Beware of Apt. 7102 I really thought that Encantada - Rita Ranch would be THE place for me, and at first glance it looks great! However that would all soon fall through for me. The first month (February) was relatively quiet, as I was going through normal operation, and acquiring furniture. I loved it there and it seemed like a really good place, with a great community. However, March is when things started to show... after March 20th (not even a month after moving). I saw my first bug which was a huge bug (I think they said it was called a field cricket) while watching a movie at night. I didn't eat outside the kitchen area so it was not making sense how that would have happened, called pest control and thought that would have been the end of it. Then not long after I started experiencing earwigs, crickets, and roaches coming in what seemed like they were getting in through the carpet and hanging out in the closet. Again called pest control and hoped that would be the end of it. As time went on the frequency at which I saw them in certain areas like the office (guest room) and master bedroom, both restrooms, the front door, and the sliding porch door would increase at a rate that made it seem like the pest control applications either made it worse or was ineffective. It also didn't help that when I would see something since, I didn't leave the corpses out pest control kept reporting no activity, despite pest control HAVING TO KNOW ALL ALONG because they were always at the leasing office and at nights they were often seen roaming around near the pool and fitness room (leasing office area). It became the norm that if I left for a weekend or a couple of days I'd have to cover all drains and still expect to see things when I got back. Due to the reports from pest control, I get the impression that leasing consultants thought I was just being problematic. Once I sent my final warning threatening action against them, they finally offered to inspect the unit and it was kind of in perfect time since I had a week-long trip planned. I left out the corpses of what I saw from the night before and said that they could inspect while I was at the airport, and it didn't take long for them to see how bad the condition was in my unit ( I feel like they knew this prior to my move and expected me to not say anything based on how they were responding to my claims up to this point). Upon arrival back I knew of a few things that required fixing on there part (which they probably already knew), and they wanted me to stop doing my own treatments which at least helped to contain some of them. Well, they took their time with the fixes and ultimately it resulted in my decision to leave this unit because the conditions were not livable (I think this helped all parties because I was becoming a headache to them constantly requiring maintenance and pest control, and the process of doing that while trying to live and work had also become a burden to me as well). I remember even seeing a small rodent on the outside of a dwelling near the leasing office before. They offered me a transfer given how long I had tried, and after careful consideration I took it. They did not not fix all the issues they were informed of fixing before I left either so if you are offered this unit, DO NOT TAKE IT OR BEAWARE (7102), the unit is not sealed and is very prone to having pests enter from drains, sliding doors, front doors, and window seals(office), even one time had a big slow beetle burrow its way through the ceiling material and drop on to the floor of my restroom basically while I was walking in there. If you must move here, get a 2nd or 3rd floor. I hear they don't experience many issues. Also note my issues may have started around the second or third time they did construction and just got worse thereafter.

Great service and easy move in. Large list of items on move in walk through…paint on everything. The grounds are immaculate and we LOVE the pool. Gym is sufficient, and having coffee available in the club house has saved a bad morning or two! Overall we really enjoy it here and think our apartment is wonderful.

Great service and easy move in. Large list of items on move in walk through…paint on everything. The grounds are immaculate and we LOVE the pool. Gym is sufficient, and having coffee available in the club house has saved a bad morning or two! Overall we really enjoy it here and think our apartment is wonderful.

This is the best apartment complex I’ve lived in. The units are very well appointed, and the grounds/amenities are kept in good condition. Speaking of amenities, the pool and clubhouse make Encantada almost feel like a resort.

I rent a 2br/2ba on the first floor that’s almost 1300sqft for $1500/mo. I still think it’s a high price to rent ANY apartment, but there are certainly worse options. As long as you make use of the amenities on occasion, I think this is definitely one of the better values in Tucson.

We can hear our upstairs neighbors regularly, which is annoying, but it doesn’t proceed into the night, so there’s that. We only really hear walking and scooting furniture. Sound from the rest of the complex has been relatively mute, which is very nice and way better than my last apartment where you could hear a conversation in detail happening outside. We don’t live near the amenities, so your mileage may vary.

The few maintenance requests we had were minor. Some touch ups from being a new construction and then fixing door seals and hinges. All were responded to very quickly with great care and quality.

The power bill is around $100-120 or so. I set the programmable thermostat to 80° at 8a, 75° at 5p, 72° at 8:30p. I wish they would’ve gone the extra mile and provided Nest thermostats, but it’s not the end of the world. That said, even in the dead of summer, the AC never had to kick in during the day to bring it down from 80°. It always leveled around 76°-78°. The AC is pretty quiet, too. Keep in mind, the master bedroom feels like it keeps a couple degrees warmer, but it does cool down at night.

Pest control is on an as needed basis. You pay for it, but you don’t get it unless requested, so remember that if you have a bunch of noisy crickets near the unit. The outside has been sprayed, and since then, it’s way quieter. I’ve seen a couple silverfish and spiders in the apartment, but I haven’t requested they spray the interior at all, so those can likely be resolved easily.

For internet, you can choose between CenturyLink and Cox Communications. Modem/routers are already preconfigured and installed, no need for your own equipment (although you’ll have to do some finagling if you want to have your own hardware chained to the ISP hardware). Setup was quick and easy. I’ve always had Cox for internet, but I chose CenturyLink for the higher speed and lower price ($70/mo for Gigabit). That said there are some areas where signal degrades drastically, notably in the master bedroom. Work can still get done, but as a gamer, I had to purchase a high gain wireless receiver. I got the TP-Link AC1900 and the speeds ramped up once I installed it on my desktop system in the master bedroom. Latency still hits every now and then, but it hasn’t been terrible. Ping is around 50-70ms depending on game servers.

The pool is gorgeous, but I do think it should’ve been a tad larger, as it can quickly become crowded during the summer. It’s heated during the winter, but they only start it around November, which sucks. In September/October, it might be kinda relaxing to swim during the day, but it is FRIGID at night. That said, there’s always the hot tub (which can also get kinda crowded). The movie theater is actually a really nice addition, great for hosting friends, but you have to schedule in advance, which can be difficult if your schedule is limited. The clubhouse also has a Starbucks machine and two bikes you can rent for the day.

Bad stuff: High price tag Upstairs neighbors are quite audible Built-in internet options are a double-edged sword (if you prefer/need your own hardware) Pool heater needs to be turned on at night...

At Encantada Rita Ranch, I first and foremost give Jah Thanks and Praise for the opportunity to live in such a beautiful, well-maintained modern style apartment compound, where curb appeal meets compliments to the landscaping, boasting lush and inviting groundwork, with the most attractive amenities such as the pool and hot tub spa, gym, clubhouse, as well as featuring a community theatre and kid - friendly playground, with the icing on the cake offering a gated-community in which we appreciate the most. The Rita Ranch neighborhood is quieter, and I love that! This is my off-the-grid space, close to, but further away from the inner city. Beautiful scenic area with views of the desert sunrise, sunset and Mica Mountain. Inside your space personal washer/ dryer combo. Let's not forget, last but not least 100% non-smoking policy, is amazing, that means the air quality is way better, on average. However, as a tenant, the issues I must report as of 25 September 2025, are of outdated management, inconsistent enforcement of rules, extensive parking in reverse fines, challenges with pests, leisurely maintenance responsiveness, and super limited compact parking for larger vessels such as GMC 1500 trucks. After over four months of negative experiences, I look forward to this Business/Encantada Rita Ranch, LLC/HSL Corporate Property Management to actively respond to show commitment to necessary improvements, acknowledge the feedback with empathy, and then take steps to address the issues raised by customers/ tenants. This includes exploring the core problems, performing changes to correct mistakes, offering solutions to affected customers/tenants, and potentially using the feedback to improve products, services and community integrity. For employees, like MARYSOL C., (in which I'm sure she's a nice person) however, it means not following her lead in reacting defensively to tenants who may promote fair treatment, tenants who represent full participation in all spaces that are available to public and for tenants/people from all backgrounds. Instead landlords/leasing agents and Asst. Directors namely MARYSOL C. must utilize their stature or achievements, NOT for gloat or clout, but to seek further clarification before answering questions incorrectly. Such as confidently charting a new path of expressing confusion openly to demonstrate a willingness to learn and encourages the future tenant to elaborate, versus having a prospective tenant walk away disappointed feeling unheard and unappreciated because an employee provided an answer which may implicitly come across as, "I am right, you are wrong and there's nothing you can do about it. Employees ought to work directly, with a manager daily and/or periodically to draft improvement plans. Employees must complete formal retraining to stay current with industry advancements, improve their skills and productivity, boost job satisfaction, loyalty, and reposition themselves for future career growth. Treating people unfairly and unjustly is outdated and will not be tolerated, civil rights will be promoted. This investment in employees allows organizations to stay competitive, adapt to technological, diverse, equality, and inclusion changes, and maintain a skilled workforce, ultimately leading to better products, services, and a stronger bottom line relationship between tenants and landlords. Exploring further learning opportunities and creating a lifestyle community with positive experiences. I would like to have my remaining 9 months of residency be more peaceful and harmonious...
