Read It And Judge For Yourselves:||||Greetings,||||I thank you for reaching out to us.||||We in fact informed Bruce we would be checking out BEFORE our check out date which is due on Saturday, March 2nd at 11am.||||Since my partner will be working Saturday and our new place is ready, we will be in fact leaving this evening after my partner gets home at around 6pm. ||||From our part, we were extremely offended that your management team seems to be under the impression that I, my partner and other previous guests/tenants don't know how to count. That we aren't aware of what a 4 weeks/28 days hotel/motel/rv park/ resort stay amounts to.  ||||I don't know the demographics yet of the "special people" that your manager Bruce applies this 27 nights = 28 day stay concocted rule, but what I do know is that we were only made aware of it 4 days ago.||||Just like we were only made aware after we paid that we:||_COULDN'T USE OUR DRIVEWAY||_WOULDN'T HAVE ACCESS TO OUR MAIL BOX||_WERE EXPECTED TO DO YARD WORK SUCH AS WATERING, MOWING, PICKING UP LEAVES AND BRANCHES, AS WELL AS PULLING OUT WEEDS||_COULD NOT USE OUR SPACE AT OUR LEISURE, AND BY THIS I'M REFERRING SPECIFICALLY TO ONE SUNDAY MORNING WHEN MY PARTNER IN HIS ONLY DAY OFF SIMPLY WISHED TO ORGANIZE THE STUFF INSIDE HIS VEHICLE AND PLACED SOME OF THE ITEMS INSIDE HIS YARD SPACE FOR NO MORE THAN 20 MINUTES, WHEN HE WAS INTERRUPTED BY BRUCE WHO INSTRUCTED HIM TO "PICK ALL THAT STUFF UP IMMEDIATELY"... NOT AS SOON AS YOU ARE FINISHED OR EVEN A MOST APPROPRIATE "MORNING SIR, PLEASE MAKE SURE YOU DON'T LEAVE THAT STUFF OUT AT THE END OF THE DAY. WE ALL TAKE EFFORT TO KEEP OUR PARK NEAT SO WE CAN ALL ENJOY IT. THANK YOU AND HAVE A NICE DAY".||||I sincerely believe any of the above statements is anything your manager Bruce has ever uttered to a tenant or guest.||||We were informed of all this restrictions only after we PAID, in fact with most of'em it wasn't until days/weeks later.||||By far the most arbitratious attrition was the "27 nights" surprise which was never discussed upon checkin, just like all other restrictions/rules mentioned above.||||All these undesirable experiences culminated in the worst RV stay that we've ever endured... and absolutley without merit. ||||Even though we were made to feel as if we were on probation and had to prove ourselves worthy to be in this park, we adhered to all your restrictions until you tried to cheat us of our stay. ||||This is unacceptable!||||||If this had been our vacation, your management would've ruined it.||||Instead, you made our move here from Tahoe feel UNWELCOMING, UNCOMFORTABLE, AND UNREASONABLY DIFFICULT.||||We have nothing less than excellent references from previous RV parks we've stayed at, so I can confidently say we are EXCELLENT GUESTS/ RESIDENTS.||||What we have from your park, is an email from your manager Bruce stating that for the first 28 days we are just GUESTS AND HAVE NO RIGHTS IN THIS PARK... worded just as such... How do you think a reasonable minded person is supposed to feel when they read a statement like that?||||Disappointed & Dissatisfied With Our Stay, Doesn't Even Begin To Cover It. ||||NO PROPER GUEST OR TENANT EVER DESERVES TO BE TREATED LIKE THIS!||||We are formally requesting a refund for the full amount that we paid to Shade RV Park. ||||We will be filing a dispute with our bank this evening.||||SINCERELY...||||P.S.||We are unsure at this time if the behavior perpetuated by your manager Bruce is of his own design or systematic of the overall management of this park and representative of the ownership, but we are looking into it.||||Words such as "YOU HAVE NO RIGHTS" directed at certain migrant, hispanic or black people are all the new rage lately among some Americans, and they are just as hurtful as they were in the 60's, 70's, and always been. ||||Why your manager was so quick to use phrases like that along with an arrogant, dismissive and threatening attitude towards us, is something you should look into... and yes Bruce started emailing threats of lawyers from the moment I simply asked...

   Read moreItâs easy for people to find negative things and make negative statements about any business, so I felt the Sacramento Shade RV Park needs an updated and positive review. My husband and I became newbies to the Full-time RV world a year ago. The SSRVP is the first place we landed after purchasing our travel trailer. We researched and viewed the various RV sites throughout Sacramento area, which is where we needed to be. The SSRVP is the ONLY park that we would consider. It was Clean, appeared to be well kept and offered the few amenities we would need. Sadly, Sacramento doesnât offer more parks as nice and this one. The manager, Bruce, was helpful with all our questions and guided us in backing our trailer, as I have often seen him do to insure the safety of the rigs and the sites.||The park is privately fenced in, and most spaces have a concrete pad for a patio as well as privacy fencing. Most sites have a grass lawn, large Shade trees and fruit trees. Tenants are responsible for keeping up their space. Lawn mowers, with gas, are provided for our use. Tenants are expected to comply with the rules and state regulations to provide a safe, clean and friendly atmosphere for all who reside here. The pool area is very well kept. The Laundry mat and Bathroom area is in an older building, but are kept clean and stocked. My understanding is, there are plans in the works to put in a new building with updated facilities, but as I have read in a previous comments of promises about this building, I know this is not an overnight task and it will happen when all the planning and permits have been attained. There is a nice fenced pet area with grass for the fur babies and baggies are provided for cleanup. The roads are narrow due to it originally being an old Mobile Home park, but the neighbors are more than happy to accommodate a new unit moving in by moving their vehicles when asked politely and most of the time will do it without being asked as we all know the situation with the narrow roads. As I have come to know some tenants, they are kind and friendly. I have not known anyone to be "busy bodies" as I have read in another review. The park has a mix of families with children, working class people, some who travel, and retirees. The park also offers free cable and wi-fi. Your power usage is the only additional item that is expected to be paid for and is included with the rent statement. The park is right off Business 80, for easy on and off access for travelers and has nice spaces for over-nighters who are here for 1 to 28 days. Because the park is located close to the Freeway, there is some noise.||||I have seen comments that referred to the park manager, Bruce, as a "bully, especially to women" and âBrutish.â In the year, my husband and I have lived here, we have never known this to be the case. I know he is a no-nonsense manager no matter the gender. He cares and takes pride in this park so that all its tenants, no matter if permanent or temporary, will have a pleasant stay and experience. There have been a few cases of trouble makers and people who do not want to follow the rules or keep up their sites since I have lived here, but I have only known the management to do what is professionally required by company policy and state law to deal...
