I hate giving a bad review but this resort deserves it. My Mom and I flew from California to Panama City Beach to visit this resort for a week, October 22 - 29, 2022. It started upon check in with the clerk. We asked for some recommendations on where to eat and watch the Padres play the Phillies. He said he knew of no places to watch sports. He suggested Mike’s across the street. Mikes food was our worst meal in Panama City Beach. We found our own place (which were many and nearby). He gave no information about anything. No WIFI instructions, no welcome, no anything. We went to our 3bedroom on the 14th floor. The best part of our stay was the MILLION dollar view! It was spectacular and won us over immediately. The beach and water is stunning, mesmerizing and the sunsets were just beautiful. Sadly, we had issue after issue from that point forward. The beds (2nd bedroom with two doubles and 3rd bedroom with two twins), were so uncomfortable and squeaky, I doubt I was able to sleep 3 hours per night. The pillows were either flat or very bumpy. So by night 5, I was so sleep deprived I was dizzy, in addition to my back having spasms (which has never happened before). Let’s see, every remote was broken and needed repairs (multiple times), one TV was removed and replaced, the garbage disposal had to be repaired because in addition to it not working, it had a stench coming from it. The dryer ate a brand new dress. After waiting all night for someone to come repair it, so I could dry my clothes, the maintenance man left at least 10 times to deal with other issues (leaving our kitchen in major upheaval) and leaving me a prisoner of the unit because my clothes were wet. I did dry them on the balcony once it warmed up, but some things needed to be dried in the dryer. Every day, we had an issue with something breaking. The front desk staff were not friendly at all, ever. The maintenance personnel all had great attitudes and were eager to help, but nobody seemed to understand that guests do not want appliances breaking every day. Read moreBack in February I reached out to Landmark Holiday regarding several serious concerns that both my wife and I have been facing in connection with their involvement in the Bluegreen Timeshare program. It is now mid-spring, and to our deep disappointment, we have yet to hear back from them. This lack of response is both unprofessional and deeply troubling, especially given the nature of the issues I raised. For context- we had a wonderful stay at Landmark Holiday in 1988 which is why we thought that we could trust all of this. The very next year we had made an upgrade to the RDI Vacation Club and they had this point system. That decision has been nothing but a source of frustration and regret. Their much touted points system has been a constant disappointment. Despite paying significant fees over the years (that never stop remind you… they just go up!) we have not been able to actually use this timeshare in decades. Every time we attempt to book there seems to be nothing available rendering the entire system utterly useless for us. Further frustrations for me to add here is that our fees have more than doubled over time! With no discernible benefit or return! It feels as though we are throwing money away year after year on a system that does not serve us. This sense of financial waste, combined with the lack of transparency and accessibility, has only heightened our concerns. I expressed all of this in my initial letter to Landmark Holiday, expecting an explanation, assistance, or at the very least, an acknowledgment from the resort management. I have received absolutely no response which I strongly find unacceptable. This silence not only exacerbates my worries but also makes us question how much this organization values the loyalty of long time customers and owners like us. Our disappointments and concerns have continued to grow, and I fear they will only worsen if Landmark Holiday does not address these matters. I urge them and the timeshare to take this responsibility and provide the courtesy of communication which is the very least they owe to us! I have been coming here since 1993, and have watched it grow, improve, and metamorphosize into its current state. This building may be a permanent feature on the beach skyline for many years, but this building has totally been maintained, new elevator, painted inside and out, new granite countertops in kitchen and bathroom, updated furniture, bedding, new tables, tv's, couches, end tables, lamps.....you name it.....totally updated and stinkin awesome airconditioning....bc everyone gets lazy and leaves the air on and the back door to the fabulous view open. The staff is very efficient( even though people are rude and disrespectful at check in which is NOT TILL 3PM). They do their bests to check people in early if their units are available. They give you clean beach towels for the week( which get dumped in a large dirty bin for them to clean for you) and there is always a great cup of java to be had in the front office all day. They offer different activities for the young and old alike. We have tried many things that we would normally not try since we started coming to Landmark. Also, can't say enough about the maintenance and housekeeping staff....from our youngest locking himself in the bathroom at 2....to the dishwasher acting funny they are like Johnny on the Spot...I have never waited more than 20 minutes for them and they are so talented.
