Iâve lived in many luxury apartment complexes, and while F52 looks the part with modern units, a good location, and community perks, it fails in one critical area: caring about its residents. Some of the biggest issues include building security, stolen packages, towing cars, constant construction, and steep rent increases.
Most reviews are from people who just toured or recently moved in. As someone whoâs been here for nearly two years and was the first to live in my unit, hereâs what you need to know:
Move-in Pains: Thereâs no designated loading elevator or ability to lock elevators during move-in, making the process chaotic. Elevators close quickly and stop at every requested floor. Worse, both elevators were broken while moving into my third-floor unitâand continued breaking frequently throughout the year.
Package theft: Packages are dumped in an unsecured first-floor hallway, despite having secure lockers available. When I reported my first stolen package, management dismissed my concern and simply told me to âask the shipper to resend itâ instead of addressing the issue. In less than two months, I had nearly $1,000 in packages stolen. Residents rumor that more than 50 packages were stolen in a single day. F52 quietly acknowledged the problem and claimed they were implementing a new, secure retrieval systemâthis never happened. Instead, the buildingâs front door broke soon after and remained unlocked for months.
Towing Cars: I parked on the street while unloading boxes since the garage I pay for has no elevator. Despite having an F52 parking pass and being easy to contact, my car was towed without warning. Management claimed it was a 30-minute zone, but there was (and continues to be) no signage where I parked. If longtime residents are left guessing the rules, how can visitors be expected to navigate the system? The lack of signage and warning makes it feel more like a cash grab than a fair policy.
Constant Construction: Living here means living in a construction zone (seriously, thereâs a clause in your lease for it). If you park in the garage or surface lot on Kenilworth, expect your car to be constantly coated in dirt. If you live in a building near Kenilworth, prepare to wake up at the crack of dawn 6 days a week due to nonstop construction next door.
Increasing Rent: My rent has increased nearly 25% since June 2023, with zero improvements to show for it. Most recently, despite always paying rent on time and being a low-maintenance tenant (aside from speaking up when packages are stolen or cars are towed), F52 refused to offer the flexibility I needed on my lease renewal.
In general, it takes months to get help with anything (if you get a reply at all). While the in-office staff members are pleasant and want to be helpful, they unfortunately have no real authority. Issues are always higher-ups' problems to solve, leading to months of inaction or AI-generated email responses with no accountability and no way to talk to an actual human.

Factory 52 looks great on the surface, but once you sign a lease, the experience quickly goes downhill. Thereâs a clear lack of oversight, cleanliness, and security, and residents are often left to deal with the consequences of public events, poor access control, and general neglect by management. More specifically, common areas and stairwells are filthy. Trash, food waste, dog waste, etc. sits around for days. Stairwells and residential common areas are open to the public, allowing non-residents to freely access the spaces, which is a serious safety concern considering thereâs no access control and the lack of enforcement invites vandalism and trespassing.
Not to mention, there is construction going on ALWAYS. I have lived in two different apartment buildings on the property and the noise is nonstop. If you work from home or have a schedule that requires you to sleep during the day, good luck.
To make matters worse, management changes frequently and without any notice. Each new property manager seems unaware of previous concerns and tends to dismiss resident feedback rather than address it. This lack of consistency leads to unresolved issues and a general feeling that accountability is nonexistent.
As a female living alone, there have been several instances that I have felt unsafe around the property and thatâs not something you expect from a place advertised as âupscale.â The dog park, which in theory is a nice amenity, is now overrun by outsiders and no longer feels safe or clean. Events like the recent carnival (which included a petting zoo near dining areas) have even left behind animal waste in public spaces, another sanitation red flag.
While the maintenance crew does the best they can, it's clear theyâre overwhelmed. Without a serious investment in staffing, safety, and resident communication, this community will continue to decline.
For a community marketed as luxury, the reality doesnât match the promise. The focus quickly shifts to attracting the next round of tenants, not taking care of the ones already living here. Theyâve created such a great community here, and it definitely feels like home.
The amenities and overall vibe are awesome! One of the best parts is how responsive the maintenance team is. Ryan, Bryan, and the rest of the crew (sorry for forgetting a name!) are always on top of things and super helpful whenever we need anything.
Another big bonusâitâs super dog-friendly! Our pup loves it here, from the green spaces to all the other dog lovers around.
