I never write reviews, but Robert’s company is uneducated, unorganized, and unprofessional to say the least. Information in listing is incorrect. It is supposed to be updated today due to me catching one of his many mistakes. His initial listing slept 29 guests. Robert thought that Airbnb had a max capacity of 18 people to book, but their max capacity is actually 16+ regardless of the space you are booking. It is up to listings who sleep beyond that to write in their own number. Robert had 18+ listed in his description, and confirmed beds with me that slept 29. I told him it would be more than enough for our guests, which were 21 at the time when I messaged him to confirm beds BEFORE I booked, which we are still getting final counts on. He said “Great!” Robert failed to mention his misunderstanding of Airbnb and the extra fees until after I booked, and they were not listed anywhere on his listing at the time. Robert is incorrectly informed on how Airbnb functions, and did give me one of multiple apologies he owed due to his misunderstanding and lack of knowledge. The company had an opportunity to fix the situation they caused, and Robert, the owner, has since doubled the original extra fees that were not even included initially. First it was $25 per person. Whoever I was communicating with at the time told me they would ask the boss (Robert) about waiving the fees since their information was incorrect when I booked. They asked me for a final headcount to ask their boss, Robert, and I estimated 26 as a buffer since I couldn’t get the actual final headcount that evening at that time. Like I said, the listing information slept 29 when I inquired. They came back the next day and doubled the fees to $50 per person, after which I cancelled.I have screen shots of our messages. Horrible experience with this company. Book literally anywhere else.
Robert, you still don’t know what you’re talking about. All airbnbs book for a maximum of “16+” guests. That is how Airbnb works. Please refer to my information above and correct your listing. I truly don’t understand how you have an LLC dedicated to a business you don’t fully understand....

We were displaced from our home during major repairs due to water damage and hoped this rental would provide a safe, comfortable space for our family, including two children to manage regularly scheduled lives. Instead, it was a complete nightmare. Here's a breakdown of the experience:
Rodent Infestation: Rodents were living in the house with us. It was disgusting and unacceptable. It took over a week to remedy the issue, and during that time, we had to endure their presence. Broken Appliances: The dryer didn’t work, the ice maker was broken, and no one came to fix them despite our repeated complaints. Filthy Furniture: The sofa reeked of urine, making it impossible to use comfortably. Unsafe Conditions: The sliding door was nearly non-functional, creating a safety risk, especially for our children. Missing Amenities: The property was advertised with a gas grill and a TV in one of the bedrooms. The grill was empty, and while they offered to let us refill it, that’s their responsibility, not ours. The TV in the bedroom was completely missing. Broken Bed: One of the beds was broken, making sleeping arrangements even more difficult.
Despite reporting all these issues, other than the rodent issue, no maintenance personnel were ever sent to address them. After discovering the rodents, we were told we could leave and wouldn’t be charged for unused time, but that hardly made up for the nightmare we endured. I also requested a partial refund to compensate for the terrible experience, but I was repeatedly referred to the "house rules," which state no refunds. This lack of accountability and basic customer service was infuriating. What should have been a temporary haven during a difficult time for our family turned into an extremely stressful, uncomfortable ordeal. The lack of care, attention to maintenance, and cleanliness, combined with dismissive management, made this one of the worst experiences we’ve ever had. I assume the author of this reply without signature, is the owner. It's ironic this is the first time I hear from you after extensive efforts in good faith to reconcile my grievances. Not once did you reply to any of my companies phone calls or emails expressing concerns with overbilled and false maintenance charges, poor quality house keeping, and my concerns where you lost your super host status.
The context you provide is not accurate. I did not "beg" for you to provide service, nor was I ever given knowledge your operations were not set up to provide 5 star service. While that became evident shortly after signing up, its noteworthy there was never any mention, nor any concerns by your management billing a 25% management fee under the pretenses of a 5 star service guarantee. And to be clear on the "begging" assertion, your firm approached me wanting to expand you footprint into new markets. I was advised my property was an exceptional short term rental candidate. I took your word as your oath, spent well over $15k setting up the property per your instruction, only then to be told by your operations team they could not, and would not, be providing the property management services agreed on two months earlier.
