike the last, they didnât try leaving and the car was there for 24+ hours. I was told we could tow after 2. Of course, no effort was made to tow until we called and said we would call to tow (which it has to be the manager to avoid personal fees). When she did, call and the tow came, he called her. She was in the office! I went out to find him nearly leaving and stopped him. He said she wasnât answering the phone. So I ran into the office, her off the phone to tell her he was there.
This happened to another neighbor on a weekend and she called the managers cell, no answer. I called her in front of the neighbor and she answered. But because it was the weekend and she doesnât lie on the property, tough luck!
The building itself is just an overall safety hazard.
Thereâs no couch in the courtyard and the pool area gets infested with ankle biters. Hereâs a hint, do preventative spraying for those and wasps!

Over the years there has been a new manager almost every few months. Over the past 6 months there has been 4 different managers: Trina Bella Yessenia Greg (the worst by far)
That should be a red flags for you, but if you feel you need more details, read on.
Over time the problems have continue to progress and now that there is an inexperienced manager âGregâ (no property management experience) managing the place, the problems have gotten worse. [QUOTE FROM GREG, combined with Sarcasm] âHopefully he will educate his daughters on maturity and intelligence.â Hopefully they do not inherit his reckless behavior. I have documentation via email of his unprofessionalism. From bullying, and belittling tenants, to extortion. He is very combative and you probably would not want to deal with him. They go threw maintenance man like they go threw managers. Greg became anger because the maintenance man told him "no" he would not work overtime after he left work for the day and it was a non-emergency. If you are a tenant with a safety issue he will threaten to call the police when you step into his office and say âI have a concernâ, after they have ignored your request for an emergency repair.
Issues;
This place is ghetto. It looks nice in pictures but there are major problems. Tenants leave shopping carts everywhere, they leave dog waste on the patios, people spit in the elevators. There are tenants who have had roaches. There are tenants who have had bedbugs, and management conveniently forgot to notify other residents about the issue. The gym will not be assessable at random time. You have security that comes at 2am to check the parking lot, but they have had cars that were broken into and storage units. So much for safety in a gated garage. If you live on the second or first floor, expect to hear loud noise from your neighbors above you. There are children who play basketball in their apartment early in morning, before 8 am, and you will be awakened out of your sleep. I am seriously not joking. It is worst than bungee jumping with no cord.
They do not keep accurate records, so get everything in writing as proof to protect yourself. They will assign you a parking space, and then threaten to tow your car if you don't move it, because they assigned it to someone else by mistake.
Every summer the A/C has gone out during the hots days of the summer. Waited almost two weeks to have it repaired and it was above 103 degrees. You have to check on any maintenance request you submit, because the only maintenance guy they have, has to do work at two properties. One tenant went 6 months without a washer & dryer before she received a replacement.
If you have any issues related to accounting or billing you will find it hard to get in contact with management. The owner/manager will ignore your calls and emails. Greg will send you a past due notice even when you don't have a balance because their computer system does not update for up to a week or longer that you have made a payment. Running an apartment complex is a hard. Hiring someone that is familiar with real estate law should be a requirement since they will have access to all of your personal information, but the owner is to cheap to hire individuals with such qualifications.    Read moreI have lived here a month, and my experience has been almost entirely positive. I do agree with other comments that the "rec room" has hit or miss coffee (often understocked), and is very substandard compared to other places we have looked at. I also find the fact that the pool is unheated a big negative (I am handicapped and I need heat in order to use it) -- this is not up to par for the area, either. The lobby and rec room furnishings are not at all attractive or modern. We moved in a month ago and the manager, Greg Harris, whom we had really liked and who seemed very good at his job, was no longer here the next day, which meant that not only did some maintenance issues fall through the cracks, but we never received the $500 gift card we were promised as a move in special. The new manager, Jennifer, seems great -- very organized, helpful and friendly. She does not work a crazy amount of hours (more power to her), so you will undoubtedly need to make an appointment to view any vacant apartments (they do not have models to show here). Greg was here for about five months, and I hope that Jennifer lasts a lot longer. Many tenants that I have talked to have listed lack of a consistent manager as a big negative here. I love the landscaping and fountains. The outdoor furniture is really nice. I love the size of the verandas here (hence the name). The neighbors have all been really friendly. The noise from Roscoe and next door neighbor Vallarta is loud. There is a police station behind the building. I have yet to see any officers called out to our complex, but it makes me feel safer that they are close. The exercise room is good, but I wish it had an exercise bike, or at least an elliptical. These are large apartments, and I am really happy with mine. The floors are brown ceramic tile with beige carpet in the bedrooms and lofts and on the stairs. The cabinets are all dark, but there are many, especially in the kitchen. The ceilings are very high. I am missing a linen closet and a coat closet (we have a large Harry Potter cabinet under the stairs, though). All in all, I like living here very much, but it is not for everyone. I think that the owner would make the complex much more competitive with others in the area (such as Sofi) by upgrading the common areas, having a larger maintenance staff (although Sergio does a good job), and especially doing a much better job of retaining managers. We have been impressed with both former and current managers, but it was very disconcerting to have the former guy disappear on our first day.
