Orchard Realty — Local services in Woodland Park

I had an apartment for rent through Orchard. Supposedly, the tenant was qualified, but when it came time to "meet" the tenant, supposedly he had to work or had class. I got flim-flammed by Orchard and they gave the tenant the key before i had the opportunity to meet them. It was only supposed to be 1 tenant and 1 small dog. Turns out it was the Tenant, his girlfriend, his girlfriend's sister and the Tenant's cousin. A week after he moved in, the Tenant applied at a shelter to adopt a dog and the shelter contacted me to see if i would allow it. I was out of the first floor apartment which i lived in for an extended period of time dealing with a terminally ill parent. The Tenant got more dogs, the back yard was filled with dog poop and the neighbor told me he saw someone in the back yard, in his boxers smoking weed. What a wonderful screening job Orchard did! If they had an apartment for rent in a house they owned and lived, would they rent to this individual? Probably not. So why would they stick him in my apartment........

First I want to say is thank you Patrice, our recent transaction couldn't have gone smoother. You were very transparent and we love that. I 100% understand how realtor fees work so I am not going to demonize you because of a payment that revolves around a law or company, yes I paid the money, no I do not have a problem with it and I will explain why. 1) You gave no hesitation to show us the place that we were interested in. 2) you helped us out immediately and gave us a showing within the week. 3) financial situations during this current time isn't the best but you were still able to make arrangements for yourself, the owners, and my wife and I. Lastly, because of your help, time, and kindness my future wife and I will now in a beautiful and quiet neighborhood and will be able to finally start our lives on our home. So with all of this listed I just want to say, Thank you from the bottom of my heart, you did us a great service and we appreciate meeting you, you changed our lives...

We have worked with Orchard Realty recently and we are very pleased with their professionalism and dedication to their clients. They were always available when we try to reach them. The whole experience was so smooth and quick. I see some people is complaining about $50 registration fee in order for them to start working with you which has been told beforehand. I personally found this charge very reasonable which they most probably use for the time they consume for you and the expenses to travel for showings. For that fee you will get their service for 6 months if you decide not to rent any of their available rentals.They also credit half of that fee from the realtor fee check once you decide to rent one of their available properties. We especially thank to our agent Patrice for being kind, patient, professional and understanding from the beginning to the end, and we suggest Orchard Realty to anyone who expect same professionalism...
