Flo-Mar Terraces — Local services in Ypsilanti Charter Township

DO NOT MOVE INTO THIS PLACE. Update: 08/07/2019: This company markets their apartments as having security cameras on every building. I had a package stolen from my front door and asked management to review the tapes. I was met with yet another evasive response indicating that they could not review the tapes. When i attempted to inquire why, I was repeatedly told that there is no way to view recorded footage--in other words, the "security cameras" only function as a deterrent (which is obviously ineffective as someone had no qualms with stealing a package from my doorstep). Again, I stand by my review (written a month ago) that anyone should avoid this place at all cost.

I moved into Flo-Mar June 1st and had several unexpected experiences that have prompted this 1-star rating. Within a couple of hours of moving in, I could not lock the door and the door knob came right off. After 3 attempts to resolve this issue, it was taken care of. I had to have maintenance add a weather strip to the door. Additionally, I had to have maintenance fix the refrigerator door as it wasn't installed properly. Then I had to call him again to fix the door as it wasn't sealing properly, causing the refrigerator to leak and make this annoyingly loud cracking sound. I also had to have maintenance re-calk the tile as the toilet was leaking during use, causing water to pool all over the floor. In the first few days of moving in, I had maintenance come to my apartment 8 times. Though maintenance resolves issues in a timely manner and they are all really polite, there's no reason why this should have been my experience. It did not stop there. I was never informed that the apartment above me would be renovated for the first two weeks of my staying here from 8am-4pm Monday-Friday. The walls are extremely thin, thus any repairs done upstairs sounded like it was happening in my apartment. I could not do any work in my apartment nor could I talk on the phone or watch television. After repeatedly complaining to management about how much of an inconvenience this was, I asked for compensation for having to leave my apartment every day to do work elsewhere. I was met with management informing me that the owners will not only communicate with me directly, but there is nothing to be done about this ridiculous inconvenience. So, if you have any issues, YOU WILL NOT BE ABLE TO SPEAK TO THE OWERS DIRECTLY. I have never lived anywhere that I could not access corporate or upper-management. I was then offered a $50 visa gift card and an option to get out of my lease with a 30 day notice. I was offended by this gesture as I should not have to give a 30-day notice as I was not given the consideration of a notice that there was going to be renovations above me for 2 weeks. Furthermore, they did not offer to pay for moving expenses and/or the inconvenience of having to move again. Ultimately, my hands were tied in terms of staying as I did not have the financial means nor the emotional capacity to try...

I think Flo-Mar Terraces is one of the best apartments you can get in Ypsi/Ann Arbor area. I was lucky to find an open unit a couple of years ago and really enjoyed staying here.

The location is great. I was an engineering grad student at U-M, and it only took me 10-12 minutes to drive to the North Campus parking lot. The route is usually not busy, so the commute time is pretty consistent. My commute time actually was reduced by half when I moved to Flo-Mar from Ann Arbor! Other than that, it is also easy to drive to downtown Ann Arbor, as well as many restaurants in Ypsilanti.

The apartment itself is very nice, too. I was very impressed with the quality of the flooring (which is apparently bamboo hardwood flooring) and loved using the in-unit washer/dryer. Also, granite countertops and stainless steel appliances are a nice bonus, too. The parking lot is spacious, and there is a nice pond trail right outside the building.

The maintenance is pleasant to work with. I had a few minor issues (like a leaking kitchen faucet), and they always fixed them the next day. I also had one bigger issue (bathtub finish failing), but they hired a professional contractor to get it fixed as soon as possible at no cost to me. I also see them taking care of the gardens and picking up trash every morning, keeping the place clean.

I also think the management is very professional. They always give plenty of notice whenever there’s an inspection, maintenance, or an apartment showing. They are also easy to reach out to and are usually pretty responsive. Also, if you need to sublease your apartment, they can help advertise and facilitate your apartment showing for an agency fee. You can of course do this yourself, but it was great for me to have a professional helping out throughout the process.

Overall, I thoroughly enjoyed staying here, and I’m sad that I unexpectedly have to move out due to work. I definitely would recommend checking out Flo-Mar Terraces to anyone looking for housing...

As a contractor who works in and out of Flo-Mar Terraces & Apartments for many years now, they are truly one of the cleanest & well kept complexes that we work at! We service well over 120 complexes all over Michigan and northern Ohio so seeing the modern updates, nice color schemes & fixing necessary things is so nice to see. One of the biggest things for me is the condition of the kitchen cabinents and bathroom vanity and all of that is new! & they didn't go cheap new and the cabinets are installed correctly! (I know because I checked HAHA) The hallways at Terraces are so well kept all the time and that's not seen often. We love the electronic locks too just a bonus. We personally have never ran into any bug issues (that hinders us being able to do our job so we cant have that LOL) AC/heat always works. The grounds are always kept up and aren't filled with trash! We have personally witnessed Janette pick up trash entering/leaving any of the properties. Parking is always available too which is a plus. We have always dealt with Janette over the years & she is simply the most beautiful & kind-hearted person I've ever met♡ she always greats us with a smile & nice conversation. She always looks over the apartment while she is in there rather it's checking other contractor work or anything that needs to be done maintenance wise. There are not many complexes I can recommend to people, but Flo-Mar is definitely one of them! Also can't beat...
