I have resided at Forest Park Apartments for the last four years and it has been nothing but issue after issue with no proper resolution. Let me be a little more specific, my central air unit was broken in August of 2023 by the maintenance team. I put in several requests to have the unit fixed, yet the request was never fulfilled. Instead, they continued to close my request without properly addressing and resolving it. I even spoke with an individual from the corporate office who happen to be on the property around that time last year and he stated that the request would be reopened and that my unit would get fixed but it never happened. Instead they gave me a window unit and said they would come back to fix the central air unit. Never happened. I am not on section 8/HUD, I pay market rate rent and I pay on time. My lease states that central is what is in these units and I expect to have that.
Outside of negative there is a positive. I will say that I have met at least two really helpful individuals, one of them being Chaitra Ragland (Asst. Property Manager) & Calvi Rayford (Regional Manager) both of these ladies addressed my concerns respectfully and professionally. They assured me that my central air will be fixed. In my opinion, I believe that Chaitra should be promoted to property manager of Forest Park. She addresses your concerns, if she says that she is going to do something she does her best to get it done in a timely manner. The Current property manager Shari is not great at managing the property and she will attempt to get you involved in her drama. Let me be clear with that statement, when I talked to her a couple of weeks ago about my central air unit, she advised me to submit a new service request (which I did). Then I found out that she had the request closed. So I spoke with her again and that is when she mentioned that her supervisor does not like her and is looking for any reason to fire her. Letās be clear I did not ask about any of that, I just want my what I have been asking to be fixed to be fixed that is it I do not care about anything else. I then find out that she stated by word of mouth that corporate would not pay to have my unit fixed. I later found out that Shari did not properly explain the issue in detail with her supervisor in order to have the problem resolved appropriately.
I have had more than enough awful experiences with this property to last me a lifetime and it is a shame. I try to give them the benefit of the doubt but they continue to prove me wrong in the worst way. The constant switch ups in the office, the lack of timeliness from the property manager makes this place extremely unbearable at times. It seems as though the Asst. Maintenance came and said they temporarily fixed the issue, and that the tenant above me could only take baths until the larger issue was fixed. He did not tell the tenant above me that he could only take baths. A couple of hours later, new leaking started in new places, and eventually my bathroom ceiling caved in. Water flooded my bedroom, bathroom, office and living room for two hours straight. Not to mention the elevator shaft and hallway carpet being full of water. Maintenance was unavailable because it was a Friday night, and Forest Park Apartmentsā emergency maintenance line leads to a different company entirely. Firefighters and the City of St. Louis had to come turn the water off to the whole building for the flooding to stop. People living in the building were without water for several days. My apartment became unlivable, and I packed up my things to leave. Odin Properties will not admit fault, even though an employee of Odin Properties neglected to tell the tenant above me about the maintenance work that had been done in their apartment which resulted in the flooding of my apartment, and Odin Properties neglected to have emergency maintenance available. Odin Properties is attempting to make me pay $1500 to terminate my lease since I wonāt move into another unit, even though I was told by the leasing office that none of them are suitable to move into. Almost HALF of the building is vacant, and none of them are livable because of Odin Propertiesā slumlord practices and temporary fixes on large-scale, catastrophic issues. Because of the water leaking into the building hallway and elevator, the building reeks of mold and mildew.
