Atmosphere: Manders 22 is spotless and nicely decorated, striking the perfect balance between modern and welcoming. From the moment I walked in, the staff made me feel right at home. They were friendly, attentive, and happy to answer my questions.

Food: I tried the smash burger, the Spiedie, the Caesar sub, french fries, and a chocolate chip cookie. SPOILER ALERT…every single item was a hit!!

The smash burger was outstanding, cooked to perfection with crispy edges and a juicy center. The house-made Manders sauce added a unique and flavorful twist that tied everything together beautifully.

The Caesar sub was equally impressive, packed with flavor, perfectly dressed, and easily one of the best I’ve ever had.

As for the Spiedie, this was my first time trying one, and I’m officially hooked. The marinade was rich and flavorful in every bite, and the char on the chicken gave it an incredible depth of flavor. I’ll definitely be ordering this again.

The fries (both waffle and shoestring) were hot, crispy, and seasoned just right! And just when I thought I couldn’t eat another bite, I tried the chocolate chip cookie… and ended up finishing the whole thing. It was massive, yet somehow perfectly chewy, moist, and loaded with gooey chocolate chips — a flawless end to the meal.

Manders 22 is a new counter-service restaurant that’s already hitting all the right notes. From the moment I walked in, the vibe was welcoming, and the service was top-notch. You order at the counter, but they bring the food right to your table—a nice touch that elevates the experience. The star of the show? Their smash burgers. We were excited to try a new smash burger place in the area. Unfortunately, Manders 22 ended up being an over priced, lackluster, low quality experience. We ordered one double smash burger, a spiedie with American cheese, and waffle fries. First, the burger - overall just okay. The meat was decent yet greasy, cheese was low quality, the sauce mediocre at best, onions were raw, and the bun offered nothing special. This was ordered as it comes - cheese, onion, pickle, sauce. Second, the spiedie- umm, just no. This is a handful of chunked chicken with a vinegar type marinade on a cheap hotdog bun. The cheese was the worst quality craft single and didn’t even melt. We picked at the chicken. Lastly, the waffle fries - cold and had some kind of semi solid grease-like seasoning in the grooves - like it was supposed to be cooked or melted. The only drink options in the place are bottled drinks. Bottle water was $2.25 for a 20oz zephyrhills.
