TLDR: If you can afford to live here, you can afford to find somewhere that is actually worth the money you will be paying. If family and friends of tenants are leaving "fake reviews", it's probably because they heard so much about how bad it is. I originally signed a lease with the previous company that had significant discounts. However, on top of the insane rent, there are monthly amenity fees, a very high water/sewer inclusion, valet trash fees and parking fees. When it came time to renew, I was told the rent would be ~$300 more per month than what I was paying. I met with the apartment manager and assistant manager, pointed out lease deals on the website they were unaware of and negotiated my renewal to be about the same as what I was paying before. They BOTH told me "yes we can absolutely do that, watch for a lease to resign in your email". They even said specifically they wouldn't have to get approval, they could just do it. A few weeks later after no lease, I had to follow up repeatedly and was finally told they couldn't honor anything they said and it was $300 more or nothing. They offered a 14 month lease that would still be ~$200-250 more a month but they would never send me a lease to even look over!! When 2B took over, the assistant manager started sending a lot of angry emails about apartment rules. They were threatening people with dog poop DNA tests, fines higher than what was in the lease or not in the lease at all, sending packages back or holding them hostage from residents. Sometimes there would be multiple emails sent back to back in the middle of the day in all caps (and with misspelling and grammar so bad it was hard to decipher what was being said.) This came across as hostile, unprofessional and frustrating. The amenity fees and trash valet services are not worth the money. The pool has some kind of structural issue and fails inspections repeatedly. It failed an inspection and was shut down by the county earlier this month (June 2025). The parking garage floods on every level, every time it rains, especially around the electric car charging spots. The gym is dirty and is not maintained. The WiFi in common areas did not work the entire year I was there. I was even given the staff WiFi and it does not work in the main booth/lounge area. There is no coffee bar or snacks anymore despite it being on my amenity list at move in. A former front desk staff told me she just used her personal hotspot for work. The dog park is a small stripe of grass on the side of the building. I don't have a dog but it doesn't seem like nearly enough. The trash valet service is inconsistent at best. They will randomly not show up at least 1-2x/month with no forewarning or reasonable explanation. Residents don't get credit for no shows, but we got threatening emails about leaving trash out in the hall. When there was bad weather early this year, the trash did not come for over a week even AFTER the roads and parking lot were (finally!) cleared. There were also several times that my trash was not picked up because it was "leaking" or the bag was "ripped". I know this sounds conspiratorial, but it really seemed like the valet were ripping bags. A few of my neighbors thought the same thing as well. We were sent threatening emails about gnats ("nates" lol) in the building and that it was because of trash. I spoke to a valet trash collector who said the bin he has to take around the building was filled with gnats/fleas/flies when he got there and it was making him itchy. That is unacceptable and not residents' fault. I had a lot of noise issues also and it began to seem like it was a building issue more than a resident issue. Even in my bedroom at the back of the apartment with that door and my front door closed, I could hear conversations clearly from the hall, even if they weren't particularly loud. If I was paying for luxury apartments, I shouldn't be able to hear so much. In fairness, I do think Amy, the apartment manager is doing her best but she has no power over the management. Please do not move here!

At least 5+ cars broken into today The Olivette police department told me that the security cameras do not record video, making investigations impossible

DO NOT RENT HERE.

Multiple car break ins throughout our time renting here. You can see from other reviews this is still happening as of July 2023. We were told a garage door was being installed when we moved here, but the garage door was never working, despite residents paying hundreds of dollars to park every month.

Our car was hit in the garage, but we had no way of finding the person who did it because the cameras face outside of the garage and are basically useless. The dumpsters in the garage were constantly overflowing with trash and smelled horrible.

A fire occurred on a floor above our apt, set off fire alarms, and flooded multiple apts below. Management did little to inform anyone that this occurred or to let us know when maintenance and remediation would happen. We then had to live with a dehumidifier in our apt for over a month. Months later a leak also happened from the apt above us that came down through a light in our ceiling.

Other residents experienced flooding and leaks in their apartments due to faulty plumbing and had to move apartments in the middle of their lease. Because of the extensive water damage, there are now bugs all over the building. No pest control had been in our apt for months, despite management being aware of the issue. The fire alarms were faulty and went off in the middle of the night on multiple occasions for no reason.

The apartments are very poorly constructed, broken cabinet doors at move in, tile falling off in the shower, flickering lights, etc. You can hear everything because the walls are paper thin. More than one incident of the power being shut off with no warning from management, which is a big problem when you work from home. No back up generator for the units, so during a recent storm, multiple units were out of power for days.

They charge a monthly $75 amenity fee, even though the pool was not open to residents until June 2023. Another unavailable amenity for the majority of our lease was the package locker system, which resulted in my packages stolen or misplaced on multiple occasions.

Management attempted to charge us an additional $100 a month for rent in the middle of our lease. When I notified them that this was an error on their end, they brushed me off and took over a month to address the issue and then insisted we were in the wrong and telling us to just “pay what was on the portal.” After investigating the issue myself (despite that being their job) I noted that none of the amounts on our lease, welcome letter, portal, or emails during move in reconciled to each other.

During our rent discrepancy, Steven and Maggie (who no longer works here) both behaved extremely unprofessionally, attempting to blame us just for bringing up the issue, threatening to no longer communicate with us, etc. None of the staff we worked with during our move in were still at The Oliver upon our move out. The property manager was never on site because they also work at their sister property The Elle on Lockwood, so resolving issues is nearly impossible.

After living at The Oliver for only 5 months it came time to resign our lease because at move in the 8 month option was the cheapest. They are supposed to give you a renewal offer 90 days out because they require 60 days notice to vacate, but they only gave us 2 weeks to make our decision. When we did finally get our renewal, the new amount was going to be $300 more than what we currently paid, which was already very expensive. Other residents received rent increases anywhere from 20-30% after just a short time living here.

Hidden in your lease is a $175 “cleaning fee” that you will be charged at move out, even though our apartment was in perfect condition. This was never communicated to us when we were signing our lease during move in. So after moving out, you will only get a fraction of your security...

I am so over this property. With all the changes with management and new owners of the building, we are on round 3 or 4, the property has gone from sugar to shit. With the amount that they expect us to pay, things are just not up to par. Im enclosing a letter sent to management during my last rent hike. 8/7/2024 "....... the amenities are not always working property, grounds are not always kept clean, the dumpster area and entry area are filthy majority of the time. In addition to that, the Cabana area stinks at time due to the quality of hot water tanks purchased, so if you don't know to let faucets run for 20-40 minutes and you paid money to RENT the Cabana, you will be embarrassed due to the smell. Let's talk about the police. They have been to The Oliver three times (that I am aware of), domestic abuse, SWAT team, and the most recent event with the murders. The Olivette police are becoming really familiar with the property. Just so your ownership team know, it was a very scaring feeling to look out of my kitchen window and see police with large weapons drawn due to a murder right next door (in the field that is an eye sore) as well as them canvasing the grounds with their large weapons. Again, raising the rent to close to $3,000 is insane, especially since the amenities are not always functioning and the grounds are an afterthought. As a tenet I should not have to call out things like the grounds not being tended for in order for it to "now be under the radar". In am sure that the community at large does not know what to expect when moving in and I will make sure that they know exactly what there are getting into before deciding to spend their hard-earned money.

Also, currently there are three valet trashcans that are outside lined up against that building. I know that one was added last week after being taken out of an apartment. That trash can was full of nets, and it was taken out by out maintenance person and guess what, I had to report that there were nets in the elevator an hour later for it to be addressed. Now if they were in the trashcan, they were definitely going to be in the elevator. Again, why does the residents care more about the property than staff when it comes to addressing common sense things. I've had to mentioned management that a patio screen was pushed out of the frame of a unit that was visible to Olive and it was like that for weeks. Are we The Oliver or The Project? There is also confetti still outside by the cabana area that was left after a gender reveal party maybe over a month ago. The confetti has made its way to the bushes to the left by the grill (it was by the round table area). So we pay 200.00 that to rent the cabana but the area is not cleaned up the following week or weeks after the event?"

Things have gotten worse and the only positive is that they have moved the dumpsters away from the building. Yes, I still have to let the know about the grounds, maintenance does not cleaned up behind themselves (they will leave tools, materials, and even their utility carts out). Residents know that there is no oversight so the evenings and weekends are a free for all and the quality of tents also speaks to the downfall of this property. Let's just call it Project Oliver!!! Don't move here if you want luxury apartment you will be very...
