Frio River Vacation Rentals — Local services in Sabinal

I advise people to absolutely NOT choose Frio River Vacation Rentals when considering where to book their stay in this area!!! In February of 2021, we booked a 3 night 4 day stay here for a family vacation for July 2021. We had every intention of going and spending time together as a family, but then we tested positive for COVID-19 Tuesday, two days before we were suppose to leave. Our entire family was exposed the weekend prior and showing symptoms , but my fiancé and I were the first to test positive. On the Frio River Vacation Rentals website it states they will not be held responsible for cancellations due to sickness; however, in extenuating circumstance they will work with you on a case by case basis. HELLO: COVID-19 IS STILL CONSIDERED AN EXTENUATING CIRCUMDSTANCE! In our contract they even had a section on Covid-19 and it advised us to follow the CDC guidelines which we were doing as individuals who were positive and experiencing symptoms. We called them as soon as we got our results back to see if they'd work with us like it says on their website, but their version of "working with us" is finding someone else to stay in the cabin you booked the same dates that you booked it. With only 2 days before our vacation there was not shot of this happening. I find it incredibly confusing that cruise lines and airlines will refund people who test positive who are doing their part to not spread it to others who are highly at risk for this virus, but this vacation homes service does not allow any refund for this even with what it says in their guidelines and policies. Not to mention, if we had come to the cabin the next guests who stayed there could have been exposed to COVID-19. This company does NOT care for their guests' health or wellbeing at all!!! We could not have predicted this was going to happen to our family. This ruined our family summer vacation and we were out money and a week of work due to being sick. PLEASE DO NOT BOOK FRIO RIVER...

Rating the specific property that we stayed at, not so much the rental company, although homes should only be represented if they are in good working order or they should be put on hold until they are. QUATRO CANTINA was the property name. The stay was completely regrettable. We stayed there Nov 2022 for three nights. I was hosting this years annual camping trip… 7 different couples including my husband and I. There were holes in the walls… stress cracks all over. The septic system backed up causing the toilets to leak out onto the floor. We had to use our personal towels to keep the leak from spreading as toiletries are not provided. Sewer water backed up into all three of the tubs at the same time. Management was able to fix the issue that night leaving filthy bathrooms behind so we were accommodated by being given the opportunity to shower next door at a vacant rental. The bathrooms would be deep cleaned the next day. Upon returning from our hiking trip the following day, only two of the bathrooms were cleaned, leaving the same gross shower curtain liners behind. This was also the first night that temperatures got into the 40’s at night. We had to use the oven to warm the house because the thermostat was locked on the “cool” setting and we had no access to heat. We were given a PIN number that didn’t work… we were next told that the owner of the house was new and older and didn’t know how to adjust the temp from her phone. It was figured out the next day so that we could have heat. I had to continue to apologize to my friends for what was out of my control and dampened our entire experience. At $500 per night, I expected slightly better than this. I was further insulted by a $100 refund from the owner out of the $1800...

I left a review directly through Frio River vacations regarding Heavens canyon and they never published it so take all the great reviews with a grain of salt since they do not publish the negative ones.

Now for the review of Heavens Canyon rental. FRVR charges you to clean, but the cabin was dirty when we arrived. Hair all over the shower walls, chewed gum left on entry table. Rice scattered all over the pantry. Discussingly filthy washing machine. The burners on the stove were left off, and you could see how dirty it was under the top panel. I called and asked if we could use the stove and i was told it was fine to use, the girls forgot to them back on. Well they forgot a lot of stuff. One burner literally could not boil water, but it caught fire. The stove in this cabin is a hazard. The beds are so horrible, nobody got restful sleep. You move and the springs pop you in the back. I thought the masterbed was going to break it was so flimsy and bad. No wifi is offered there also, in what day and age is wifi not offered. This company and owners of this cabin need to refocus on what type of product they are offering because I will never stay with Frio River Vaction Rentals ever again and i advise anyone looking into heavens canyon...
