Mice, loose wire, collection agency, a nearby building burned down... I lived in Avalon in 2020 - 2021 and it's has been a nightmare, especially during a pandemic.
These buildings are old, and this causes a lot of problems. I'm a clean person and I've never had a problem with mice, so it took me by surprise when I found droppings in my kitchen cabinets. They tore through my bag of rice and spread it everywhere. Afterwards, I put all my food in containers and bleached everything, but they kept coming back. Eventually I had to install mice traps, which helped for a while but never actually put an end to the problem.
Another problem I had was an extended power outage in my apartment. The lights in my room would flicker out every now and then and go out completely for hours, but the rest of the apartment was completely fine. After some googling I learned this was because of a loose wire, which is a fire hazard. After some hesitation about letting other people into my apartment in the middle of the covid-19 pandemic, I eventually decided to call maintenance. The person who came was somewhat rude and moved around all my furniture without asking me beforehand, so I had to bleach everything again after he left.
A few months later, an Avalon building within 1 minute walk from mine burned down from a four-alarm fire. The management did not provide any information about the incident, but only to send out an email afterwards that said something like "some residents were inconvenienced." Excuse me? People lost their homes in the middle of a pandemic, and that's the language you use?
Perhaps the last straw on the camel was they sent a debt collection agency after me and my roommate. We had paid off everything we saw on the website, but it turns out sometimes the outstanding amount you see on the website is not always up-to-date. It was 100% our intention to pay everything we owe and we had no financial difficulty. In the end, we missed a small portion of the rent by maybe 1-2 weeks, and they already decided to send a collection agency after us, IN THE MIDDLE OF A PANDEMIC.
Get this, they also charged us a LATE FEE for the LEGAL FEES paid to the collection agency. I had to argue with them on the phone for more than an hour to get the late fees rescinded, since the legal fees never even showed up on our payment portal, so there was literally no way for us to pay them. Never in my life have I ever wasted so much time and energy on paying rent.
Some other important considerations: This is a family-oriented complex in an isolated neighborhood. There is not much nearby and you absolutely need a car here. Not the ideal place for people in their 20's. There are a LOT of bugs in the summer. I had a balcony but even when I closed the balcony door quickly I would still find a few big bugs in my room the next day. Every 10 minutes or so, my bedroom door would bump against the door frame and make a loud noise. It was caused by the ventilation, so I had to remember to use a doorstop every night.

Read moreRenting at Avalon Princeton Junction has been a wonderful experience. My wife and I have lived in the community for 3 years while we saved to purchase a home. We had completed extensive research before deciding to live at Avalon Princeton Junction and continue to believe it was the best choice. For us, this seems to have been the best price for quality of life in the area. We rented a 1 bedroom, 825 sq. ft. apartment, with a washer and dryer. It was enough space for a newly married couple while we started our professional careers. We had options of Verizon Fios or Comcast. PSE&G is the electrical and gas supplier and most other services, such as trash collection, were covered in amenity fees.
The rental rates are competitive in the area with other complexes. We believed the prices were fair because there are necessity shopping areas within 10 minutes of any direction and the Princeton Junction Train Station is only a 5 minute drive away. Traveling is quick and easy whether it's walking, biking, driving, or taking the train or bus. There are several parks and the Princeton downtown area close-by making relaxing weekends a constant.
The community itself is pleasant and only got better over our time. We saw apartment upgrades, siding enhancements, re-paving, installation of a package delivery hub, and adjustments to trash and recycling areas which were welcomed improvements. Common areas are kept clean including the office and gym. These upgrades and constant care showed us and other residents that our quality of life was important to Avalon.
Avalon Princeton Junction's staff is an excellent group of people. They are friendly and willing to help and listen. This is true for both the office and maintenance staff. The office staff reach out via phone or community email for postings about changes to the common areas, events, or even new guidelines in place for temporary rules or closed off areas for maintenance. We always appreciated these communications to keep us aware of what was coming up in the community. The maintenance staff is amazingly efficient and nice. They always responded to requests within a few days but typically were servicing next day. They were respectful, clean, and would answer questions we had on how to help prevent common issues around the apartment.
The community itself is pleasant. There are some college students, young couples, and families spread throughout. The neighbors are friendly and at the very least respectful. We've never had issues with missing packages. There are occasional hiccups in noise or parking struggles but it is the nature of renting and nothing substantial.
Overall, I would recommend Avalon Princeton Junction to anyone looking to rent in the Princeton, Princeton Junction, West Windsor, and Lawrenceville areas. There are many options of small to medium standard or upgraded apartments. The area is lovely and the...
Read moreI moved into Avalon Princeton Junction June 15th 2018. In the 104 days I have been in this apartment I have been unable to use my bedroom for 58 days and counting. When I moved in I did notice there was water damage on the ceiling in the bedroom. I was assured it was from an old leak and it had been fixed. On June 28th just 13 days after moving in the ceiling in the bedroom started leaking. I was forced to move my bed into the living room. I called maintenance and notified them of the situation and they assured me it would be fixed by a roofer. Water continued to leak into my apartment for 11 days until the roofer came out to fix the issue. Building maintenance management did not fix the damage to the inside of my apartment till August 15th (48 days since I reported the incident). On August 30th the leasing office provided me with a $350 for my troubles. On September 18th water once again started flowing from the ceiling which forced me to move out of my bedroom once again. I contacted maintenance along with the management office and stated that I wanted to move apartments. My request to move apartments was ignored and a voicemail was left from the leasing office that the roofer was called and would be arriving on September 20th. No additional assistance was provided and water continued to flow into my apartment. The roofer did not show up on the 20th so I went to the leasing office on the 21st to get a status update. They (the leasing office supervisors) had no update and just said the roofers had not shown up. No additional support was offered and my request to be moved to a suitable dry apartment was ignored. On September 24th I received a call from Kathryn stating they had not forgotten about me but the roofers still had not come. Upon returning from work on September 25th I noticed additional leaks were forming in the ceiling. On September 26th I once again went to the management office. I spoke with Karen who is new. I stated that I wanted a timeline and requested tarps be placed on the roof to stop the water from flowing into my apartment. I also requested once again to be moved to a conducive living space as now I am worried about mold . Karen said she would speak with leasing supervisor and get back to me with potential resolutions.
