Honestly, I have never had a worse apartment living experience.The apartment manager, Aleesha, doesn’t know what she’s doing and does not communicate effectively if it does not suit her. My advice to you if you plan to move here (and I STRONGLY suggest that you DON’T!) is to be hyper vigilant about everything, because the managers couldn't care less. Take THOROUGH pictures and write down EVERY thing when you move in of the condition of the apartment. Keep a paper trail on EVERYTHING so that you can protect yourself. One red flag is that you can’t see the actual unit that you would be living in until AFTER you sign your lease. They show you the model unit which is very nice, but none of the actual units are in that good of condition. Also, they don’t communicate to the resident on hidden costs and raising the rent. We were initially told the price of a unit which was fine and we agreed to. When we got our lease, the price was more than what we agreed to. I called and asked Aleesha why and she said that it must be an upgraded unit, but she wasn’t even sure.The office people don’t communicate with each other because I received an email from the other office girl telling me they still needed a document that I know that was in my file because I personally handed it to Aleesha. The email told me that they still needed that document and that it was a part of the lease and if it wasn’t given to them, that was grounds for eviction. That’s a pretty bold email to send to someone because you’re not doing your job of looking in a file for something before you send an email. Another red flag is that management has changed several times since our living there, which has caused problems throughout our time, including renewing our lease which was super difficult to do since I couldn’t get ahold of anyone. We were not told of the rent increase until we were sent the lease agreement to sign. Now management is back to Aleesha and Ashlee and I truly feel that they do not know what they are doing and are not ethical in all their practices. To note, when we moved out we gave sufficient notice(60 days) of when we were moving out. On our final move out form, the date notice was given was marked as 3-6-2020 with our lease ending on 5-1-20. That makes us look like we didn't give enough notice, but they let it slide. The thing is I sent an email on Feb 27th informing them of our intent to vacate, and I KNOW they received it because Aleesha emailed me back not 2 hours later after I sent the email. That's the type of stuff that happens. The apartments themselves are in one word..awful. They are dark and the layout is weird. They are not in the best condition. The Dishwasher is TINY. If you choose to live here, you better be ok with noise from neighbors. The walls and ceilings are so thin you can hear everything. There were several times that we were woken up by our neighbors upstairs turning on their shower, or playing music. You also should be ok with people not picking up after their animals. Walking on the grass is like walking in field of mines. Also there are a lot of people that smoke on the steps outside their apartment and you have to walk through their smoke to get to your car. Even though the lease states you can't smoke within 25 feet of the building and there are signs to pick up after your dog. These rules aren't readily enforced. Don't expect to get your full deposit back when you move out either. They will charge you with updating the apartment by saying that the updates were needed. Things that should be a normal landlord expense when a tenant moves out; ie. repainting and carpet cleaning. The lease only states that these are needed if there is EXCESSIVE wear and tear. That's why you need to take vigilant pictures. I would not recommend anyone living here. Read more-CONS- (1)The layout is not optimal as you will see if you take a tour. The only spare storage is the very small closet when you first walk in and some shelves above the laundry closet. If you have a Christmas Tree, expect that to take up most the closet, to give you an idea. (2)The painting was rushed and not well done. I can confirm with some of the other reviews that hard paint drips are on the walls and drops are on the floors. Along with the painting, they literally painted over the air vents so the vent cover are stuck to the walls for good and because of this, you can't take them off, even with removing the screws, to replace the filters so filtration is horrible and dust accumulates quickly. (3)You can hear the neighbors really well above/underneath in the bathroom and im pretty sure when they flush the toilet or have anything running , it makes your shower super cold or hot sometimes. (4)One thing that bugged me is the lighting is horrible, especially in the living room and master bedroom. The only light in the living room is from a ceiling fan in the corner. If you want more light you have to open your lives up to everyone else by opening the blinds to the huge sliding glassdoor to the back and everyone can see you, and, your stuff. The only light in the master is an average ceiling light but in the master, the ceiling has two different heights so the light gets cut off (5)There is dog poo EVERYWHERE and management needs to address this. They need to raise pet rent or do something to prevent this. (6)The water is VERY hard so expect your dishes to be covered in hard water grime. They need to fix the sprinklers and the directions they spray because they hit all the cars and leave water marks which are almost impossible to get off and spray over the sidewalks. (7)The dishwasher is about 1/2 - 2/3s the size of a normal dishwasher; i thought it would suffice for just two people doing dishes who don't each too much but it isn't. It is extremely small. The kitchen sink is also extremely shallow and small. If you were to put a mixing bowl in one side, it would take up the whole side. (8)They give the option to keep or remove the mini microwave so if you like popcorn, best to get your own microwave as a bag will not fit to turn in the standard one. (9)They advertise the carport as "free" but its a mandatory charge that adds $15 to your rent. (10)The location is not that great. If you want to get on Northbound freeway, you have to drive all the way down highway 89 to get to 2600 south in bountiful/woodscross. Also if you need to go down to I-215 down W Center st (the street the apartments are on) the trains are always there during the worst time (7-8AM & 4-6PM). Also be aware there are ton of trucking companies on this street like Fedex, Big West Oil etc so the slow semis are also cramming the roads. (11)Our lease is ending and they gave us a notice letter-offer of renewal; they wanted to raise the rent almost $60 a month. FYI The Pointe, this is NOT how you keep good tenants and maybe that's why so many people are moving away right now.. (12)They also charge you for the electricity, water etc that the office and Club house as well as lights around the complex use. Why's that? Apartment complex don't make enough money already to pay their own bills? (12.5)Rent for an apartment with W/D is $975/mo, with the utilities, carport charge and making us pay for leasing office stuff, rent was $1,040 each month. You can find better for this price. (13)REPLACE THE CARPET. oldest carpet I've ever seen. -PROS- Maintenance is amazing and is there very quickly and fixes the issue ( i only saw notes from Mike so kudos to him). *9a) This is the second time in four years we haven't received a renewal offer. The first was back in 2019 before Greystar bought The Pointe, when it was under different management. This time, though, I called the office a week before our lease was up and asked for the renewal prices so we could make an informed decision about whether to stay or go. Emilee checked the system, which said we supposedly had a notice 'taped to the door' over two months earlier. Well, we hadn't received any such notice. Last year, we got the renewal offer by email as well as a paper notice, and this year we just plain got neither. Maybe Yardi is on the fritz or an employee thought they hit 'send' on an email when they didn't, or the wrong unit got our information because someone misread a number and taped it to the wrong door. Who knows. Mistakes happen, especially when there are only two employees managing 336 units, but it's hard not to be upset that this information slipped through the cracks a second time. We were prevented from giving the required 60-day move-out notice and were not granted enough time to find somewhere else to live. The month-to-month fee we were 'offered' here at The Pointe was over $2000, which is beyond egregious and predatory for a 2 bedroom that's barely over 800 square feet. We had no choice but to sign a new lease with a gut-punching increase. Greystar is taking full advantage of the fact that Utah has no rent regulation whatsoever.
**10a) The back patios are rotten, unsafe fire hazards. there have been two fires within the last 6 months, the first of which was the apartment above mine. (I missed work that night in case we needed to evacuate.) The second fire was maybe a week or two later and ended with multiple hospitalizations and a building that is now charcoal.
On a similar note, last time I stepped out on our patio, my leg went through one of the floorboards.
