130 Birmingham st.- once upon a tide. Let’s start with this house is in the perfect location. It’s close to two beach accesses and on a private road which is amazing. There is two separate living areas which was amazing for our families and there is beautiful views from all of the decks/ balconies. The pool is amazing you do have to pay an additional $377 for pool heat which is a must for is to be comfortable when not summer months. The house is pretty inside and initially looks so beachy and cute. They provide a lot of towels which was wonderful and lots of clean linens in the closest which was awesome . Ping pong table was great and they have many games in the closet which was so fun ! I give this a 5 star because it is a 5 star place just with location and size however, They have a huge roach problem which I mean the roaches are big I have never seen before in my life. you don’t just get one roach or two when you have roaches like that it’s an infestation obviously. We told the property manager and said they would send someone. Did they I have no idea because you saw them multiple times and we do not leave food out . In the house, the furniture, everything is beautiful however it needs maintenance and upkeep. like an upholstery cleaner on the armrest of the couches and chairs because they look dirty ish like they have never tried to clean them. The Exhaust fan in the downstairs bathroom when you look up if you’re in the bathtub, it’s super nasty and dusty and has not been cleaned maybe ever but also the fan doesn’t work. The upstairs dishwasher has no power to it which again is fine because there is one in the down stairs part so the upstairs one is just for looks I guess . It not that it’s broken, there is just seriously zero power to it. Downstairs in the bigger bedroom, there’s alarms on doors as there has to be for anything that goes to the pools and then your renter contract. It says cannot be tampered with however, the one on that door had no batteries in it and was already undone and dismantled so we couldn’t do anything about it. I’m just glad it was actually in an adult room and not one that was in the children’s room with the bunkbeds because then I would feel very uneasy about them staying in there. The downstairs tv In living room doesn’t not have channels so it does nothing even if you follow the prompts and neither does the one in king bed down stairs which was super annoying because we do like to sit and relax on vacation ( that’s something again in between each guest maintenance should check ).The hammock was broken upon arrival and one of the lounge chairs broken and and placed against the Fence which fine no big deal however, it just looks trashy being left there and it ruins the ambience of the look when you arrive . They need to power wash the concrete around the pool. It just needs better maintenance from the property managers. It was “clean” and prefect stay just needs better regular upkeep in order to maintain a high level renters in and out of the place . I feel like every day of our stay we were like or something else . And you don’t want to bother the company constantly. But we would stay here again every year as it fit our needs. But we will be bringing bug traps , spray and cleaner and dusters. This place has the potential to be incredible just need better upkeep. The ceiling fans however were not dusty at all and the windows were clean. We had 4 adults and 6 adolescents/ teens and I would not want more than that. 20 ppl in this place would be a lot but their would be plenty of beds for them. But it is pretty and nice great...
Read moreThe property is very close to the beach. Its advertised as 11 minute walk but it's only 2 minutes. It's literally across the street. The only thing that could be better is if it was directly on the beach. The property manager was polite but not accomodating. I did not know the property manager company name so I did not realize they emailed me details from a different company. I received a text 4 hours before check in to notify me that one of the full size beds was no longer there because it was swapped for a twin and trundle. This is certainly not equivalent, and it was not comfortable for adults. I also received a text with the door code only to arrive and could not enter with the door code. I called the number that I received the text from and was told that I needed to sign the contract that I didn't know was sent to my email. I'm not sure why they didn't text that information to me instead of waiting for me to contact them. We had to stand in the Sun to complete the contract, and then call them back for a code. As for the property itself, the first thing you notice upon entering is the smell of mildew. The next thing you notice is that it looks okay, but definitely needs a face lift Appliances are outdated. The countets are so stained, they should be replaced. The carpet on the stairs is pretty stained and old. It looks bad! I contacted the company with a list of problems including stains, missing planks on the fence, broken shower head, etc. They did send someone to fix the shower head, but he informed us that it was so old that he needed to just replace it. The beds are very hard and if you weigh more than 90 pounds you cannot even sit, and certainly not lie down on the sleeper sofa. It is like lying directly on springs with no cushion at all. The pool is much smaller than it appears on the photos. Make sure you bring paper towels, toilet paper, etc.becsuse there will be no extra. I will end on a positive note. The area of the beach was not crowded at all. The beautiful white sands, and the ocean made up for all the flaws. I would not stay here again, but will definitely come back to this area of...

Blue Swell responses were great but the property we stayed in needs some TLC and Blue Swell could improve by ensuring the properties they support have been taken care of and properly cleaned.
Property - 20724 1st Ave, Panama City Beach
It’s a spacious large rental that’s great for a large family. Lots of bathrooms, common spaces and balconies created space for community yet gave people space when needed. The bunk beds being queen size were clutch. Plenty of towels and decently stocked kitchen.
Some downsides- Building is for sale and the lack of attention shows. Front landscaping was tattered, inside wasn’t cleaned well, a number of items were broken or stained throughout. No umbrellas at the pool, pool area not cleaned (though actual pool was clean!).
Some recommendations for future renters: -definitely rent a golf cart or at least rent chairs on the beach. We rented a golf cart and it was a game changer as the “one block to beach” is a very long block. Blue Swell offers discounts for rentals . -Do a close inspection of the place upon arrival and let Blue Swell know asap any issues. We waited to notify them and it unnecessarily impacted our trip when things were broken, not clean, rugs filled with sand, shower curtain liners molded (but showers very clean!), propane tank nearly empty, etc.
— when first arriving: what kitchen or grill supplies do you need for your meals during the week to see if you need to buy items or see if they have them. They had high quality kitchen pans,utensils, etc but a number of things people hadn’t taken good care of so they didn’t work properly -Trash days aren’t posted but are Tuesday and Friday.
