The lift for this block , new phase 2 built completed in year 2014, it has only 3 lifts serving 8 units per floor and it is more than 50 levels, you see the lift buttons.. some floor has duplicate (example: level 13 and level 13A), it seems like making it look like less level but it’s not. The view, if I choose to buy this unit the view will soon be block when phase 3 build up (just on it’s way laying the foundation to build)… see the video. The noise of the construction is insane plus in Malaysia, they ain’t like Singapore have a fixed time of noise stopping. During night time, at my airbnb apartment phase 1 (built in 2018) I am still able to hear the construction noise. But they took long time to build phase 3. The new launch price, I as Singaporean to buy a unit of a 3 bedder 10xxsf size for RM1.6million “freehold”+ a one time 4% foreigner tax + *monthly maintenance fee of RM4+/per sqft + *the water electricity bill to pay directly to developer. These two *maintenance fee and *water electricity bill is the worst I am consider about as developer is the on pricing it and water electricity bill definitely much more expensive that public because my relatives are Malaysians so I know there price gap!. This is the after sales problem buyer need to consider. The selling price, to me I do feel it is over priced! Even if it is near to SG, but paying a million RM will take too long to sell and I only can sell to foreigner in order to be able to pay @ RM1million above. Also the rent, the nice future I won’t be looking to lived in Malaysia but this is more like a retirement property and so if I rent out, the rent won’t be as fantastic because there are too many units in the development and worst part, there is no rental restriction like in Singapore only limit to 6 pax which is good. So means one JB house can stay up to 20 workers… I can’t see much rental profit return nor capital gain in near future in 10 years time. As I share my point of view as a buyer, I am considering many factors and reminding myself of the cons. JB still need to improve in law system, I don’t see much benefit as JB spending could one day be aline with Singapore, so far Johor people don’t complaint less than SG just that their voice is never hear by government. So if I buy a house here, with a downpayment of 30 to 40% and monthly paying around RM2k+ for installment + maintenance fee + water electricity bill, having challenge to find tenants to room out 1 or 2 common rooms (small)… is it worth? I guess everyone life planning is different especially at different age the things we experience is also different. I am very comfortable living in Singapore with the safety, non corrupted country, just that the housing whether is HDB or private or commercial is at high side. O no… it is a risk taking moment to think. Perhaps not this type of large development, I should see a smaller development but still easy to Grab around with near distance in JB and to find a development that I don’t have to pay RM1million. M… should be like this. Hi, I am sharing my thoughts like a diary to myself and if I come across any of my friends who ask me about my experiences so I can just share with them. Please do your property research before purchasing don’t get influence by friends, get a reliable property agent that you are comfortable working with, invest to buy at your own pace and don’t over stress your pocket however always learn to buy properties here and there so that you can stay actively “alive” because there’s something to work for. Unit was nicely arranged and clean. They provide dish soap, induction cooker, washing machine, hand soap, body soap and shampoo. The TV also has Netflix and Youtube so it's very relaxing just staying at the apartment. Location is also very nice and convenient, the check-in process was clear and detailed (they have a Whatsapp chat to communicate). The building is right above a supermarket, Jaya Grocer, so it's easy to get groceries. It's also right above R&F Mall and near the link bridge to JB Central, and there are a couple of great restaurants that are walking distance too. Overall, very much worth the price for a long stay in Johor Bahru.

Quite cramped like in Hong Kong. Some windows and units have better views. The air here is not good cos it's close to the CIQ, Causeway and JBCC. So pollution and noise. Shared pools for all the 3000 units especially when fully occupied. Now, it looks like about 1/3 occupied. Gym is nice especially it's got sauna and steam room and yoga studio. Nice well maintained gardens. There's a covered walkway there above ground but be careful of the many scooters and bicycles especially during the morning and evening peak hours. When the RTS is built, the walkway will be completely into r&f. Now, we need to walk the last (or first) 50m.

This 2 bedrooms suite homestay apartment hosted by Homefort Suītes is located inside R&F Cove. It has a spacious living area with a large cosy sofa to watch Netflix as well as a balcony overlooking the sea from atop! It has swimming pool as well as gym facilities within the grounds. Both bedrooms and entire apartment with air conditioning bathroom is clean with great water pressure and heater equipped as well. There R&F mall nearby so no lack of entertainment or food/drinks. Value for money stay within the Johor Bahru city and 10minutes walk away from city square mall and also customs!

Very worst condo management. On 28 May 2022 whole block for A1 blackout due to some electrical part faulty. Then they dragging this issue and residents staying without electricity for 3 days. Only on the 4th day, they loan generator from TNB which is they should done it on 2nd day. Totally unacceptable since electricity one of the most important basic needs. Slow and very bad action decision, the top management also never come down to explain the issue clearly. They only let admin management and security to give explanation about this matter, totally nonsense.

This place is AMAZING!! Its just adjacent to R&F mall. a lot of parking space. Can take a stroll along the marina, peaceful overlooking Singapore. Can see the peaceful water, green green park. There is also a opera house although not not used but gotta say, design is good! This was in the evening at about 7 pm. Overlooking the Causeway & Singapore Woodlanda custom checkpoint. its very quite there! Plus there is a Chinese steamboat restaurant just below the opera house. Peaceful & zen! Its reall my jy beautiful ! #snoringpenguins
