Do not sign a lease here. The management company is shady and unprofessional. We tried to take a tour before moving in but the assistant property manager didn't even show up the first time, and the second time he said he couldn't show it because they were still renovating it. So I moved in on a Wednesday after being told it was just like our friend's apartment (who live in the same complex) It was nothing even close for a number of reasons. The paint job looked like it had been completed by a 5 year old. They got paint on the carpet as well as drips in several other places with paint running down the walls and doors. The place had not been cleaned at all. There was dirt and grime everywhere. The range hood had been spray painted earlier that day and they had gotten spray paint on the cabinets surrounding it(which probably made the cabinets look a little nicer seeing as how they were a few decades outdated and falling apart) as well as on the stove. There was also a visible layer of dust and dirt that had been spray painted over. One highlight for me was the fact that the single pane bedroom window didn't have a latch and you could literally walk up from the outside of the building, push up the window, and step into my bedroom. So I told them on Friday that we were moving out as soon as possible and wanted all of our money back and they said if we weren't out by Monday they would keep our prorate check of $340 and only give us our security deposit back. So basically we have to find a place on Saturday or Sunday when everything is closed otherwise they keep our money. This wasn't going to happen so I asked to speak to someone higher up and they say "Okay, here's Dave's number. Call, leave a message and he'll call you back." So I do that.....and never receive a call. So I ask again and they give me another number. I call and and it's not even a working number. So I call the office again and they say "Oh Dave must have given us the wrong number." Now I have to wonder if this "Dave" is even real or if he's some mythical creature or just a figment of their imagination. I called the office AGAIN three times with no answer, so I call restricted and they answer! Trust me if you are looking for a good place to live, there are definitely better places in the area with better landlords and management. Don't waste...

Iāve lived at both Penbrooke and Penfield Village, and I genuinely have nothing but good things to say. These communities are clean, quiet, and well-maintained, but what really stands out is the way the staff treats youāwith respect and care.
Whenever Iāve needed help with something, maintenance has been quick and friendly. Office staff are approachable and actually listen when you bring something up. You can tell they take pride in keeping the property running smoothly.
Growing up in apartment communities, Iāve seen the difference it makes when people treat these spaces like homes instead of just units. Here, it feels like people careāabout the property and about each other.

When confronted about problems the management AND maintenance crew will get angry and start to ignore you. They refuse to admit and fix issues when they are CLEARLY apparent in their units. Rent is not worth the unit space. Also water, trash removal, and electricity are NOT included in the rent so not worth the money. Save yourself and rent...
