We moved in October 9, 2017. We had disgusting water issues with black stuff coming out of all the faucets & leaving a soot like ring in the tubs. We battled this for months! They replaced our water heater & it was still happening. Finally, they blew out the lines & that seemed to help. Turns out all the other apts. in our area were experiencing the same thing but nobody else ever complained? This went on for almost the 1st 5 months we lived there! Don't let them fool you!!! They are a very fake, nice. Jackie in the office told us "we take pride in our property" when we were inquiring. PLEASE! HAHAHA They don't take pride at all!! She was sweet & kind when we first met. She's not any nicer than Shalom at River Oaks Apts.! The appliances are old and need to be updated. When we first moved in, woke up to the neighbor's washer above us, flooding us out. Several months later, our washer broke & flooded us.They send in carpet guys who do not complete their jobs the 1st time & have to be called back. The office gives them a key to your apt. & doesn't accompany them. My granddaughter & I were at my apt. two wks ago & they knocked while I was in the shower to come fix the carpet correctly. My granddaughter asked who it was, they said nothing but then let themselves in. My 8year old granddaughter said my grandma is in the shower. I had my bedroom & bathroom doors OPEN! I hear men's voices in my hallway & hammering. I yelled out 3 times for them to get out before they got out! last straw, called the office & gave them a piece of my mind! CLUBHOUSE/BIGGER POOL: If you want to use the bathrooms at the clubhouse, it is out of the question unless you pay $150 to rent the clubhouse. Seems to me it should be included in our amenities that we pay a higher rent for & shouldn't have to pay. In the beginning, they let us use it. This past Sat., I saw Jackie and asked her if she could leave the door unlocked so we could use the bathrooms like before, she said, "you can only use the bathrooms if you rent it, but I'll leave it open". I told her thanks, I appreciate that. WELL, the 1st time we went to the door it was locked, so I knocked & Jackie answered with a sign that read "Bathroom use only if you rent the clubhouse". I asked her why did she say she would leave it open then? She said she was being courteous, I told her you are NOT being courteous, why didn't you ever say that before? She tried saying she told us before, if that were the case, I wouldn't have expected it. I also told her if they would keep the pools clean then we'd be at the smaller pool but it was dirty and you couldn't even see the bottom, it was green! The small pool has bathrooms available at all times it is open. Jackie then said to me "how old are you and you're fighting with me?" I told her I'm not fighting with you, only stating facts!! Then she shut and locked the door. She has a major attitude problem and is not a nice person like she portrays. Don't trust a word they tell you if you're inquiring about an apartment at Estancia Apartments. They are only nice until they get you in your apartment and then they don't care about anything that goes wrong in your apt. or anything you have to say. They just blow you off and put a bandage on things instead of fixing it right the first time! Also, this is a gated community but the gates seem to be open A LOT! OR broken A LOT! We are paying for a gated community and the gates are open more than they are closed!! They make you think it is a wonderful place to live but it truly is not! Just because they are in a nice area, they are still not upscale. We hope to be out soon!!! Lived at River Oaks for two years and then moved to what we thought would be a nicer complex since it was gated and in a nicer area. As far as the crime goes, much nicer. But as far as how they manage; the same! Read moreBarely lived here a month and I cannot wait until my lease is up already. This has been the worst living experience. Day one after signing my lease I walked into my apartment and there is a piece of kitchen counter missing. It looks like someone took a bite out of it. When I told the office their response was they couldn't fix because the the whole counter would have to be replaced and I would have to leave for 24 hours. Why wasn't this fixed before they moved someone in? Yes the counter is functional but it looks awful and for over $1,000 a month I'd expect a whole counter top. Strike two came several days later when my brother came over and I could not open the gate to let him with my cell phone. When I asked the office what the problem was I was told that my provider, T-Mobile, did not work the gate and I have to go down to let anyone in who comes over. That would have been nice to know before I made the decision to move in. Again I'm paying over $1,000 a month for a gated community and I expect it to work properly. Strike three came when I saw ants in the master bathroom and had to get pest control to come twice. I discovered they were coming from a gap in the baseboards and was told they would have maintenance patch it up but no one ever came so now I have tissue shoved in the gap and taped up to prevent any more from coming in. Strike 4 - a week after I moved in and this awful loud vibrating noise starting happening right over my bathroom. This noise gets so loud it wakes me up sometimes at night and causes my windows to rattle. I even hear it all the way in the living room. I was told it was normal and is because of two AC units right above. This noise did not start until a week after I was in so that tells me there is an issue. They've only had maintenance and someone from the corporate office look at it, not a licensed and trained AC technician. They told me no one else has ever complained about this which also tells me that there is an actual issue. There's no way other tenants have heard this noise and not complained about it. Or they are lying to me and did not disclose that this unit has problem with this noise because why would I move in then? I can barely stand to be in my bathroom or bedroom half of the time because of this noise. I also work from home and use the middle bedroom as an office and can hear the noise in there too. Very hard to concentrate when your eardrums feel like they might pop. Strike 5 was when the sewer backed up and sewage was spewing out of a grate in the parking lot right behind my car. My car was surrounded by sewage and I had to step in it to get to my car to move it. I later found out this happened the day before and they didn't bother to tell anyone so we could move our cars before there was an inch of raw sewage surrounding several cars. Strike 6 came when I spent 5 minutes trying to open the pool gate because all of the gate locks here are 50 years old and impossible to open. I ended up dropping my cell phone which fell screen down on top of rocks cracking my screen in multiple places. One night when my son and I went swimming I almost didn't think we were going to get out of the pool area because I could not get the gate open. I would not suggest moving in here to anyone. They act like they care about their residents before you move in but once you sign the lease you are stuck. Definitely not worth the cost...
Read moreI am very upset with this place because of the fact that our A/C kept breaking down the first 3months that we were living here and ended up paying high electric bills and only got a portion of 1 bill refunded towards my rent. I told them what needed to be done because Iv installed A/C for 6yrs and in order to clean the coils to stop it from freezing over was to take the coil out and clean it properly come to find out that after the ac unit being inspected it needed to be replaced but it took 4 different people to come in and look at it and it never got replaced due to a budget concern and instead the last guy who came just cleaned a bunch of gunk out of it then about 6months later it broke again and another time after that due to an electrical problem, then found out we had mice. But only because one of my kids told me they seen one run in the kitchen. I spoke to one of the maintenance guys about it and asked for some extra mice traps that maybe they would have and when I told him about the mice he stated that the ac electrical propblem could have been from the mice because the wires were all messed up. Never got the extra traps so I went and bought my own and caught 2 in that same night. So far a total of 7 mice have been caught in the last month and a half. Not mention cracks in the ceiling and down the corners off every room that they said they couldn't fix in the living room my kids room and my room and its because of weak foundation and I know this because 6months later my door wouldn't close because the door is offset with the hole and also we can still here mice running in the walls at night. We told the manager about this problem and they have not done anything to fix the problem but promise to send a specalist out and instead send the same pest control guy that comes out every week to spray for bugs. really! What is a bug spray gonna do besides spraying poison in my apartment with 3 kids and my wife with chronic asthma. All he did was place down sticky traps told me to call if we caught another one. The manager told my wife she didn't see why she was so upset that we found mice feces all in our stove where the eye of the stove is where we cook our food. Not to mention a lady moved in and moved out because of this same problem and when she told the manager she gave a smart remark causing the lady to flip out and she ended up getting evicted. It's very upsetting that I now pay $1050.00 for rent to share my apartment with rodents that carry diseases! it's sad and mostly disappointing how everything was handled by management. They went from being so nice helping us move in but as soon as the issues started to pile they went to being straight rude, sarcastic and not caring whatsoever about me as a tenant and my family and our health concerns. Things were not handIed professionally at all. I would just recommend thinking twice before signing a lease here.
