Giving it two stars only because of the location of the property and how nice the maintenance staff is. Everything else is a 0- no stars, especially if we're talking about the owner of the property Robert Ernstoff and the "realtor" they hire Karen. To start, you will be given many run arounds and different information by Karen, and if you question anything she does or says you will be met with disrespect, so be careful.
Be prepared to pay high electricity costs due to extremely old air-conditioning units sucking up too much energy. Be prepared for water leaks in the bedrooms, clogged sinks upon move in, appliances that don't work properly, be prepared for random changes to the rules and regulations of how things are done without a single warning, email, alert or anything else. Be prepared to have to pay to just pay your rent, owner only gives you two options: payment through a third party app where you will incur EFT costs for using your own debit card AND checking account directly, or you have the option to mail in checks. No cash option, no in person payment options as the owner himself said, and I quote, "I do not trust my guys on the property with this stuff".
Be prepared to be belittled and disregarded when you bring up any concerns about the property, including when appliances don't work properly- they will accuse you of "not taking proper care of appliances" even though the appliances are decades old and you just moved in 2 weeks prior yet the dishwasher is leaving dishes dirtier than when they went in, and its spitting up sewage water making your entire house smell like sewage. They will also gaslight you on any financial concerns regarding the ever-growing costs including the owner himself telling you "If you can't absorb that cost increase I worry about your ability to pay rent" even though he owns property in Westfield, Cherry Hill, and in NYC but he'll want to gaslight YOU over his assumptions on your finances. I would also suggest you do research on any lawsuits this complex has faced in the past, in particular ones they faced regarding discriminatory practices.
The apartments overall are not large but not small, they're old but not that bad or falling apart although also be prepared for things to be painted over rather than replaced. Price is far too high for what you get, but the location was the only reason we chose it. Would not choose this place again, I do feel like there are better places in the area for the same or lower price. The owners and "managers" are extremely rude and disrespectful to the tenants, and they will treat you with belittlement and contempt.
Also know, there is NO ON PROPERTY MANAGER, no matter what you read, there is no office in the state of NJ for this complex, there is no property manager or superintendent on premises.
Location is great, town is incredible, apartments are okay but not worth the rent they're asking for, owner is nasty and very rude and the realtor is also nasty and rude.

Location: Westfield itself is a gorgeous town and the apartment community is nestled in a nice, quiet, and family-centered neighborhood. Downtown is a walkable 15 minutes and max 5 min drive. Also, the proximity to the train station is ideal. We are a younger couple, so that is so important because a lot of our friends live in NYC and Jersey City. It is so convenient and the location is perfect for anyone who wants suburbia with access to major cities.
Community: The 800 Forest Ave community is also great in general. The area is quiet and safe, with so many families and dogs being walked. Everyone is respectful and we have never had an issue with other tenants or people in the larger neighborhood that surrounds the complex.
Service: We actually share a building with one of the maintenance men and the entire team is so kind, responsive, and helpful. The lawn care is always done so well and just at the right time, snow removal or debris removal after a storm is immediate and responsive. Working with Karen when we initially wanted to sign our lease up to now (when we want to renew for 2 more years) has been great. Karen is responsive and the process was easy.
Unit: We LOVE our unit. While the newer, remodeled ones are gorgeous, we have the older version. The older unit, coupled with the brick style buildings and trees everywhere, is so cozy and homey for us. The size is perfect for the two of us and we do feel like we get what we pay for, so we have never had any qualms about the cost.

   Read moreI am the Broker handling Westfield Manor Apartments for over 20 years. It has been a pleasure. The Owner is constantly upgrading this 120 unit complex. In the last three years - the owner has replaced all the boilers (heat is included), he has replaced all the roofs and blacktopped all parking lots. As the apartments become available - each one is being renovated. Each apartment is large with a free flowing - open - layout. The bedrooms can fit a king size bed with a few dressers. The heat & hot water & cold water & trash & sewer & lawn & snow & maintenance are included. The tenant only pays for electric and cooking gas. All appliances are included; stove, refrigerator (not required in NJ ! ), dishwasher, microwave and stackable washer & dryer. There are air conditioners built into the wall. The owner is responsible for all appliances! The complex is on a private cul de sac on the northside of Westfield. Each building has court yards and mature trees and grass. Wildlife abounds. There is a small herd of deer that roam through on a daily basis. There are two on premises supers that have raised their families here for over 30 years; Arley and Luis. If a problem arises - please call the supers immediately and email the office. A small problem becomes a big problem quickly. And you may call me anytime.
