I have been a tenant at the New York Wireworks Building for over three years, operating my business, FitByKim fitness studio. Unfortunately, my experience has been disappointing due to several significant issues.
Maintenance Issues: Before moving in, I was assured that my space would have heating; however, it did not. Despite this, I was still charged a monthly gas fee. The lack of heating made the winters extremely cold, and the absence of proper cooling made the summers unbearable, forcing me to purchase my own portable AC unit. This lack of climate control caused significant discomfort and health concerns, especially for a fitness studio. Poor Communication: Communication from the leasing office is severely lacking. Emails and phone calls often go unanswered for days or even weeks, especially since the new leasing manager took over. The rent collection system was upgraded without transferring any documents from the previous system, forcing me to log into my old account to download my lease for reference. When responses do come, they are usually unhelpful and dismissive, making it incredibly difficult to resolve issues promptly. Safety Concerns: The building’s safety is inadequate. The front door often fails to latch properly, allowing anyone from the street to enter at any time. This is particularly concerning when I have clients as early as 5 a.m. The bathrooms, while often cleaned, still do not meet acceptable standards and are extremely hot due to poor ventilation. Despite bringing these concerns to management’s attention, no noticeable improvements have been made. Delayed Return of Security Deposit: Additionally, when it came time to return my security deposit, there was a delay of over a week, causing unnecessary stress and inconvenience.
Despite these issues, I would like to acknowledge that the location of the building is convenient, and the units themselves are spacious and well-designed. Additionally, the presence of Wired Chef cafe is a definite plus, offering great food and a pleasant atmosphere. The most positive aspect of my experience has been the attentiveness and responsiveness of Kevin and Kim, who have always been extremely helpful and resourceful.
In conclusion, the lack of effective management significantly diminishes the overall renting experience as a business owner. I hope the management will take these concerns seriously and work toward improving their services for the benefit of current and future tenants.    Read moreI was a vendor for 6 months at this establishment. Paid my rent on time and made sure the labels were on all my items. Also kept my stand clean and tidy. Sent an email 2 months before my lease was ending informing them I would be moving. No response no thank you for being a good tenant no communication what so ever. To top it off, in my last month i decided to bring one more item to sale. I was told by a worker why I was doing that because I was leaving. Mind you I just paid my rent and had 31 days left. Really! So obviously somebody read my email about me leaving. But nobody could take 2 minutes out of the day to respond to it. These are the facts about how this place works.
You have to sign a 6 month lease.
It takes a week for you to get any money you make.
They take 10% of everything you sell.
They pick and choose who they promote on their website, Facebook.
They are quick to send you emails about events. But take their time to respond to any emails you send.

I found two handbags at the same vendor in the middle in the back beautiful handbags went to the front desk. I asked if she could call the vendor to find out how much they were. The lady told me she would not call the vendor, She said besides it’s Sunday and they probably won’t answer to top it off.
