I've lived in this community for 10 months and I'm going to pen down some of the pros and cons:
PROS:
▪︎The landscape of Sandy itself is beautiful and the place where Icon is located is truly mesmerizing. PLUS- If you've a mountain view from your patio, it's cherry on top. 🤩
▪︎ The neighbourhood is great and all major amenities are in close proximity and if you're looking for some good elementary schools, there's one Canyon district school closeby that comes in the boundary.
▪︎ The maintenance promptness is reasonable and most of your complaints are solved the next working day.
▪︎The apartments are spacious with some extra storage given in the patio.
▪︎ It has a decent sized pool and a play area for kids which is great. My son loved playing there in summer evenings.
▪︎ The community is clean and nicely maintained.
CONS:
▪︎The apartment I'd been handed over had an awful blotchy paint job overall and the property management had no shame handing it over to us. As you look on the wall, each one would give you an image of some country map drawn.
▪︎ The heater/AC is crazy loud. You can't watch TV in peace. Moreover, you can't have a peaceful conversation on phone or even properly talk to a person sitting right next to you! Yes, it's that loud!! God knows what ancient heating/cooling machine they've installed in the apartments?! Didn't experience it anywhere else!
▪︎ I had my stay in the three bedrooms apartment and even after tolerating the loud noise of heater, the master bedroom did not have proper heating. We complained when we moved in and we were told that this is how it is and nothing can be done to improve it further.
▪︎ The walls are paper thin. You can literally keep on hearing the commode flushing every now and then. You can hear people talking next door too or even eavesdrop on their favourite TV shows as they watch.
▪︎ I was the resident of 08-208 and the tenants living upstairs were so boisterous! They had zero sense of living in an apartment building. We kept on hearing stomping, banging and WHATNOT, that too from morning till late at night!! We tolerated them for the whole period ever since they moved in their apartment until my husband once went to complain a few days before we vacated our apartment. The guy opened the door, excused for the noise and promised to stop it in a while. As my husband came back the noise started again and it went on for another couple of hours! How REVOLTING!!!
▪︎Water quality in this property is so bad. However, I do understand that Utah overall has hard water supply but I've had my stay at a couple of other properties and this was by far the worst water quality I've experienced. It has spoiled many of my utensils, dish racks and pretty much everything in the kitchen and bathrooms where water sits for longer than usual. Most of the mineral deposits won't fade even after rigorous scrubbing.

The units are very pricey, and going up almost $200/year. If you check the website, units are hundreds cheaper than tenants who have been living here for years.
The heating and cooling system are terrible. you can’t even sit next to someone and talk because of how loud it is. Honestly, sound wouldn’t be much of an issue if it worked properly. The bedrooms are always hot in the summer, and bitter cold in the winter.
The hard water here is terrible. it stains everything and i’m sure they’ll bill me for that when i move out.
Water pressure is weird? Sometimes it’s like we barely have any water. (i am very aware these have nothing to do with the complex itself and is most likely a city issue)
The floors and walls here are paper thin. You can hear absolutely everything. I can’t tell you how many nights my floor was shaking due to the persons surround sound system below our unit.
If you move in make sure to check your rent bill every month. Multiple times they have added on a carport fee I don’t have. They claim they refunded me on my previous google review, but I was told on the phone that they couldn’t refund me & it would go towards my last rent payment.
Amenities are shut down often. the pool was closed at the beginning of summer for quite a while. I understand they are getting improved but for a fairly new apartment complex the constant renovations seem pretty extreme - especially considering the amount of money we are paying for them each month.
Lastly, I’ve had little to no pleasant experiences with staff since I moved in. I’ve had to chase them down for added fees, lease work, etc. i met the property manager for the first time since living here yesterday and it wasn’t a very pleasant interaction. there are ways to go about asking a tenant to do something without being rude. maybe a, “hi how are ya” next time.
This time I do want to add the PROS:
Super dog friendly, though they should include more pet waste stations.
Very family friendly I see a lot of little kiddos riding bikes or playing around and it’s really sweet to see
Location location location. As a Brighton rider I loved living so close.
The layouts in the units are some of the better i’ve seen here in the Sandy area.
The maintenance team was always quick and great!

Read moreI would give it zero stars, but it won't let me. This is a horrible complex. I talked to the manager back in May about gettting out of my lease. She told me that there is no such thing. As I am currenty having issues with them I looked at my lease and I was lied to. I could have bought it out. Shortly after that I was advising that I was not going to renew that I would be out at the end of my lease, October 25th. During neither of these conversations was I told that I had to give them 60 days notice in writting. So I received October rent bill and low and behold I am being charged for the whole month. After trying to call the office at least 6 times with no answer, I had to send my son down to have them call me, as I am working out of state on the front lines in the hospitals with COVID. So the manager called me, who of course is new and does not know anything about these conversations. One of which was email, which he refuses to accept as my written notice. Also, even though I have given them proof that I have renters insurance they keep billing me for it. So he said that I can just deduct that when I pay my rent, which was another lie because you can't change the amount to pay. So back to my move out date, he said he would let me know last night because I need to pay rent but do not want to overpay in fear I obviously won't get me money back, and I want to get it paid beofre I get a late fee. Which they have charged me before because of a glitch in their payment system. I had to fight to get it back, even though they admitted it was the systems fault that it had happened to several people. Well I go on to make my payment today and guess what, even though i was told I had til the 4th to pay, they have charged me another late fee. So I am calling and can't get through. Imagine that. I finally got someone but she claimed that the manager was not in, even though my son had literally talked to him 2 minutes prior. Now we have hobo spiders in our apartment and he was just shrugged off and sent on his way. So I tried getting a phone number to the manager's boss and the person that answered the phone refused to give it to me. She also refused to give me corporate's number. I did some research and found it, but imagine what happened next. They don't answer their phones either.
