SEIS is very easy to find because it's near the bridge and directly across from the river.
Coffee with mung bean (cà phê dầu xanh) is wow. Tiramisu cake is spongy, not overly sweet and does have a little rum in the cake (the proper way to make it is with rum). I like this variety. I also ordered the peanut bread with roasted peanuts on top (crisp and crunchy on the outside. Softer on the inside)

We had a tea, which was served luke-warm instead of hot. And had little flavour. I ordered a chocolate mousse from the window, yet was given a strawberry instead. Everything looks delicious. The place itself is very nicely decorated and they even have a nice balcony upstairs. Had a bit of a hard time trying to communicate with the staff because they don't speak a word of English, but nothing google translator...
