To explain the wait time, there are no lines and it's an easy walk from the parking lot with immediate access. The only reason for the wait is the parking is very limited and even more so if people are unable to stay between the lines. Easy solution? Drive to the Chatham light, enjoy the scenic overlook then try to park again.
Now for the real review! This is an absolute must for our family when we are out on the Cape throughout the summer. Yesterday(8/27) we drove 4.5hrs just to have lunch here and enjoy the seals and fishing boats afterward. The viewing deck is quite large with a fair amount of space for everyone. There are stairs as well as an elevator so it is handicap accessible. Some seating is available on the deck. Our whole family loves hanging out just watching the seagulls, seals and boats. We just stopped by and saw it for about 10-20 minutes but you could definitely do it for longer. We were anticipating that but unsure of exactly what to expect, it did not disappoint and the seals seemed to know very well to follow the boats into the dock. I'd say the seals very timely and punctual. It was a bit rainy which I think contributed to the low crowds but I would imagine if it was a bit busier it might be hard to get a great viewing spot or parking.
