Nope. I was hoping third time would be a charm. Sadly, it's more appropriate to say three strikes and I'm out. Since LBK's beloved Turtle was destroyed by the hurricane, I've given Sips multiple chances. Fail every time. This last visit we ordered a pancake board, written in chalk on a menu at the register. Was told no, that was not available because the grill was not hot (at 11 AM.) I asked, is it just a weekend item, then? Was told no, we just don't have the grill on right now. I asked again, maybe we will come back tomorrow? Without any apology, was told no, we are out of pancake mix. Is there some reason they couldn't have erased it from the menu, then? Not a single employee seemed to be in a pleasant mood, from the cashier to the young lady owner. Drinks took a very long time, and the vanilla latte was not even hot (or at all sweet.) The one thing that WAS very good was the almond croissant. I guess I'll be purchasing an espresso machine for my condo and making drinks at home. Darn. I do wish Sips the best, and I'm sure they will do well since they are the only coffee shop...

The breakfast burritos had eggs, rice, and black beans. They way Thery were pressed made it so you couldnāt get a bite of it all at once - so you ate eggs or rice & beans.
