There are Pros and Cons living at any apartment complex. Here are some of mine having lived there since the building was built. Move-In/Management Shuffle I moved in 2021 and there was a whole other management team that was there that was phenomenal. Dillon, Bonnie, and Elizabeth were amazing in that they not only kept me up to date on the move in since I drove from out of state, they facilitated any mail for me. Professional and never let items fall through the crack. I lived in 329 firstly (I was the first person to live there) and then 429 due to the noise issues above me. When I moved, it was seamless. The new contract was correct and I did not have to send it back numerous times for corrections. Once Dillon and the old team left, I noticed a significant difference in management. Unanswered phone calls, hard to get a reach of someone as well. I even physically went and was given the typical "I will let her know response" to no avail. I moved out in October of 2023 after almost two year of being there.
Move-Out/October 2023 They over-charged me my rent when I placed my notice and since my bank processed it , they asked if I would be o.k. with it being refunded when I moved out. HORRIBLE IDEA to have said yes. They kept that extra rent due to "cleaning fees." They claimed they replaced the whole carpet (carpet is only in the bedrooms, I had one bedroom) yet they charged me a fee for cleaning the carpet they removed. They then kept the extra rent as the fees to clean "exceeded" my deposit. I had two cats, but the last apartment I lived in did not have these fees and I could not figure out how one apartment was completely unfixable with carpet and the other was not? I then inquired and upon review, the current office manager Cindy stated why they did what they did. A week later she let me know they overcharged me and a whipping about $40.00 check was owed back to me. I never received that check. Makes me wonder what else on the bill was overcharged.
Pros- Location to Main street, walking to dinner, just walking main street is super cool and safe, elevator as long as power is on Cons-NO PARKING! once all the businesses moved in if you are not home by 6:00pm M-F, good luck getting a spot as the spots are not assigned regardless you are paying very high rent for BA standards. On the weekend, no parking at all. Power goes out a lot, and living on the 4th floor can become difficult to navigate with groceries. Noise can be heard with adjoined apartments and 100% above you. If you are not on the top floor, you will hear them above and on the top floor when I lived in 429, I heard my neighbors through my wall and dog barking made the cats hyper nervous. Trash is out of control at times as people do not care what they put in the rooms and do not shut the door. it smells up the whole hallways at times. Dog pee in elevators, broken tiles, trash in hallways, unserviceable elevators. Main doors for residents mal-functioning and I literally was locked out to the building 3x. People also remove the middle portion to move items into the building which causes the lock not to lock correctly and catch and it happens more often than not. Management team fluxes so much that it is hard to keep up with all the changes and the changes are COSTLY! For example, I moved from one floor to the other and was not charged a transfer fee where as now, people are charged a fee simply for moving to another floor or apartment yet they are still a resident? Car parking is dicey. I have witnessed first hand cars hitting others in the lot due to the tight spaces and driving off.
Hopefully this review helps others. I would not define these apartments are "luxury" as I lived in other states and this is basic but perhaps for BA standards this is luxury. I lost confidence once I realized my bill for moving out made not sense and they kept the rent they overcharged me. Also, yes, it is 40.37 but that check has yet to appear that Cindy the manager told me she would send me via email...

Not only can they not keep residents, they can't keep businesses either.
Noise here is beyond normal levels, and it is a clear indication they built this with bare minimum supplies and zero insulation.
Be prepared for power outages, as they happen at least once every other month.
Also, watch where you step, there are PILES of dog feces on the property and they never clean it up. Sure, they provide bags for residents, but just like the parking lot, we have no idea who is using it. Just like how they can't keep residents or businesses (McKinney's and Toast have now left to downtown Tulsa), they can't seem to keep a maintenance crew.
Brio is the most poorly managed property I have ever seen in my life.
Don't expect any assistance from management, they are perfectly accepting of residents dumping water from their balconies, piles of dog feces, minimal parking and absolutely ZERO amenities. ā¦ć»ć» They love to say you can 'see downtown tulsa' from Brio. Ask them where, because it's probably only from the roof. Brio is a fake smile to any and every complaint. It took them 6 (SIX) months to update their certificate of operations to have functioning elevators, which are our only way up. Do not lease here, do not look here, do not waste a penny here. They even raised my rent $200 after I started complaining, claiming it was a 'month to month fee'. I am a tenant on a 10-month lease. Couldn't do a 12-month lease because their property manager told me 15 people decided to opt out of renewing their lease in December, and they didn't want that many people leaving the same month again.

The parking behind the parking lot is sketchy at night without lights facing that way. The walls are paper thin, appliances, flooring, and cabinets are cheap. My shower pan was splitting when I moved in and therefore I was showering on a crack. The dish washer does not work. I scrub my dishes before going in and they came out filmy and smelly so I stopped using it all together. My washer shook uncontrollably. The gnat situation gets completely out of control at times. It gets the landlord special on paint - they definitely will still charge you for cleaning and paint so expect maybe $30 back from your deposit. The power goes out a lot and not just during storms but regularly. If you are handicapped do not rent here because the elevator will shut down. The nail salon people use the lobby as their break area and must keep the door open because it smells like a nail salon in there too. It is so hard to get a hold of someone or to get responses to your emails. Expect to call a few times or receive an email a few days later letting you know they were out of the office.
