I lived at Modera Douglas Station for over two years and my experience was consistently frustrating. There were major issues with management, security, cleanliness, and communication that made living here stressful and not worth the rent. Here are some of the issues I had:
Management & Communication: Interactions with the leasing office were often unpleasant, especially with leasing agent Chris, who was consistently rude and unhelpful. When I raised concerns, they were either ignored or responded to with vague promises and no follow-through. After I moved out, Modera sent me to pre-collections for over $500 in damages, but the photos they used as “evidence” were of a completely different unit. I had documented my unit’s condition beforehand and disputed the charges, which were eventually dropped. This situation alone showed how disorganized management is.
Cleanliness & Building Conditions: The common areas, particularly the first-floor hallway, often smelled like urine and cigarette smoke. Trash, cigarette butts, vomit, dog urine, and dog feces in the hallways and elevators were a regular sight. The elevators frequently broke down and caused long wait times.
Security & Package Theft: Package theft was a regular problem. While there is a package locker system, it fills up quickly, and many packages were left unsecured in the mailroom or around the building. I had several packages stolen and even filed police reports. Modera does not have front lobby security like neighboring buildings do (buildings like Core, Avalon, and Cascade have them). Property manager Wendy told me she actually identified the man stealing packages and had seen him in the building herself, but despite that, no security measures were put in place and thefts continued. I also felt uncomfortable with how easily non-residents could enter the building.
Safety Incidents: One day, a homeless man entered the lobby and confronted me and my mom, threatening to take her purse. I reported it to emergency maintenance and the office. Chris told me to take a picture next time. I never got any kind of follow-up after that report.
Parking Garage Incident: On the day I moved out, I found that my car had been hit in the parking garage in a hit-and-run. I contacted Modera, and they initially said they’d review security footage. Later, they changed their stance and said they couldn’t view their own camera footage without a police officer present—by which point, I’d already moved out and couldn’t pursue it further.
Noise Issues: Noise insulation in the building is terrible. I was originally placed in a unit next to an elevator (remember, they constantly break down) that made loud scraping noises I could hear throughout my apartment. It was so loud I couldn’t sleep or concentrate. It took repeated complaints and eventually escalating to the city and corporate before I was moved to a different unit. Common everyday noise is expected in apartment living, but even then, general soundproofing was poor. I could hear neighbors talking, sneezing, playing music, and even what sounded like weightlifting above me early in the morning.
At first glance, Modera Douglas Station looks like a nice place to live, but my experience was stressful and disappointing. Management consistently failed to prioritize resident safety, comfort, or communication, and the quality of life doesn’t match the high rent they charge. I recommend checking out other nearby properties instead. Read moreDO NOT LIVE HERE. I am not someone who goes out of their way to write reviews very often. I’ve lived in many complexes in Miami and Modera was by far the worst. And I don’t say that because it’s the worst apartment complex i’ve ever seen on its own— it’s perceived to look nice on the outside for sure! But for anything over $1000/month? Not worth it in the slightest. Let me go over some of the things I dealt with during my 9 months at Modera Douglas Station to which I had to leave early because of:
Cockroaches. They live in the walls, in the appliances. I had to move TWO UNITS before moving out because it was so bad from the literal day I moved in. I was killing up to 30 a day (not even an exaggeration, I will upload the plentiful videos and pics that I have). I called pest control every single week since they only come on Wednesdays and it did nothing. I was living a nightmare. Random Charges. They will charge you for anything and everything that they can. Lose or break a key even once(they only give you 1)? $200 down the drain. Get locked out of your apartment for any reason? Another $200 down the drain. Also you will NOT get your security deposit no matter what— between 8 other girls & 4 guys and I who lived in Modera during my 4 years at UM— not a single one of us got it back despite even my family coming down to help me deep clean and ensure that we wouldn’t be charged. Fire alarms. Want to sleep? Good luck because you probably won’t. My first 8 days straight after move in the alarm would repeatedly go off at 2am, 5am, 7am, and randomly throughout the day. Another reason I had to move units— but surprise surprise my new unit’s went off often as well. There were probably 5 nights throughout the 9 months I was there where the entire building had to evacuate at like 3am because it wouldn’t stop (there was no fire!). Safety. To keep this short I was SA’d by a homeless man on the street directly next to the leasing office. Yes, I mean about 100 feet from it on the sidewalk. As someone who enjoys outdoor running and walks/bikes, the area is not safe in the slightest. Leasing office. Do not expect to hear from them at all. Unless you’re moving in and they want to secure you as a resident they won’t help! There were maybe two leasing agents who actually care about the residents and aren’t just trying to get your money.
There were more of course but I don’t want to take too much of your time! But if you’re not convinced: please whatever you do at least do research on other options in the area. Modera caused me personal hell and made my already hectic student/business owner life the most stressful it had ever been during my time at UMiami. Please if you’re reading this, reconsider even applying to Modera...
Read moreDo not live here, all of these reviews are from tours and not anyone who actually lived in this building for a full lease term. they dedicate a week to fire alarm testing from 9 am to 5 pm where the alarm goes off every 2 minutes so loud I had to walk around with headphones on. No other building does that. There have been problems with the elevators in both buildings the entire 12 months I lived there, so bad that I myself got stuck in the elevator and had to get pulled out by firefighters. My friend also go stuck in the elevator a sperate time, the emergency button does not work, and there is no service in the elevators, so he had to scream till someone in their own apartment heard and was able to call 911. All for the leasing apartment to do nothing nor care. this is not a safe building at all. They keep no track of who comes in and out of the buildings and for most of my time living here the front door would be unlocked and there is no fob required to use the elevator, meaning anyone can go onto your floor and get into your apartment. The two next door buildings Core and Cascade have 24/7 security at the front desk who log each doordasher who comes in and makes sure only residents walk in. Not to mention when you get packages delivered they advertise having parcel lockers that keep your stuff safe with a barcode only you can pick up, thats not true as every package is thrown on the ground covering the entire floor that you have to look through just to find your package. As I was counting down the days till move out, I made sure to put all four keys in the white envelope Chris provided and the garage parking pass, come to find out the leasing office is now trying to charge me for a parking pass that I put in the move out envelope. I didnt think id have to record myself putting the keys and pass in the envelope because surely they wouldn’t try to squeeze another 150 out of me after I paid 12 full months lease but I am not even surprised. This place is full of scummy people who just want your money and dont care about your experience as a resident. If you are a family, or especially a student trying to find housing I seriously urge you to check out Core and Cascade as they are much better buildings, people, staff, and around the same price. My regret senior year is living here, from the second I moved in there were problems within the apartment unit and buildings. 4.7 star rating from people who only toured a building is a reg flag, every single person who I knew that living in Phase 1 or Phase 2 of Modera could not wait to move out and move to another building.
