I am going to give you all a very clear and fair review. First of let me state, the area is nice. However, for the service and cost, its not even close to worth it. Recently the building got a new manager. Since then, everything has been down hill. We signed a lease because the community looked and felt great. When I came home, I felt like I was coming HOME and not coming home to another apartment building. I am attaching excerpts from e-mails the building manager has sent out to all residents. She runs the place like a prison and has sucked out all the personality and life the place had. Everything has become an issue with her, no door mats, can't leave your wet shoes literally outside YOUR DOOR. Enough now, time to speak up. They're so concerned with look yet they leave giant holes in the walls of the hallways.
Why you shouldn't lock yourself into a lease? Well, here's why.
If you lock yourself out of your apartment, lets say the door closes behind you because they are heavy, you will be forced to pay $150.00 to get back in. Absolutely ABSURD policy.
If you live in any of the other buildings other than 1600 East, then you're a fool. I live here so I am lucky in that sense. But friends of mine who don't, pay the exact same rent as me, but have less. Now I know they say everyone has access to all amenities but this is obviously not true. In the 1600 building they offer coffee, hot chocolate, concierge is located in this building, when it rains they offer rain bags. In all the other buildings? Nothing. You get a nice uncomfortable sofa, that is it. Recently they decided to move the "free" breakfast which was rotating to all the buildings and now it will only be in the 1600 building, and that's only offered once a month.
They just installed transit screens, obviously only our building has it. The 1600 building. She says all the other buildings will get it, but probably not. If you can get a unit in 1600, then the price is fair. If not, then you should go down the road to the other fine buildings.
If you live in the other buildings, good luck getting packages. Sadly, you'll have to lug around your heavy boxes from building 1, to whichever building you reside in. When its raining, windy, cold, or all three, you'll hate being here even more.
Recently they made a new policy. No more door mats allowed. What? So if you have rainy shoes or wet umbrellas, you better take it into your apartment. As I said 1600 they offer rain bags, but all the other buildings, sorry you're out of luck.
TAKE YOUR MONEY DOWN THE ROAD. THERE ARE SO MANY BEAUTIFUL PROPERTIES WHO OFFER EACH RESIDENT THE SAME AMENITIES. If you can get a place in 1600, it will be worth your money, but if not, at $3000.00 to get basically nothing, I suggest going to other buildings. Read moreThe leasing office and management need to be improved We’ve been living in Estuary for more than 5 years and in the last two years though, the standards, care and communication have dropped significantly. This building was much better years ago with previous office staff, Nathan was the one who was always willing to help. We miss the previous management a lot. Now you get the feeling like they are doing you a favor by letting you live there. Almost every month the false fire alarm goes off. Sometimes the alarm goes off at night, and sometimes in the early hours of the day. My 2y.o. son checks fire alarm every night before going to sleep, afraid of this sound and that it will go off again. Amenities are constantly keeping breaking down and not being fixed. It takes months for the management to repair. Obviously, the rent includes the amenities of the building. But Hot Tub was out of order for all summer, didn’t work a day this summer. NEVER!! Not even one day! How is it possible? What are we paying for? We checked Jacuzzi every week, hoping that one day it would finally work, but they never fixed it. Since mid-2019, the Golf Simulator has not worked for almost 2 years, in particular, the camera sensors did not respond, the projector had quality issues, and the touch screen display to manage the software did not work properly. The management never took care of it in the proper way. Now, in November 2022, sensors and projector have been fixed but the touch screen display has more serious issues than before (I can provide photos of it), making it impossible to use, although this was one of the reasons we moved here. Kids Room used to be amazing. Now it’s a total mess. All books are torn; all toys are broken, without batteries, and loose parts everywhere. They never ever buy any new educational /learning toys; only residents themselves bring new toys to play with kids. We found four old batteries in the puzzle box, which could cause serious injury if swallowed. I and others are incredibly upset not only by their failure to deliver on the promised amenity, but also by their lack of communication and compensation. In addition to rent increase, the cost of the garage has risen double despite the fact that we’ve been residents here for 5 years and a lot of amenities have not been working for months. They are much more interested in attracting new prospects than taking care of their residents. But I must say that maintenance team does a good job and responds quickly. They are very nice guys, always polite and helpful. But the leasing office and management need to be improved. To pay a premium, you should expect a certain amount of service from the management. Read moreLived here way too long, it was not a good experience, do not rent here. There's constant construction and inconveniences (parking - having visitors park is a nightmare so we hardly invited anyone b/c of the hassle, traffic, moved bus stops all the time-you wouldn't know until a bus didn't come then have to walk to the light rail bus stop to make you late for work). They own the apt. complex being built on the pier so they don't care what Estuary residents think about the construction over the last 3 years. They would also send emails a day before saying 5am cement trucks would be there the next day (on WEEKENDS!), so forget sleeping in. I actually got hit by a car at the Stop sign of Riverview and Harbor Blvd. going to the bus stop in the morning for work. All b/c a huge cement truck (where it says you can't park) was on the side of the road blocking the car's view of pedestrians so it didn't see me. The car rolled through the stop sign and the top portion of my body ended up on the car's hood and I hurt my neck. Estuary was "sorry" and gave me a small catalog to pick a gift I'm assuming so I would stay quiet, b/c they contracted those trucks to work on their new fancy building.
We had fire drills countless times at 12am or 3am which were always a thrill with dogs, they would always say they had sensitive alarms as a reason, once it was b/c somebody made eggs. They also endorsed Bark Buildings to be our new dog walkers for the three buildings so we made the switch and then Bark Buildings left the entire complex giving 2 days notice leaving a bunch of us without dog walkers and had to find new ones in 2 days (not ideal or possible if you know the process of finding one, having to do a meet and greet etc.).
We moved out a month ago and are currently begging for our deposit back STILL, which has been the most miserable experience. They never reply promptly (they don't care, b/c we are moved out and no longer tenants so why would they). What a joke this experience has been. Still waiting for them to make this right, I think we'll be waiting...
