I lived at Exchange for about a year. I moved out in July 2024, at which time I paid all necessary fees to the Exchange apartment management (at the time managed by Weller). At the time, I only had positive interactions with the Weller management, they were extremely friendly, helpful, and reasonable. Some time after I moved out, the apartment management changed to Bryten and the management team was replaced. This is when the issues began.
I received a notification from a Debt Collection Agency 4 months after I moved out, in November 2024, informing me that Bryten had turned over my account to them. I was not contacted prior to this by Bryten via email, phone, or any other contact method they had on file. The new management team asserts that they sent a letter in the mail on 7/19, but the letter was returned undeliverable. The communication isn’t a big deal, I just wish I had been contacted.
The charge was for a full carpet replacement in the unit because of a “pet urine stain” discovered after move-out. I’m attaching two pictures. The first shows a picture of the carpet prior to move-in, and the second shows the carpet after move-out. The carpet is virtually identical in each photo, aside from the lighting. Not only this, but I had a dog in the apartment for less than one month throughout the duration of the lease, but did not update the pet screening account to indicate this until I moved out because I would have had to sign a new lease to do this. Given the evidence, I’m under the assumption that the carpet was planned to be replaced anyways, and the new management team found the carpet stain after ripping up part of the carpet and decided this would be a wonderful opportunity to charge the last tenant that had a pet in the unit.
Finally, the most confusing interaction with the new management team: I pointed out that the above unit had a bad water leak that caused water to seep through the ceiling and onto the floor of my unit while I was a resident at Exchange at the Beach. The maintenance team filed a work order into the work order system and placed large fans pointing directly up at the ceiling and down at the wet floor/carpet. After bringing this up with Bryten when disputing my account charge, they escalated the issue to the regional manager. I received a notification back a few weeks later, the morning after Christmas, stating that they are certain the stain is pet urine (I’m not sure how they tested this, but I’m highly suspicious), and any further contact should be with the Debt Collection Agency - ignoring the water damage to the ceiling and the work order entirely.
I pursued legal counsel but was informed that court costs would be much higher than the carpet cost, so I caved and just paid the ~$500 charge for a new carpet. Read moreI’m having such a hard time writing this review because I normally don’t write anything negative when it comes to feedback. But our experience here has been an absolute wreck, and I would never recommend it to anyone.
First off, neighbors are absolutely inconsiderate. I understand quiet hours starting at 10pm, but when your neighbors are constantly letting their kids stomp, jump and run around from the time we get home (usually around 5pm) until 10pm, it gets old real quick. Even when it’s after 10pm, they’re still making noise until 1-2am, we call the courtesy officer and the same thing happens every night. They’re either running around, on their scooter or bikes INSIDE the apartment, turning their music to the loudest volume and even yelling at each other all night long, we have heard it ALL. We have reported them numerous times and even found out that the person who is supposed to be living above us, doesn’t even live there and is letting his friends stay there and we are so disappointed that NOTHING is being done to change the situation.
Secondly, this place 100% has a roach issue. We find at least one every night, and I keep our apartment clean. The amount of maintenance requests for them to spray for bugs would surprise you.
Speaking of maintenance, so many issues with the apartment. The toilet seats are constantly coming off, the glass shower doors never stay closed and dishwasher never wants to latch. All have been submitted for maintenance requests and have been fixed but somehow get broken again after a couple uses. They also went through a period of time where they had no water filters to replace the ones in the fridge, and when I mean a period of time, I mean at least 6 months.
I’m giving them at least 2 stars because the floor plans are nice and the staff (at least the current ones, we’ve been here for over a year and have gone through at least 3 managers) are nice but feel like they’re not doing enough to address all the issues of this place. We also really love the location and was the only reason we renewed our lease.
But we now 100% regret doing that and wished we had just moved out and found something else. At this point, location isn’t worth it anymore and are discussing breaking our lease which is a huge shame because we’re going to be penalized for things that are out of our control.
All in all, this isn’t a place I would recommend to anyone unless they like noisy neighbors who don’t respect others, maintenance...
Read moreThe apartments are branded as luxury but they are far from it. My floors and walls are very thin and we hear neighbors constantly outside the door. The workmanship is also incredibly poor. We are the first ones to move into this apartment and there are scars and bumps all over the walls (see pictures). My floors are so uneven that my office chair actively slides away from my desk. Also, see the attached picture of the toilet, it's installed unevenly and very uncomfortable to sit on
The front office staff is the most incompetent I have ever dealt with. Their high turnover rate means that no one knows what is going on. Several of the staff members have quit (or been fired) since we moved in. We had to get our lease edited at least 3 times when the staff tried to include extra charges and irrelevant addendums without our consent. Every time you speak with a member of the staff about an issue (and everyone living here has issues), you will hear a different story about why the issue isn't their fault. Eventually the staff member will tell you how they will rectify the issue, but that never happens, and when you follow up, a different member of the staff will tell you something totally different.
I could go on, we've only lived here for a month but have had a ridiculous amount of issues. I gave them 2 stars because I'm sure there are worse places in PCB. Nevertheless, I would STAY AWAY from Exchange at the Beach.
EDIT: So we've lived here for a few months now and things are out of hand. There is trash EVERYWHERE around the apartment complex, including feces that was tracked through the hallway of the 4th floor. Also, confirming again that the walls are paper thin; I constantly hear my neighbor's TV through our shared wall. Lastly, my neighbors are clearly doing illicit activities. You can smell the marijuana wafting through the halls and the cops recently showed up next door to arrest someone for theft. Never again folks, stay away. See updated photos
FINAL EDIT: Couldn’t take the disgusting conditions anymore and moved out, breaking our lease early. We couldn’t sleep due to insane neighbors banging on the walls and playing music all night.
