If I could give 0 starts I would. (second edit: Tenants are organizing and I urge anyone living here to join the collective action against this place. Know your rights, escrow your rent, demand better conditions) (Edit: I have since broken my lease because of the uninhabitable conditions, I have met many people that also have, management will try to scare you with fees and timing, if your problems with them are like mine, you can leave, they can try to bring you to court, but are unlikely to because they know it's a loss, just document everything and don't let them intimidate you, send a letter stating you will be moving because they did not hold up their side of the lease, and put all communications with them in writing, even if they call you, sum up what was said in an email and send to them so there is documentation that they didn't come when they said they were) There have been a plethora of issues, the biggest being a termite infestation, a carbon monoxide leak, flooding, a discrimination violation, and essentially no effort to remediate anything. I know many units are 10x worse than mine was) First problem was a broken window on move in that made it impossible to secure the premise for almost 2 weeks. Then they did unannounced pest control that required we cleared the build for 5 plus hours and move all of the things inside. Then they tried to deny and charge for an ESA that was already documented with them, and started the threatening eviction if pet fees were not paid, this went on for months until I reported them to HUD. Then a carbon monoxide leak in the middle of the night due to my defective heater had the fire department come and shut of the unit, which was condemned, brought me to the hospital for carbon monoxide poisoning, leaving me without heat in the middle of winter, until they finally decided to bring space heaters, which I used for months. They finally replaced the unit but the new unit started leaking water right away, they did not come for a while to investigate this, so the floor got soaked through and started molding. Meanwhile termite's started appearing by the hundreds and they strung us along for a couple weeks, until some guy showed up to treat our "roaches", physically gawked when I showed him the amount of termites, said he would let management know that they weren't roaches, but indeed termites, and then never heard back from them. This was until I submitted repeated maintenance request some of which got marked as completed. I have now reported them to the house department because still no treatment to the termites has been conducted. The second bedroom is unusable and has now flooded due to the faulty air conditioning unit. Last time maintenance was in they said that it was leaking because they had not installed a drainage line. Then the management tried to send someone in to drywall the unit back in place as it is actively still leaking, and they contractor called me into the room to ask why he was being asked to drywall an actively flooding room.

These apartment complexes are HORRIBLE!!! Moving here was THE worst mistake of my life! It’s been one problem after the next since me and my BF have moved in 6 months ago. Before we even moved into the apartment, management didn’t even know we we’re supposed to be moving in, (even though management gave us the move-in date) we had already put down a $150 holding fee for the apartment that we wanted, but as we were going to tour the apt’ that we wanted, someone came in and paid the down payment for the same apartment. Management didn’t tell us and we found out the day of, that we weren’t getting the apt’ that we wanted. We already had our stuff packed in the U-Haul, so we couldn’t turn back around. So, they gave us the “second best” apt’ that they had. Me nd my BF did a tour of the apartment and there was mold growing on the bathroom ceiling, the cabinets were falling off the doors, there were spiders in every corner, the carpet was lifting, and the apartment smelled like cigarettes and febreeze. We put in a maintenance request to get the mold cut out and the cabinets replaced. They couldn’t replace the cabinet so they “glued” it back on, and they didn’t cut the mold out until a month later. When they cut the mold out they saw that it was a leak, so now I had a big hole in the ceiling and a leaky pipe, that leaked over us whenever we used the bathroom. It took me months after maintenance came and cut the mold out to get the hole patched.( I had a family member fix it because they wouldn’t) I had kept saying something to the office about it because every bug on this planet was coming from it, but they kept putting me off and marking my maintenance request as “completed” (even when I first said something about the roaches) when nobody came to my apartment. Then we proceeded to have a gnat infestation a couple of months after moving in, and now it’s roaches. We would see 1 or 2 durning the summer, but now they are worse. This apartment has been treated on 3 separate occasions, and yet they are still persistent, and now I see 5-6 a day! If could rate a 0/5, I ABSOLUTELY WOULD!! These apartments are uninhabitable, and I wouldn’t recommend them to anybody!!

FOR THE LOVE OF ALL THAT YOU BELIEVE IN, DO NOT RENT WITH ARBOR ONE APARTMENTS!!! I DIDN'T EVEN GET TO MOVE IN!!! This place is INSANELY shady and the office workers are very rude and unprofessional. Not worth what seems like an awesome deal in the Ypsi/Ann Arbor Area! I would give 0 stars if possible. I had signed a lease and was keeping somewhat regular contact with the leasing office... couldn't get a hold of anyone via phone. The day before my move in was scheduled, I emailed the office just to confirm/ask if everything was okay... THEY HAD ME IN THE SYSTEM FOR A DIFFERENT MOVE-IN DATE THAN MY SIGNED LEASE SAID SO THEY TOLD ME THE DAY OF MOVE-IN AT 9AM VIA EMAIL THAT THEY DIDN'T HAVE AN APARTMENT FOR ME. THAT'S IT. DIDN'T GIVE ME ANY OPTIONS. What if my previous apartment's lease had ended that day?? Besides having 90% of my possessions packed into my car at that point, I also had changed my address with my bank, the post office, got new car insurance, etc., etc. and had to find a new, different apartment THAT DAY and decided to stay out-of-state since the job I was moving for is remote. I physically went into the leasing office later that day with a written letter to cancel as stated as being allowed in my lease since they did not give me the promised accommodations and the leasing agents started giving ME attitude when it was their faults I could have so easily been homeless. I am actually now so thankful I was able to break my lease due to all of this nonsense as stated in the lease and that I still had my own apartment until the end of the month - I feel like I got out of an abusive relationship before it really started. I did end up getting a refund for my security deposit and first month's rent (a good total of ~$1500) TODAY when my scheduled move-in was June 4th - it took them a month and a half to get it to me and I had to go through the actual company (LR Management based in Troy) rather than just Arbor One to get it. TLDR; Run!! Run as far as you can!!

Final update 12/7/24 I still have stress nightmares of staff breaking in when I'm not there and stealing my personal items like they did the last week I lived there. They were terrible people and WILL treat there tenants less than human.

Update 12/11/23 They changed the locks before I moved out and signed off on the key return.

Update 11/13/23 No, I won't "call your office", because I'd rather not be berated by Amy for requesting things be fixed in the apartment I pay for, despite yearly rent increases. Nor do I want Wendy lying to me because she knows her bosses will contradict anything she tells me. None of my work orders have been answered and I already filed my Notice of Vacancy. They never even sent the Inspector they claimed was "required", and I doubt they're even aware despite my sign copy.

UPDATE 10/31/23 Still haven't had anything fixed AND they just cancel maintenance requests for everyone, now. No emails, phone calls, nothing. I'd go to their office but they just say "submit a maintenance request on their site". So it's a waste of effort. Glad I'm moving out.

UPDATE 9/26/23 Nothing has been fixed. Two visits from the maintenance guys in about as many days to look JUST LOOK at the all things I have reported wrong in my apartment. Said they were ordering parts. This was two weeks ago. When I told the guy the AC pulls hot air only from outside and doesn't actually cool the air, he turned it on for a second and declared the air was cool. Because it was 68 degrees outside the day he "checked" and not 94 degrees. No AC, leaking faucets, broken lights in the stair wells and your apartment, unusable pool due to dangerous chemicals, stolen mail, overflowing dumpsters, cars broken into, bugs in apartments and squirrels on the roofs, black mold, flooded 1st floor apartments, and office that's open less than 20 hours a week, and no communication.

UPDATE 9/6/23 Four months, no maintenance requests being addressed. Though it's not as bad in my apartment compared to those on the bottom floors whose hallways and apartments flood regularly. The floors are covered with silt. At least they increase the rent yearly for no reason while the owners make record profits.

UPDATE 8/10: No pool. The hottest summer on record, and they instead have it filled with unsafe chemicals and are keeping people out. Yes, they had it closed when the entire complex had no power for 5 days and temperatures were at their highest worldwide and tenants had no access to AC or fans. A

UPDATE 7/24: the emergency lights and EXIT signs don't work if the power goes out, either. Neither do the outdoor emergency lights or EMERGENCY CALL buttons at the doors. So if you move here and there's an emergency during a storm, you're SOL.

Do not move here!! Especially if you have any health conditions affect by mold and heat. The leasing managers will lie to your face and have their higher ups refuse to fulfill their promises. I recorded each time Wendy promised I would get new hard floors and a functional AC unit upon renewing my lease, only to have her boss say they will not. And since they've fired most of their staff and rehired then, they lost many copies of keys to apartments and won't fulfill maintenance requests UNLESS there's a city inspector coming. Luckily, the last week has had the hottest recorded global temperatures, and since my broken AC only has a fan and no actual form of "cooling", the apartment is a steady 88 to 94 degrees Fahrenheit.

Update: they requested I call them to resolve said issues, but having been told by Amy that they will not honor their leasing managers promises, I see little point.

Again, avoid this place. 5 years living here with rent increased each time, and the only upgrade to my apartment has been new carpet (after sending repeated requests), locks REMOVED from both entrances to the building, light fixtures broken or removed from stairwells and hallways leaving them dark, paint buckets left in stairwells wells, and the removal of a dumpster so that the remains one...

Here's my experience so far and don't worry I will update as time goes on: So far so good. The experience with management has been a pretty good one. Alice at the front made the application experience simple and stayed in contact with me all the way through it to the move in today. The apartment itself is okay. The walls gotta be thin because I could hear everything my neighbor was saying to her kids in the hallway. Thats neither here nor there. I have had one issue its the heat ducts around the apartment. one of them in the rooms literally fell off to the ground super randomly. I'll update this and lets see what Arbor One's maintenance is like. Because I'm surly about to put it to the test.

2/1/21:Here’s the update you all have been waiting for!!! Before I get started on this rant. F this place and what little it stands for!!!! I’ve been here for a month finally and it’s been a horror show! On top of that LR Management does not care about any of these issues I’m having!

I was getting locked in my apartment or couldn’t lock it at all, my electrical outlets in my kitchen and dining area didn’t work leaving me with no way to cook for my kids, the kids couldn’t take a bath because the tub is messed up, still have no key to my mailbox, heat in one room didn’t work,my roof started leaking recently and today...today I saw a cockroach! Aw hell no! They can keep the deposit at this point! I just want out of this nightmare!!! They knew about these issues on 2/4 half of them got dealt with on 2/17(yea I went awhile! I have the maintenance request to prove this!) At the end of the day this apartment was supposed to be ready for someone to live in and was not!!!

I’ve been begging my front desk people to just move me to another apartment and they can have all the time in the world to fix all the issues. But I was told they couldn’t do it. Called LR management spoke with someone and they claimed basically they couldn’t do anything and would get back to me before the 1st because they needed to know what the front desk was doing about this. I no longer want to play this game with me or my kids livelihood. The manager Amy...we not even going to speak on the lack of professionalism there.
