The Mark is a beautiful new building very conveniently located across the street from the Exxon campus. Although the building is nice and in a very nice and quiet location, it very over priced, although at the time I moved in they offered a construction "discount" that resulted in a cost that was probably close to market value; certainly not a real discount. The property also fails to live up to the hype or the premium living experience that you pay for is inadequately maintained and has leasing items that seem nonstandard and unreasonable. In short, a decent building but a lot of pretense at a high price. Further details below.
Some of the issues are due to the newness of the facility and have recently improved. Items such as the hot tub, the wi-fi (that was out for several weeks) are now functioning properly, and they did warn us that there would be such issues as they worked out the bugs. Fair enough. However, when they walk you through the facility and show off the view of the pool from the gym, they will point out to you all the state of the art gym equipment and the complimentary bottled water, fruit, and energy bars. Pretty nice! In reality, those amenities are pretty much only for show. They were almost always out of stock, and then eventually management gave up on that idea completely and decided to stock bags of pretzels instead. Nothing like a pretzel after a hard work out, I guess. Additionally, they offer fresh brewed Starbucks coffee in the lobby. An excellent touch. Nothing like grabbing a good cup of coffee on your way to work, right? But the half and half soon fell away as the management decided to go with the fake coffee creamers instead. I know these sound like trivial things to gripe about, but the point is that they market themselves as premium living destination, extract top dollar for the privilege then turn cheap on you.
The unit corridors are not kept clean, and after six months, I have never seem them vacuumed or cleaned, and the window sills are filthy and thick with dust. The stairwells are also very dirty, so bring a dusk mask, you may need it. With only three elevators, it is not unusual that you will want to use the stairs occasionally. Also, be advised that I have smelled marijuana smoke in the stairwell. On two occasions I spoke to management about this, asking that a general reminder be posted that smoking (of any substance) is a violation of fire codes but nothing was done about it. Apparently they don't think its a big deal if you want to smoke cigarettes (or drugs) regardless of whatever state or federal laws may be in effect.
There is one location for recycling on the ground floor that is remote for most residents and far away from most garbage shoots, and you can sometimes smell the garbage since these areas are in adequately maintained and a magnet for cockroaches.
I had a faulty washing machine that was not repaired because a part was on back order. After many reminders and complaints, and after tolerating it for almost a month, they unit was finally swapped out for another. A solution that could have easily been resolved much earlier (as I had suggested before) because at the time there were many vacant units.
Please beware that they require 60 days notice if you do NOT intended to renew your lease at the end of your term. Most places only require 30 days, but this place needs a piece of your skin if you want to move and there is no exception. If you are buying a home, don't expect any flexibility in that regard. Trust me, you will be asked to be patient and understanding countless times if you live here, but don't expect any understanding to be returned. Your standard of living will vary greatly in my experience, but keep the rent checks coming! That's what...
Read moreWe've been living in The Mark for almost two years and we absolutely love this place. Everything is great - friendly staff, building itself, individual apartments, and surrounding area.
Juana, Briahna, Morgan, Trevor and the entire staff are super friendly and helpful. Special thanks to Terry, who convinced us to lease here two years ago :)
Building is great and well maintained. It's new, clean, and has good amenities; few issues (like broken gates) were resolved very fast. No interruptions of service whatsoever during 2021 winter storm.
We like our apartments as well - big and bright, designed well from both aesthetics and utility sides. Enough sunlight and cozy forrest view outside the window.
As for surrounding area - Cityplace is spectacular, especially during night. There is also a quiet trail near lake nearby, good for hiking or riding a bike. Transportation is convinient - almost direct access to nearby highways (I45, 99, Hardy), and there is also a road to Spring in case you prefer relaxed driving. The only con for me is lack of road to the Woodlands, so highway is the only way to the north.
To add a fly in the ointment, rent here is little bit expensive, but it's fully justified by the quality of...
Read moreAfter more than 1 ½ years of living at The Mark Cityplace Springwoods Village, the Mark’s property management and maintenance team ranks, among the absolute best, (if not the best) that I have ever experienced. From the initial leasing process, Cameron, Trevor and Juana were outstanding in terms of overall knowledge, professionalism, friendliness, patience and authenticity. On an ongoing basis, the high caliber of the entire staff, including Alexis, continue to make living here most comfortable and enjoyable. In addition, the community events are creative, well-organized and lots of fun.
From the outset, the high quality of the structure and design of the building made a lasting impression. Because the building is so well-designed, and well-maintained, my requests for maintenance-related issues have been minimal. My experience with Luis and Sabastian, maintenance staff is commensurate with that of the office. Both are professional, proactive and consistently produce a high level of work quality. Overall, I cannot more highly recommend...
