When the property was sold to RK Properties in August 2017, we received a single piece of paper filled with typos informing us of this unexpected and unwanted change. The office lost all our information and know nothing about their tenants, despite keeping the same staff who likely knew it was going to happen yet did nothing to prepare us.
We must pay a service fee of $3+ to pay rent online. It's ridiculous. The new website is horribly designed with poorly formatted graphics. It takes as three times as many clicks to get to where you need to go. Did they announce the new website? Nah, I had to Google it for myself. They used to post available units for rent but now they force people to call, which is awful for current residents trying to contact the office about issues because of the increased volume.
It’s all about making money for a bunch of faceless investors. It is short-sighted for all these local apartments to focus on the "luxury" market. Where will all your middle-class or blue collar families live?
This apartment complex was okay up until the last two years or so. The sizes of the apartments are pretty good for the Crabtree area. The apartments are very old and not well-maintained. They are not “luxury” apartments: do not let all the signage and PR fool you!
The paint jobs are shoddy, the carpet and vinyl flooring are peeling everywhere and no one replaces the HVAC filters. Other reviewers mention mildew and mold on other sites, and I agree it's a problem. Windows are missing screens and the doors and cabinetry are warped/crooked beyond belief. Our unit was not move-in ready and required several work tickets. When you drive through the property, you will see several buildings where the siding is falling off.The sidewalk pavement is cracked and crumbling all over the property.
Forget trying to go to work or the grocery store when it snows; they do not plow or get rid of the ice in a timely fashion and neighbors will pile up their cars in the exit trying to escape.
I can hear my neighbors coughing, watching TV, listening to music, talking, and vacuuming. The patios have no privacy. We get new neighbors every month or so in the units closest to us, so I would say turnover is pretty high. This is not a smoke-free apartment complex. Dogs are constantly barking and car alarms go off almost every day. Children run around at all hours unsupervised. The pool was vandalized last summer. We got emails about CAR THEFT AND BREAK-INS last year, but no follow-up. I’ve witnessed drunk driving, domestic violence, and other unlawful behavior in the parking lots at night. There is no security on-site. There is no sense of community.
The social events are underwhelming and are clearly on a shoestring budget based on the quality of snacks and activities available. Why bother at all?
The current staff are friendly enough in person, but they are not timely or responsive outside of face-to-face communication. They don't talk to maintenance and vice versa and never have any status updates on anything. They ignore emails and voicemails. They make a lot of excuses about why they are late to notify us of audits, surprise office closings, and maintenance.
Instead of getting an affordable and functioning apartment community, we get a fluff-filled newsletter about fun sports facts and other useless things! My favorite part of the newsletter is that there’s a reminder to scoop your pets’ waste, followed by a smoothie recipe. The juxtaposition is appalling!
There are many apartment and townhome options in the Raleigh area. Please do your research and consider all the possibilities that come with apartment living....
Read moreI lived here while the apartments were under different management (but things rarely change) so I believe that most of my problems with mice, roaches, unfixable mold (I have pictures but weird thing, reviews for this place does not allow them..how convenient. I told them the AC broke, mold happened, AC never fixed but when I called I was told "oh haha that's kinda your fault so.." ), on literally everything fell on deaf ears with them but from the sounds of the new management that exists since I have left may be more helpful and less snarky. Who knows.
I wouldn't recommend living in a basement unit. Maybe others have had better luck in the ground, upper level ones. In that case, good. But me? Every time I called about leaving, even after breaking the lease, making sure everything was in writing, signed and sealed, I was asked about why I was leaving every time I mentioned it, my new address (which they had on paper on two different sheets of paper), did I return the keys (3 calls on that), etc. Again, they were working with old management to move things over, so God only knows what they did with them.
They only seemed to fix my issues magically when I gave my 60 day notice. Neighbors fought throughout the night (its normal to hear snoring, people threatening my neighbors with guns, baby mama drama through the walls.) Paint chipped off doors. Took them a week to clean the raw sewage that came flooding into my bathtub and when I asked what to do about showering, they promised me a call at 6pm to shower in an empty unit (when they close at 5:30). Ok. When we were hit with the hurricane, I called to see if maybe they had some sandbags or something at all to have at my door (again, basement unit), some lady just blew me off and said "Well we will call Wednesday about that. Bye" and hung up. No call Wednesday. Told them about how uncomfortable I felt around certain members of the maintenance crew, and they told me "well are they the hispanic ones? they may do that, but could be from a previous company" Asked why I had mold. Their answer? Put sticky notes on the places there are mold and we will clean them because (her words)"maintenance sometimes doesn't understand the work orders" Throwing your crew under the bus twice? Yikes...
Again, that was the management that they allowed to stay there for the months I was there. Don't know if there are changes, but too much damage was done, in my eyes for me to stay.
I will say though the location was good, you're close to a lot. Good prices. It is scenic and on the right day, outside it can be beautiful. It is livable, hence my 2 star rating. But again, would not recommend the basement units, but from the looks of it the "display" unit (aka office)you don't have a choice, and they will not look like your apartment.
This review is not a bash on the company or apartments. But it's not a 5 star review to convince anyone to come sign a lease. 2 stars because to me, its bare minimum. These are simply series of events that happened. I wish nothing but the best for the new crew up there, and recommend healthy caution if you want to move here. I would consider this as an option with what is around and what you are willing to put up with. No place is perfect, I expected to see a bug and have something stop working here or there, (believe me I had the bug traps ready and was ok with my backdoor handle falling off, even though, no one fixed until the day I moved out, big safety concern, but whatever) but no place with a 3 stars worth of reviews and half of what I had to put up with mentioned above, should be considered "luxury." "Luxury" can be found right up the street, at Brier Creek, downtown, etc....

When we first moved in, the model apartment they showed us looked nothing like the apartment we were expecting. They do not keep up with the property AT ALL. They have these "property maintenance workers" that drive around on golf carts smoking cigarettes all day. I don't know where they find these people or if they are even qualified to do the work that is expected of them! The oven had a lighting glitch, so the light wouldn't work properly. The entire apartment smelled of cigarettes, like the previous tenant had smoked in there, even though it is supposed to be non-smoking. The doors never fit properly into the door frames, so closing the doors was a struggle. When you stand in the shower, it shifts or creaks, like they weren't installed properly. There is no support underneath the shower for weight, so it feels like you’re going to fall through. The mailboxes, I should use that term loosely, need to be completely replaced and are a joke. The cabinets were stained on the inside in the kitchen area. The refrigerator had a large gash in it on the front of the aluminum paneling, from the moving process when the workers installed the refrigerator in the kitchen. Outside our front door, there was no drainage of excess water during heavy rains. There was always a giant flood outside our door and made entering and exiting the apartment almost impossible, during the rain. We have constantly complained to the office about this situation and their only solution was to place a 2X4 against the side walk, which DID NOT help! The windows are also of terrible quality. All the heat you pay for during the winter months goes straight out the window!! You might as well through a bag of cash outside.There were also constant drug dealing outside our apartment in the parking lot in front of us, due to the parolee that lived a couple apartments down. How do I know that you say, because his parole officer visited our apartment on accident thinking it was his!!!
When the apartment switched over to online rent payments, I was left to figure out the entire process on my own and our bank information didn't go through properly on the website, so I thought I had paid rent for the month, but since the information didn't process they charged us a late fee, which was unacceptable. I demanded they remove the charge.
The customer service is TERRIBLE! If you ever go in to complain about anything or advise for help they always blame you first and treat you like they have no idea what you are talking about. They have treated me on several instances that I am ignorant and don't know what I am talking about.
We wanted to get out of the apartment desperately, due the terrible conditions of the apartment and office staff. We decided to do a lease buy out to leave early from the lease before expiration. First of all, they don't even have proper documentation of this and had to "document" the process on a sticky-note. (Unprofessional) Because they don't have documentation of this, they are extremely unorganized and have made the process very confusing. The office would call us for things and get our lease mixed up with other tenants and say,"Oh, sorry, this is for someone else!" We have paid the rent until the end of February and have CHANGED THE LOCKS on us and blamed it on the lock "breaking". (-Again, thinking I was born yesterday!)
Please stay far away! You are better off spending your money...
