THIRD EDIT: As of April 17, 2025, AR Building Company has settled the lawsuit for $213,000. The lawsuit with the PA AG also settled for $50,000 back in August 2024. Think twice before dealing with this company. It'll save you a lot of time and money.
SECOND EDIT: As of December 11, 2024, the RI Attorney General has filed a suit against AR Building Company including Reynolds Farm for violation of housing law and unfair treatment of people with disabilities.

I lived in Reynolds Farm for less than a year, but did not return the keys until my last day of the lease. When I moved out, I left the apartment in excellent condition. I took video and photo evidence of this, as I usually do until I get my security deposit back.
Reynolds Farm and AR Building Company claimed that my carpet was so damaged that it needed to be replaced. I have proof showing that there is no damage to any part of that unit. The apartment was under 750 square feet, and only one bedroom and one closet had carpet. Reynolds Farm withheld my security deposit and charged me a total of over $1200 for replacement. I asked them for photo or video evidence of the damage they are accusing me of causing, as well as the invoice from the carpet installers for the total charge. I have received nothing. Where is the supposed damage, and how is one bedroom plus one closet of carpet worth more than $1200?
I did some research on the company and contacted an investigative reporter and the attorney general, because I know at least two other people Reynolds Farm did this to. It turns out that AR Building Company is being sued in PA as of November 2023 for overcharging for carpet replacement. "AG Henry Files Lawsuit Against Butler County Landlord Accused of Overcharging Consumers for Security Deposit, Repairs and Unfair Debt Collection Practices" is the article. Here is one of the accusations of the lawsuit "engaging in unfair and deceptive debt collection practices by illegally threatening consumers to take certain actions and collecting security deposit charges not permitted by law." This is referring to the letters the company sends, stating the debts must be paid within 15 days or there will be consequences. I actually only found out about my bill because a debt collector contacted me - which I IMMEDIATELY disputed.
This is aggressive, disgusting, and an abuse of power by both entities. Make sure if you move out, you do an inspection prior to returning your keys. And if you're seeing this and this happened to you, CONTACT THE ATTORNEY GENERAL!

Read moreBoth Alexandria and Jessica, the two women who manage Reynolds Farm Apartments are absolutely lovely. They are kind, helpful, and considerate. Not only of residents time, also their feelings and situations. Personally, when I was first moving into Reynolds Farm. I had lots of questions and both Alex and Jessica would not only email me, they would call me knowing I was waiting for the information, and calling would get the information to me quicker than me checking my emails, while I was at work. Since I’ve lived here I have found them to be nothing but pleasant, friendly, helpful and competent with anything and everything. They go out of their way to help residents with their needs. Including when I dropped my keys down the elevator shaft(lol) They are prompt at returning phone calls and emails. And I have never been greeted with anything less than a huge smile. These two young women are fabulous ladies. Reynolds Farm is fortunate to have them as the face of their community. And I will add, that I hope that their bosses realize that.
