I moved here in 2021. I’m not sure who was management then (I only knew Taylor, one of the leasing staff) but they were much better than whoever is running things now.
We had pest control every 3 months when i first got here - now if we’re being infested, we have to request pest control to come out. I’ve had to take matters into my own hands when it came to that, as i would keep finding centipedes, gnats, and as of recently, thanks to air conditioning and plumbing issues, cockroaches. No matter how clean i keep my space, they still manage to get in.
I’ve complained to management more so about the state of the apartment, since my ac is always breaking and the guest bathroom keeps clogging. At one point, it clogged so bad that there was waste on the floor. I called maintenance and they told me they’re not cleaning it and when they did show up to fix the toilet, they handed me a plunger and said “this one is better” and left it at that. The recent management had someone snake it -while it was unclogged- all to say to call him when it is clogged. The ac unit has broken down so badly, that it leaked into the walls and under my carpet. They just replaced the unit recently so hopefully there won’t be any further issues, but winter is coming…
I also suspect that I have a mold issue that when I brought it to their attention, they painted over the area and didn’t look further into it.
I would have less issues with this place had they fixed the issues that were brought to their attention (or at least brought down the rent), but instead, they told me there would be a 9.5% increase if I decided to renew my lease (compared to the 5% increase from last year) AND decided to send me a warning for burning sage in my apartment (they added a smoking addendum in 2022/3 which bans smoking and when I went to the office to ask about it, they said that even if someone was religiously burning incense, sage, candles - it’s a no) with no description of the evidence they saw of me burning or smoking anything.
I’ll be moving very soon, and I don’t recommend anyone else moving here until they go back to their old policies and/or get under new management.
update (10/20/23): as you can see from the comment below, after leaving their office and receiving the information i posted, they’re only reply was to come back to talk more about it… but this was the information i was given at that time, so im not sure what else could be discussed.
i’d also like to add that my roof in my guest bathroom has a major leak in it that maintenance is supposedly on their way to fix it. i called the leasing office to find out what the cost would be to terminate the lease and was told that i’d have to pay for next months rent as well as december rent for a termination fee. i asked why if i didnt plan to live there anymore, and the response was pretty much i’d be paying someone else’s rent while they stayed there until my lease is up. i asked if they were gonna do anything about my current rent and was told again about the 5% hike (she also took this time to clarify about what i said in my review about the inflation and correct me on it) and that there’s nothing they could do about my current rent.
so i say all that to say if they put in you in building 1200, i’d ask for a different apartment.

On the positive side, the complex offers stunning views of the river, and the maintenance team was generally prompt in addressing issues. The staff members were consistently friendly and helpful, which made living here a pleasant experience. Additionally, it felt safe, and if I had children, I would feel comfortable with them living here on their own.
However, there were some significant drawbacks. During my time there, my apartment, along with neighboring units, faced a persistent roach infestation that took too long to address. Additionally, there was an alarming incident where a rat was spotted, prompting us to take matters into our own hands with sticky traps before the complex intervened. (We caught two rats using the traps.) Although pest control eventually resolved the issue, it took longer than expected.
Billing was another area of concern. I noticed discrepancies in our water and sewer bills, which were rectified only after I brought it to the complex's attention. While the billing issues were eventually resolved, the lack of transparency was frustrating.
Furthermore, there were instances where groundskeeping activities would commence early in the morning, disrupting sleep, especially for those who work late nights. Additionally, the ongoing renovations throughout the complex, including apartment refurbishments, tree removal, and pavement redoing, were aimed at increasing property value but often interfered with tranquility.
It's worth noting that Walton Communities operates under a unique ownership structure where each investor holds priority holdings within certain properties. While the specifics of the investor count may not be publicly available, it's evident that significant renovations are underway throughout the complex, indicating potential shifts in ownership dynamics. Given the ongoing changes, it seems likely that adjustments within the investor portfolio may be on the horizon.

I would caution anyone who wants to rent here to consider the following: 1) There are frequent water outages which typically tend to happen on the weekends and leave tenants without water for hours - this happens probably on a weekly or biweekly basis. 2) The apartments are overpriced due to the following: the ventilation system is borderline outdated; electricity bills during the summer months tend to be over $100 and the AC units struggle to maintain 75 degrees even in a one bedroom unit; there are no ceiling fans which would have helped in summer months; there are no light bulbs in the apartments and you have to carry your own lighting. 3) Take pictures of the entire apartment after signing your lease. If you don't, the leasing team will find a way to charge exorbitant fees on virtually anything. 4) make sure you follow up on deposits because the leasing team will not issue your deposit after you move out unless you follow up. 5) There are only two dumpsters and no valet trash service; occasionally one of the dumpsters is clogged and shut down; taking trash out is a protracted chore that requires occasional patience. 6) There are two gates that act as entry into the community; one of the gates is occasionally out of service and needing repairs which makes entry/exit a bit of a hassle depending on which side of the community you live.
With that said, it would be unfair if I did not point out the positives of staying here: 1) The Coffee Shop is simply awesome. 2) The view by the river is always captivating. 3) There used to be tennis courts by the river which was great but they have been taken down and more apartments are under construction - which means the next year or so will be aesthetically unpleasant (and noisy). 4) The maintenance crew is always prompt and responsive to maintenance requests; I never waited more than 24 hours for their assistance.
Ultimately, there are other alternatives for renting at the price points offered by this community. Carefully consider the trade offs before you blindly commit to...
