Before going into any details, if you are thinking of moving here, I urge you, call the main office and press the resident button and watch as your call goes unanswered and straight to a full mailbox to see how much they care about you after you move in. Oh and they pay residents to leave 5 star reviews using built rewards, so that is why you see so many 5 star reviews.
Overlook Ridge management disappoints every chance they have. Since the new management took over a year ago, the complex has descended into chaos. They sporadically enforce rules, which can be infuriating when people illegally park and block entrances to buildings, but will tow people in other spots such as gravel areas that don't bother anyone. They have even towed someone out of their own paid spot due to double booking parking spots and not paid them back taking no blame, despite paying the tow company to take vehicles. There was a petition to add more guest parking and after 200 signatures, the person who created the petition was served a cease and desist letter. Since then, they have only taken away guest parking and continuously do not police the guest parking. This means that residents such as license plate V58690 (and his second work car) continue to park in guest spots without paying the fee that everyone else pays.
While here, we have witnessed two shootings, a stabbing, a dog being mauled, and these are just things that we have seen occur in the public space. I was also assaulted by my neighbor when I tried to ask them to keep down the noise down, and the staff told us they wouldn't do anything about the situation despite 10 previous complaints to management that they will not stop making excessive noise after midnight. They dismissed this entirely until my boyfriend raised his voice, as there were potential renters in the office now hearing about an assault. The staff turn over in the office is so rampant that no one knows the rules and you essentially need to talk to a manager to get a straight answer, as they do not follow up with answers, however, the managers are conveniently busy and cannot help. Anytime you ask to talk with a manager, they say they will have them call you since none are ever available and then will never get back to you. While Jill is good and helps as best she can, one woman cannot wrangle this place in by herself.
Be aware that the shotty construction means you can hear all your neighbors. When we were first moving in, the apartment had mold in 5 different spots and there were moldy pills in the cabinets, as well as large cracks in the walls and ceilings. This is after management had an entire week to deep clean the apartment after the previous tenants moved out. Managements response? "We can wipe off the mold for you."
If this wasn't enough, one of the leasing agents, Nicole, has taken it upon herself to join the resident facebook group and make claims of being a liaison for the people. While sounding good in nature, this violates the safe space of having a resident only group and not only that, but she vehemently dismisses legitimate concerns and attempts to claim that the residents are lying. One such case comes to mind when they decided to raise rent by $500 and a resident said his goodbyes to his neighbors. Nicole took it upon herself to publicly call him a liar and that no rent went up that high. Sure enough he posted his rent and what do you know, silence from Nicole.
Also be aware that they are discontinuing the shuttle to the T stations next year. Since this is one of the main amenities we pay for you would think they would lower rent, but they only increase. On top of this, the amenities are not maintained and some are in unusable condition, such as the sports simulator. Others that semi-work are flocked with parties consisting of non-residents so you never really get to use them.
Save your sanity and rent literally anywhere else besides this place. Nothing will ever get resolved for you and the people and management just lead to endless...
   Read moreI want to start out by saying that I never write reviews for anything, but my thoughts here need to be shared. My husband and I moved to The Chase in May of 2022. Just before we moved in, management was changing and the online rent payment portal was down. In the days leading up to our move, we called the leasing office to confirm payment for our first month's rent, and to confirm that everything would be ready for us to move in on the start date of our lease. We were assured several times that everything would be ready. I showed up to the leasing office on our move-in day and was told that no one else was aware that we were moving in that day. I sat in the leasing office for two hours while staff got things ready for us to move in, which required me to provide information that we had already provided online. We moved in, took note of maintenance issues, and reported them to the leasing/management office while being told they would be addressed. They still have not been addressed, and I have been living here for over 16 months now. Since moving in, we have had vent covers and light fixtures fall out of our ceiling, in addition to our A/C malfunctioning. Despite submitting maintenance requests on their online portal, we had to contact a property manager directly in order for these issues to be addressed. The building I live in is often dirty, the carpets in the hallway are perpetually stained, the trash room is frequently covered in trash that other residents can't bother to put in the trash chute, and furniture is left in the hallways. The building and the surrounding property also regularly reek of marijuana, despite the property being "smoke-free." The package concierge room is atrocious, as many, many other reviews have mentioned. Packages are left in an open room that hundreds of people have access to. On several occasions, I have seen packages destroyed and even stolen. There are lockers for packages, but they also frequently malfunction. When they are working, it is a toss-up whether your package ends up in one, and whether you will be notified if it does. When our lease was up for renewal a few months ago, we reviewed the renewal offer and indicated our intention to renew our lease. We were informed that the official lease would be available on our resident portal within a few weeks. We checked the portal and contacted the management office about this several times and were told the documents would be available shortly. The day our lease was set to expire, we received an email stating that we had not yet signed our lease documents, even though they had not previously been available to us, or at the very least, we were not notified that they were available. We were left with very little time to review and sign the documents, and we would not have been able to at all had we not seen the email. Now for the thing that set me over the edge: This past Friday, I returned home to find a sign on the door stating that the parking garage I park in would be closed for two weeks beginning today, October 1st, for cleaning and maintenance. When we contacted the management office for more information about where we could park our cars, we were told that they had just been notified as well and that they were "working on a solution." We were away this past weekend and attempted contacting the management office for more information about this situation no less than 25 times with no response. When we arrived home today, we went to the leasing office and were temporarily assigned alternate spots in another parking garage. However, it was not communicated that we would have to go to the leasing office to receive temporary spots and if we had not gone, we likely would have had our vehicles towed. Additionally, elevator access is being denied for all people who have been assigned temporary parking on upper levels of this other garage. I would describe the management here as disappointing at best and I am already counting the days until my husband and I can move...
   Read moreOne of the biggest problems here is theft in the lobby. I have complained about this before and nothing has been done. Iâm pretty sure the building does not have cameras. Delivery people almost always leave your stuff in the lobby. The issue is that a code is not required to get in, so people steal things. Ironically, the community decided it was a good idea to have a lock feature for the package room. It absolutely does not make sense to have a lock feature on the door when anyone can get inside if they wait outside the door. Everyone in the Chase community shares one package room. Every building needs to have its own package room. When Iâm picking up packages, there is nowhere for me to park. Sometimes, I park in the no parking area, but Iâve been almost towed twice. Thereâs no way to pick up your packages without risking your car getting towed unless you walk from your building. The only thing this community takes seriously is having tenants pay their rent on time and making sure cars are not parked in the wrong spot. Iâve had a friend come over and their visitor pass expired only 20 minutes before getting towed. The visitor parking situation does not make sense either, 2 buildings share roughly 10 visitor parking spots. On top of that, thereâs always a dumpster covering two of the spots. Now regarding the mice situation, the manager has not been helpful. I visited him in the leasing office multiple times to discuss the mice problem, Edwin would be sympathetic to my situation but never fixed my problem. He asked me to write up my concerns in an email so he could forward it to his boss, Angel. There has been no response from them, and it has been 4 months. I see mice running around the trash room and my apartment but all the staff has to say is that itâs normal for a building to have mice. I have never lived in a âluxuryâ apartment that had mice before. Exterminators came to my apartment twice, they laid out traps, but the root cause was not fixed. There is definitely a hole the mice are coming from but they couldnât find it. The solution was for the exterminators to keep coming every week until the mice stop coming but there were 2 problems with that. 1- That doesnât solve the root problem. Even if the traps killed off the mice, more would enter through the hole. 2- I have OCD, and I donât like people coming in with their shoes and touching everything. I voiced my complaints multiple times to Edwin but nothing was done. Additionally, I asked the exterminators and Edwin for mice traps multiple times but, for some reason they always ignored my requests. Bringing people to this building is beyond embarrassing. Iâve brought over dates, and they reasonably freak out over the mice. I canât even bring my parents over because of the situation. When the mice situation was really bad over the winter, I chose to sleep in a hotel. I told Edwin this and still nothing was done. I did everything he asked me to do. My most recent issue is with my washing machine. I put in 2 emergency maintenance requests, but nothing has been done. Not sure why thereâs an emergency number when nothing gets resolved. I get why a broken washing machine may not be considered an emergency but when you have almost no clean clothes and need to go out, it gets stressful. There was a burning rubber smell and Iâm pretty sure there was smoke. I accidentally inhaled some of it and that for sure was not good. I canât say there is a single thing I like about this place.
